Front elevation plans. We had to get permission to use this frontage for our house as it is not one of the Grandview frontages but they gave us the all clear to use it. Really M was great about this. We are aiming for a craftsman, beachy, Hampton kind of a feel to our house and this was the closest to the look we could come while working within the project builders standard plans and frontages. We didn't want modern, think along the lines of A-M's house but a much smaller cheaper knockoff. We removed some bits and pieces from the frontage and really pared it down so it remains simple and less modern but we have also kept the parapet over the garage and at the side so we have some modern aspects too. Most of the house will be Scyon Linea Weatherboard but the two parapets and the pillars in the outdoor room will be rendered. We also can't have weatherboard from slab to roof because of the glass termite barrier so we have to also have about 500mm of render running under anywhere we have weatherboard. This posed a bit of a problem as it didn't really fit in with our weatherboard look. Our consultant spoke to the engineer and they have been able to reduce the height of it to 350mm instead. I am willing to live with this as all I really wanted for this house was for a weatherboard exterior. So it is a mixture of render and weatherboard with some stone accents to the front pillars as well. You will also notice we have exposed rafter tails to the front only and smoothline guttering to the front as well, which gives a nice craftsman like feel and reverts back to normal guttering around the sides and back. Our exterior colours consist of only two colours: Dulux Milton Moon - Weatherboard and Rendered areas. Lexicon - Trims and front door. Surfmist for Colorbond roof and guttering with white windows. Seems to be some confusion about what rock accent was picked for under our portico posts but it is supposed to be yellow stone crazy rock...hmm we will have to sort that out. Missing two windows in the ensuite on this elevation but they are on the proper plans. We already have quotes from a fencer who did the neighbours across the road. It has come back quite reasonable and we are now just waiting to sort out with our neighbours on when we all want it done and who pays what for their share of the fence. We are very close to getting ours too. Have to say I love your selections on your blog. The weatherboards are going to look excellent with the rafters. I think we have very similar taste. I love craftman style and we are also have exposed rafter tails - love them they are just so classic . Cant wait to see your plan and other selections. It does feel good to see the slab although I have to say it looks so small, I think I have size issues Okay so I believe it is my duty to upload a plan, I'm slack hey? But it's pretty basic straight forward type of houseplan, no angles and no long hallways for us, Stu hates angles and I have this thing about long straight hallways as my family doesn't seem to be able to walk past an exspanse of wall without leaving dirty fingermarks all over it. We have a decent backyard so we wanted the outdoor area directly out the back and the living areas to the north side. We also wanted a plan with the main bedroom seperated from the other bedrooms. One other requirement was a little front porch, my nan has a front verandah and I just had to have one too. There are a few things we don't love about the plan but overall we are pretty happy and we have mostly kept it standard. Things we changed were * Made the front porch deeper. * Added on a grand outdoor room. * Moved the family room wall so it becomes bigger and the sitting room smaller and added some bulkheads. * Garage slightly bigger. * By picking the Resort frontage it also makes the plan a tiny bit wider. I should add for those from QLD who might be considering this plan, they don't actually do a 37 in this plan but NSW does so we have just copied the NSW plan to get the standard 36 QLD one the same. With these little changes it now comes to around about 39sq total. Missing door from garage into house and the pantry is also now opened up. Not so clear - had to do some photoshopping on it so excuse the wobbly walls in places. I just had a minor blowup at the girls about the amount of Milo that they go through (copious amounts) and now I'm imagining midnight feasts of Milo and biscuits. It is great though for dumping groceries like andystar says. Saves walking 3000 miles and past a zillion corners to get to the pantry. If they find your stash, try a tin with said stash in, in the back of the linen cupboard.no one goes in there..they never change their own sheets, and they use any towel that is ly ing around or their own and never put it in the wash, so it is always there...rather than walk and get another, so it should be safe...till they start caring anyway. I second taking your plans elsewhere.
