Might take some time off work to make sure the builder is getting on to it. next week probably... the person in Alk1r4 organising plans with council/CDC unfortunately doesn't work on Fridays so it'll have to wait until Monday. we only had minor changes in the plan. Re: Anyone else building in North Kellyville? 44Jul 13, 2012 8:48 pm Hi everyone, First time poster, we are building in North Kellyville Murrayfield Ave. We are also looking at building an Eden Brea Cremorne 37. This is our second building experience but the last one was 15 years ago. There are more requirements now , like raingardens looks like the builders want to over charge on this. We have been quoted $6,000, this is a lot for a 4 Sqm, 60cm deep detention pit. Also on the ridge side of North Kellyville u need to put in a 4000 litre water tank. If u are on the smalls creek side it is 3000 litres. I think Eden Brea do charge higher site costs but the overall costs because of including inclusions, free air con, big space and living essentials mean the price is reasonable overall. Really its just a hole backfilled with sand/gravel etc. Attached is the raingarden details that our Developer has submitted to council.Similar size to what you are describing. Some quick calculations and i come up with this costing. Excavation & Spoil removal Bobcat 1/2 day $400 Spoil Removal $400 Plumber 1/2 day labour $200 Material $200 Sand / Gravel 2tonne @ say $100/tonne $200 Geofab liniing $100 Labour 1 man 1 day $400 Ancillary items Say $100 I am assuming planting is not included in your quote Total Excavation / Labour / Material $2000 Even if you add a builders margin of say 50% you should be looking at around the $3000 mark. I am assuming this cant be done after handover as it needs to be passed with the occupation certificate otherwise you could save a few bucks and do it with your driveway / landscaping. I agree around the 3k mark is reasonable for the work. I did receive a quotes from another two builders. One was just under 3k and the other was over 8k. Would prefer to use my own landscaper/plumber but the builder said this will interfere with the certification process? Also does anyone know what the bushfire requirement in North Kellyville is? I checked the map and we are in the white zone. Still need a copy of the 149 certificate, which will now be available with the recent registration. Highbury was affected, but it now not. As for the raingarden, our builder doesn't do them at all - their plumber or drainer will supply a capped off point, and we can DIY it, (very tempted) or get a landscaper to do it. Definitely something to consider doing after handover as logistically it makes more sense and cost wise there would be a saving. I am in a BAL12.5 level prone area. I have done a little research and it looks like about $5000 worth of extras to comply. Also, can anyone confirm whether we can indeed go through CDC instead of council? As it also says on the 149 cert (section 3) under General Housing code that CDC may not be carried out however under Housing Alterations Code may.. Our builder wasn't aware of it, and went away and did their research, and now are all on board with the process. Russell as pretty clear about that upfront that it was all CDC, part of the reason for the sale to us really. Oh and I can give you the number of a bush fire consultant if you like. He has confirmed my father in law's lot on the corner of bellerive and highbury is not bushfire affected at all. Quite possible they re-drew the map after the land contract was drawn up. One of them is H&L Package with Alk1r4 and was submitted just today through CDC. You may view them in 'Application Tracking' under 'Planning and Development' section of The Hills Shire Council website. Our plans unfortunately are being re-drawn simply due to change in windows/door height! We also managed to convince the builder that our driveway could be a little steeper than they though (22% instead of 16%) so we can get back 2 courses of bricks cutting, and have a flatter block. I noticed that the 149 cert was dated 8th Aug 2011 which is why bushfire & CDC details are outdated. I have requested an updated version of the 149 cert.
