Browse Forums Building A New House Re: M3tric0n Homes 41Oct 21, 2009 9:10 am Yeah, I did stuff whilst they were building. They don't really care as different bits of the house are done by different contractors so no one really sees everything as a whole (which is good & bad) except for the Project Manager. As long as the heating installation company doesn't alter the frame design or stop any tradies doing there job (ie plasterers/Roofing) I can't see why not. I went there on weekends (before the plaster went up) and did the following (and I never asked the PM): - Ran speaker wires from the family room to the surrounds in the family room, to the alfresco area and to the living and dining room; - Ran an HDMI cable and an Optical cable from Bedroom 3 (as my PS3 and PC are there) to the family room (So I could watch blu-ray in the family room and play FIFA on the bedroom 3) (I'm a soccer nut); - Drilled/nailed in extra noggins into the frame for towel racks, toilet roll holders, LCD TV supports for TV brackets etc; - Plus flooring chipboard on top of ceiling frame (after electrical stage) for storage. Plus some other stuff Just ask your project manager and even if he says no just do it anyway. PM's have about 20 houses on the go and they wont even notice or care (regardless of what they say) as long as it doesn't delay any of M's tradies doing their work it will be fine. Re: M3tric0n Homes 42Oct 21, 2009 1:09 pm Hi Moody That's interesting to hear you did things during construction because we were told at our final contract signing appointment that we are not allowed to do anything until handover. I guess the things we want to do like flooring is considered as major and may be in the way for the tradies. The flyscreens are a great idea. We will look into getting them for our bi-fold doors. Just question, do you take the flyscreens off when you close the bifold doors? and how do you open up the bi-folds when the flyscreens are there? just curious as i though the bi-folds will stick out when opened. ---------------- upgraders Bel-Air 37 : Contemporary Fascade (Major Interior Makeover) Re: M3tric0n Homes 43Oct 21, 2009 1:26 pm moody Yeah, I did stuff whilst they were building. I would be very very very very careful about that. There are builders out there that will cut your cabling and cut your noggins prior to the plaster going up. Or they will simply rip it out. Remember, unless you are an owner builder you are signing over your rights to access to the site until handover) Some builders will look for any out of a warranty claim. I suggest you talk to your PM up front, be fair and reasonable and ask. Adrian B Re: M3tric0n Homes 44Oct 21, 2009 1:48 pm Yep, floor is major works as my stuff was little. They don't care about the little stuff but floors would be an issue. Flyscreen - Nope. The large 4 meter wide fly screen rolls up into the frame of the door. Like a garage roller door but on it's side. It is invisible to the eye as it is in the wall. Which is why you get it with the door as there is a track on the bottom (also in the frame) which guides the screen across. I'll take some pics tonight. The additional (after market) one (in the link) I assume roll up the same way but (I assume) there would be an external (not in frame) approx 10cm wide box as long as the door which it rolls into. But that's a guess. Re: M3tric0n Homes 45Oct 21, 2009 1:50 pm Totally agree. I spoke to the PM about this stuff and he didn't care what I did as long as it didn't stop his guys from access the house. That's why it was just small stuff. "There are builders out there that will cut your cabling and cut your noggins prior to the plaster going up. Or they will simply rip it out." What megalomaniac psycho building does that? Just be nice to the PM and he should be ok. The Big M are good that way, that's why we went with them, they are approachable. That and the quality of the build. Re: M3tric0n Homes 46Oct 21, 2009 2:18 pm moody Totally agree. You dont get the PM's phone number but they do ring you every week. They never missed a week with us. But take pics of things that are wrong and email your customer service rep (straight away, multiple times a week if needed) and he/she will email the PM and the PM will look after it. I'll take Pic's tonight Re: M3tric0n Homes 48Oct 21, 2009 2:37 pm moody mickeyb moody Our PM's name was Er's. Yes it's spelt right. He is a great guy though. I'll take Pic's tonight Thanks for that We are getting an independent inspector to check all stages, he didn’t come cheap but he came highly recommended. This is gonna sound like a stupid question but is your PM the same as the Site Supervisor and we have his name but no contact details, but still waiting for him to get in contact with us. Look forward to your pics, especially my other half. I never got the contact detial of him. When he rings it comes up "Private number" and he wont give it to you. But they do ring every week so you dont really need it. You can ring yor customer service rep (or email) who can get your PM to ring you asap if there is a problem. Bad system but it seemed to work Re: M3tric0n Homes 50Oct 21, 2009 3:02 pm moody Our PM's name was Er's. Yes it's spelt right. He is a great guy though. I'll take Pic's tonight moody - do they crack the sads with you for going on site without the sueprvisor present? only reason I ask is i've been told I cant visit without an appointment (that aint going to stop me though ) who is your customer service rep? I've got a lady called Joelle Re: M3tric0n Homes 51Oct 21, 2009 7:34 pm We have just built with M and it had some dramas but in the end we have a gorgeous house and most things were fixed to a pretty good standard. I went every day of the build and were never told to leave-I picked up numerous mistakes that could be fixed before the build got too far along. Our SS gave us his phone number the first time we met him so we could call him anytime which was good. I can also highly recommend the retractable bifold flyscreen-very expensive-ours was $3200!!! but I think looks more seamless. We did our own HDMI cable and few other minor things. There was only 2 times we could not get into the house as we used to leave a window ajar which was great to be able to check what they were up to. I think for the price you pay for their houses it is pretty good value-i'm not sure we would have got a much better standard if we had have done a custom build for a lot more $$$. Re: M3tric0n Homes 52Oct 22, 2009 7:36 am Yep, Agree with Jspitz. Big M were good. Obviously we had a few things go wrong but they fixed them. I just never got angry and was calm and took the common sense approach which (I assume) the PM/SS saw a good and agreed with every thing we found. i think if you went in screaming and yelling he might say F@#% off or don't agree. But we had a good experience. We were the same after lock up and if the subbies didn't leave the door unlocked (which they did a few times) we left the back sliding window unlocked (not open to the eye) and my wife could squeeze through. (I knew I married her for something) Yep for the price we paid and having fixed site costs we have peace of mind we didn't get ripped off. My next door neighbour had a similar experience too. Don't feel too worried if you have not built before. I hadn't and was sh!# scared we were building a disaster, wasting money and I know little about building. But you know what is right and wrong, so just go with that. Our PM picked things up I didn't know about like: under 2 windows the gap was 1cm to much (who knew that? I didn't), some tiles were ill fitting, some flashing was missing, a problem with the toilet etc.. Re: M3tric0n Homes 54Oct 22, 2009 4:35 pm It’s finally happening, we’ve been told we have a site start as early as next week and our contract has become unconditional. I’m off to the block of land tomorrow to wiper-snipper the grass in some sections and clear some rubbish and put a sign up with the lot number and our name. Out of curiosity, with xmas approaching in 8 weeks, what stage do you think they’ll be at or what could be completed? I'm building with M as well and mine should be finished next week all goes to plan!! If you get brickies on site, I would say that you should be just about bricked up Otherwise your frame should definately be done....its very exciting seeing all the hard work with the selections start to take shape Cheers Helen Re: M3tric0n Homes 56Oct 22, 2009 8:07 pm moody Yep, Agree with Jspitz. Your kitchen cupboards are very similar to what we are going to have. Also like the siding doors behind the fridge, that was a good idea . My partner also loves the shutters on the window in the family room. We are almost building the same house , as we also have light coloured bricks, but we are going for a charcoal and white look for the interior. Which facade did you choose??
