We will get Flagstaff 23 at about 230K + 5K (Lifestyle promotion) + 2,500 (2sqm extra) and we have also put the cost of landscaping, electricial, changing the facade for $3200, getting another sliding door in the lounge room. The whole thing came to about 253K. We have 23sqm area and 14m width. We have to finalize it by this week because their lifestyle and extra 2sqm promotion has aready finished. Just keen to know if you are also paying around 253K and have you also taken the promotions of eden brae. hawthrone is a nice design and I am sure you will have a beautiful home. Re: Anyone building at bunya??? 44Jul 23, 2012 5:04 pm we got in just before the july 1st cost increase. we have been quoted $231K for Hawthorne 21, plus 5K for lifestyle, plus $3 promotion for kitchen/aircon/roof upgrades. we are thinking about getting flooring done separately, so EBH should take some off the quote. we arent thinking of making many changes at all - maybe getting extra kitchen cupboards and increasing size of fridge space. we'll need to go to our electrical appointment before deciding how much we will spend there but we want to make sure we have enough powerpoints/datapoints so we arent tripping over cables. i have some friends/family who are landscapers so will get them to do that. we have budgeted for initial build cost of $250K but hopefully it wont come to that. just looked at the flagstaff - looks good! hopefully we'll all have great houses and a nice friendly community. i cant wait! Since you mentioned you have kids what are you planning for schools for them as i think the nearby school doonside public school is allocated to our area but its not a good school as per the reviews no ideas what the truth is. secondly where do you work? we work in city and looking to travel by train using doonside station however no ideas if its safe walking back at night from doonside to bunya. not even sure will it be safe to park the car thr till night or somehting like that My husband can pick me up but just incase situation changes and i have to travel at night from work to home. any ideas about this..have you heard anything about the area being safe or unsafe as runmours around doonside are not good at all due to housing commision areas. any info would be of great help. as far as only bunya estate is concerned it looks awesome. Re: Anyone building at bunya??? 46Jul 23, 2012 8:45 pm Hi Jewel18 i have lived in blacktown for the past 8 years like with most area you have good and bad, but i have never had any probs and i live just up the road from bunya as for schools I personally wouldn't send me kids to doonside public only because i have grown up around all these area and know what they are like, yes they have alot of housing commision, you could always train it from blacktown which might be abit safer to park at night. Everyone have their perception about the area. I personally like what we saw and we do see potential for property growth in the coming years in bunya. This is our thinking. Our concern was d travelling to doonside station and school. Though kids are long way for us but considerably you would stay in that house for long so wanted to get info about schools as well. If not doonside school, what are other schools we can consider. From what we have heard that private schools are expensive. So what school option would bunggaribbe suburb kids get? Just keen:) Re: Anyone building at bunya??? 49Jul 24, 2012 9:20 am we dont have kids yet. from what i have read doonside station isnt too bad - its pretty quiet. it's only a 10-15 minute walk to bunya. there is already woodford and huntington estate in the area which use doonside station, and with bunya there will be a lot of commuters - safety in numbers. it was actually one of the major selling points for us. as far as schools go, there are a few. we dont have to worry about schools for a while, but we would consider the catholic schools - there is st michaels or st Patricks primary, and patrician brothers or Nagle college. not too sure about the public schools though. Re: Anyone building at bunya??? 51Jul 25, 2012 12:37 pm i work at sydney olympic park, my wife works at wynyard. we just got some bad news, CBA has undervalued the land by $30K. with the rebate, that means we are $10K short. has anyone else had problems getting finance? i am worried that if they are undervaluing the land, they will undervalue the construction as well. i am waiting for a valuation from another bank, but was wondering if anyone else here has faced the same problem? We have not applied for the loan yet but that means we could go through the same thing. We are planning to buy 500sqm land in 3rd phase which is priced at $3,15,000, after discount it would be $295,000. Just keen to know what it means if the bank is under valuing the land? Coz if wogoy Landcom price is 370K and CBA valued at 330K. Its quite a lot of difference. How is the price of your land? Re: Anyone building at bunya??? 54Jul 26, 2012 11:59 am I have a lot in stage 2 next to the parklands. It has a high BAL rating and so construction needs to be fire rated. I have been waiting more than 3 weeks for the Bunya review panel to tell me what type of fencing and screening will be allowed on this block without voiding my design rebate. So far they have been unable to give me an answer, its obviously something they neglected to consider when formulating their 8 pages of design guidelines. Does anyone else have a fireprone site and have you had any plans passed yet? Hope you get a reply from them soon. have you started the construction on your site? Which builder have you shortlisted? Did you also have a situation where bank undervalued your land? Some of the Bunya guidelines conflict with requirements for Asset protection under the Fire Standards. I will not waste time going back and forth with multiple tenders having them reject certain parts. I expect Bunya to clarify its position before I go ahead. I expect the banks valuation to be different to the real price, that is almost always the case. They only look at it from the point of view of how much they could get if they sell it in the event that you default. I am looking at wisdom at this stage or an external builder like Alkira. The houses in Doonside is about 350-400K, whereas in Bunya we are paying a minimum of 550K for our house. Doonside and Bungarribee share the same pincode. Do you think this could affect the property growth in the coming years? Re: Anyone building at bunya??? 58Jul 26, 2012 3:48 pm I moved into South Blacktown 15 years ago in a very similar situation to what you are describing. It was a new housing estate next to an old area that had a "bad reputation" and some housing commission. The new people far outweigh the old people in the area now and the old houses are slowly being replaced by new ones. The addition of Bunya, will only increase the percentage of new people to old, so that is a positive. the estate I am in has appreciated equally with the rest of Sydney (roughly 300% in 15 years). The old area is still cheaper but even it has appreciated over that time. I dont expect to see prices rise so rapidly in the next 15 years but I think the only thing that makes an area under-perform is having something undesirable. Bunya is a standalone estate and is highly governed in its design in an attempt to maintain the value of the properties within. Having said that, I am buying there with the intention of living in and enjoying the property. Price growth is not really a consideration for me, as long as if I ever decide to move out I can buy a comparable property elsewhere. There is a bus service 725 that runs along Douglas road and is intended to be extended to run along the length of Steeltrap drive once Bunya is complete. This bus will take you to and from Blacktown station. One of the design criteria of Bunya was that every lot must be within 400m of public transport. Re: Anyone building at bunya??? 59Jul 27, 2012 11:15 am thanks for all the info Buda, it helps to reinforce our decision to move to Bunya. originally we were going to choose a lot that had fire restrictions but were actually talked out of it by the builders as it would cost too much, it sounded too complicated/expensive, so we went with a lot that had no fire restrictions. with regards to banks undervaluing the land, the problem is you need to cover the difference if it's short. we are being told by CBA the land is valued $10K less than the cost, so we are expected to cover this amount. the land we have a deposit on is $310K minus the $20K HAF, so $290K. CBA had the land valued at $280K, so they will only lend us up to that amount minus our deposit. we need to cover the extra $10K. i have been told they do this as standard when a lot of rebates are involved, i think they took the sustainability/landscape rebate of $10K into account as well, even though we dont get that for some time. i don't understand these banks, they think we're made of money or something. i told CBA we couldn't continue because i was worried they would undervalue construction as well. so if we want to continue we need to find a bank who will value the land/build to the amount we need. it's frustrating because of the time constraints put on us to commit, even though we don't have full finance approval. if we commit to the next phase of the build, we need to accept a tender and pay another non-refundable $2500 within 7 days of our presentation. it's not enough time to guarantee finance. Re: Anyone building at bunya??? 60Jul 27, 2012 11:37 am It is much easier if you are not borrowing the full amount then you have room to breath and can accommodate things like this but I can understand the difficulty you must face. Maybe try some other banks until you find one that is willing to come to the party. They should be trying hard to get customers now in the current climate. If you cant get any bank to come on board, you could speak to the builders, some of them can organise finance for you. I don't know anything about it as I have never done it that way, but it may be an option. I currently live only 3 kilometres from Bunya and we have some houses in our estate valued close to $600k. The thing to remember about Doonside is they are mostly old houses and as we know land appreciates but houses depreciate. That is why the median price there is much lower than Bunya. Everyone in Bunya is getting a brand new home with modern features. I will be spending over $700k on my house in Bunya as I think many of the big houses in stage 1 have done. Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
