Hopefully they do accept then! We to-and-fro'd so much about air-con, in the end we decided not to get it, since we have the pool (not that it will help much at night!). Very nice area too. I too wish they had a Maya 4 display. We just have to use our imagination, I guess. I loved the Sienna when I went to have a look, very fond of the Vogue Q1. No news yet, reindeer, but I called him just now and he said probably tomorrow lunch time. We also just got back from talking to a bank for a second opinion (from our Aussie broker), and we found out a few things that may make things easier or harder for us depending on how things proceed. Our main concern is that we want to have both land and house in one loan, but to do that, we have to wait until council has approved the house, and she said the council wait is over 5 weeks at the moment. We initially only got a 40 day settlement period for the land, so I had to change that to 70 days (although the land guy tells me it's only 2 weeks to get through council ). It's all very confusing right now. *lol* But I guess our next step will be to lock in those prices with the builder and sort our finances out. We also found out we can't use the $15,000 building grant as a deposit if we do both loans in one, so now we have to borrow the rest of the money from our families to be able to prove that we can afford the 10% deposit. This isn't a huge issue as it's only a matter of a loan over a few months (until we get the grant and can pay them back), but slightly annoying. Anyway, will hopefully be back with good news tomorrow! Buying land seperately is better as you will only pay stamp duty on that amount. You will pay way more if you do a H&L package. We didn't have to do that. We're expecting council approval at the end of this week but we've had our loan for a month. Are you sure about that info? The bank wouldn't pay the first payment to the builder until after we had council approval though, is that maybe what they were talking about? Our broker at the time sought out a bank that met our needs. Things have changed so much since then though especially in regards to not being able to use the grant for a deposit with most banks. You have a great family to help bridge the gap until the grant kicks in, I know I would do the same for my girls in the future if they needed it. Jordan, we're going with the tiled roof as we like the look of tiles better than colorbond. Plantat!on is actually doing a special where they offer colorbond roof for $1000 this week only, but we're happy with tiles. The land is in Fernvale, the Honeywood estate. Our broker at Aussie has been fairly helpful, but to be honest we've considered if going straight through a bank without the middle man is more convenient. Our broker seems very hesitant to get us any kind of pre-approval, so we're always left doubting if we're actually in the right financial situation, which is why we went to get a second opinion with Commonwealth bank With the council wait, I probably didn't explain it properly. Sorry about that! The reason why we have to wait for council (for the house plans to be approved) is because we want to do the land and house as ONE loan as opposed to two separate ones, because this will save us money in the long run and less LMI. So because of this, we have to wait until the house plans have been approved by council before we can apply for the loan for both land and house, which is why we had to extend the settlement to 70 days. I hope this makes more sense now. I don't really know why the bank (Commonwealth) needs the plans to be council approved before the loan application can be made, but apparently it does. We haven't decided if we are in fact going with Commonwealth or the bank that our Aussie broker recommended (NAB), but I just assume all banks will have the same requirement for council approval before loans are approved? Someone please tell me if this is not the case. Stelle, what you're saying makes sense. I might double check with Commonwealth what they actually meant. It's all so confusing! They probably classify us as "pretty good customers", so this may not apply to you, but whenever we need something from them our process is as follows.............. 1) Work out how much we can afford to repay per month by doing a full income / expenditure chart and check that it is reasonable. 2) Work out what our total LVR will be and check it is reasonable. 3) Confirm with ourselves that the proposed project figures are reasonable, allow for unknowns and contingencies and that WE are comfortable with them. 4) Assemble all the relevant facts / figures / documents / proposals in one large package. 5) Make an appointment to see the (lending) manager at the local bank. 6) Show them all the figures, that all the assumptions are realistic and achievable. 7) Get "The nod" on the spot. Get official approval within a day or two. The banks WANT to lend money, it's how they make their profits. As long as you can convince them that what you are asking for is reasonable they have no reason whatsoever to say no. We ALWAYS underestimate or round down our income and assets and overestimate or round up our expenditure and liabilities when calculating the figures (for repayment affordability and LVR !) IMHO, Doing all the preparation shows the bank that you are taking the proposal seriously and makes it easier for them to "Tick the box" !! But probably just common-sense advice !! Cheers, P_D .
