Amongst all the paperwork was an electrical layout. We haven't discussed our layout with anyone and they have put our power points, lights & light switches in. I'm a bit confused cause I've read on here that you do it with the electrical company directly as it is cheaper. Also the lights on the layout look like just a bulb & we wanted down lights. Our colour selection appointment is this Thursday and I'm not sure if I should send I quick email now or just wait till Thursday. I probably won't hear back though by the time Thursday comes around. We are dealing with the Beresfield head office. Thanks in advance!! Re: Who is building with Beechwood 3904Nov 18, 2013 5:04 pm DanceMum A quick question for those who had niches put into their bathroom our tender says the following: "Provide an approx 450mm high x 450mm wide niche to ensuit shower, positioned in external side wall, approx 1300mm from finished floor level, while providing a double thickness wall frame to accommodate, reducing Ensuite" My DH thinks this is rubbish that they need a double wall for a niche - the last bathroom reno we did the niche was cut into the frame. Is this the standard for BW? Also, did anyone have a price for a laundry cabinet? Grae75 - I love that splashback!! I can't even tell it's tiles! I was a bit confused also, but it's basically making sure cupboards open the right way, doors don't hit things they shouldn't etc etc (which all should be ok anyway!) Won't slow things down too much. So on Thursday we they put me in contact with the electrical company to go through everything and so I can have a chat with them? Also the electrical layout they sent me today is that included in our tender cause it doesn't say anything about it in my tender or is it included in the house price? So if I decide to do it through the electrical company will we get credited for the electrical plan they have already done? Although benching has already been done previous to this, it's still a big exciting !!!! . Did anyone get a credit on the amount of fencing that was used ? We were allowed 104l/m in our tender and it's looks as if they've only used a max of about 40 l/m Re: Who is building with Beechwood 3911Nov 18, 2013 7:42 pm I might just explain a little further about the electrical plan as we have just completed this phase of the process and have signed off on this.......The plan you recieve with your paperwork in the mail (as stated by Wiz) is the standard plan that BW supplies you as per their home design and inclusions.....You must then go through the plan checking where each power point or TV point is located and either add or adjust its position to suit your needs.....Any power points added or subtracted in the kitchen are immediatly dealt with at your colour consultation as these must be passed on to the kitchen mob for their input and prepared for when building the kitchen cabinets......We had to pay for these points straight away as we added around 5 extra points to the kitchen area above the standard inclusion number.......I then fitted out our electrical design to suit our needs and when notified from the electrical mob, made an appointment to see them at their premises and go through the plan......Some people I was told do not see them personally but it was recommended by the consultant to do so as it cuts down alot of confusion and paperwork back and forward to get the plan right to your needs (Appt. highly recommended!!!!!!).....Once the plan is finalised to what you want they will send an invoice to you listing the changes and additions above the builders inclusions and you will have to pay this prior to the electricians coming onsite (One of their condition!!!!!)...Hope this helps all at their electrical stage.......Also remember that any aerial connections are just curled up inside your roof space and must be joined and an aerial fitted prior to them working (And no the electricians donot fit an aerial for you).... It's up to you to contact the electrician - Beechwood are not upfront with their numbers. Yes, the electrical is included in your tender (it forms part of the contract you will sign with the colour selection). Same as the plumbing - all part of the house build. They won't let you go through the electrical company separately (as far as I know), so you won't get any credit. It's just for anything over and above what is on the electrical plan that you get done by Beechwood's electrician and pay him separately for these items. We met our electrician the day he was doing the rough in - went through the plans & showed him the light fittings we had already purchased. He walked me through the house, gave some other suggestions (eg for a couple of extra 2 way switches and a flood light out the back). Showed me the type of downlights he is able to get (trade prices - couldn't find anything any where else cheaper & quality). Gave me prices (per light/switch) and he adjusted his plan. I will meet up with him again to make sure the pendant lights are placed where I want them & to pay him of course! Depends on the area you are in I guess - my electrician doesn't have an office as such, just him and his apprentice. Worked out well as he could show me exactly how things would be & where. Thanks in advance!! they have a default based on display homes - you can change the positions free of charge, to add is more. if you have spare budget and dont need a loan go with the electrical contractors (assuming your with south coast office, it may be different elsewhere), otherwise ensure it is all finalised at your colour meeting. as with anything if you are not sure, ask the builder. We had a lot of problem with them when we bought our land, with lots and lots of back and forth with the snail mail to Brisbane. In the end as soon as our land was settled we swapped to a bigger bank someone in the 21st century that has heard of email and scanning documents. It's been over a week since I've been inside and I'm not coping well!! Kezdan - we got told that yesterday as well about BW coming back on the 6/1, I don't feel so bad about waiting now if we don't get in before the shutdown!
