I wish I got "black sea" because it has equal RGB values (I mistook All Black for it) but hopefully one of the others will suit. Will paint up some spare board and check it against our kitchen when we are at the house next. I think there is a very high chance we will do black down that hallway wall too.. and I will get some black or oak thin framed prints (b&w with white background) to break up the wall a little. External and internal painting seems to be completed (couldn't get inside of course, only peak through windows). Love our crisp white interior! The exterior I'm less happy with to be honest. The white render is perfect, but I'm not loving our grey render choice. We wanted quite a dark grey but the colour consultation said to go lighter so we listened to her and I totally regret it. It's not completely terrible, but we think it would look so much better with more contrast against the white (particularly with the battens - which I will rant about below ). It also has a slight blue tone which I think would have been less prominent in a darker grey. This is also the colour of the render around our alfresco. Anyway, aside from the colour issue (which ultimately is our poor choice).. we have issues with the facade. Firstly, there is supposed to be a hood around the bedroom window. It's possible this just hasn't been done yet.. but we're starting to worry it has simply been missed (it would be white render). Secondly, the timber battens look awful and not at all how we envisioned. The main issue I believe is that the gaps are the same size as the battens. The gaps need to be much smaller than the battens, and potentially the battens be thinner too. I took a couple of photos, but of course my memory card corrupted when I went to transfer them onto my computer (and I wasn't using a backup card since it wasn't an important job). So I only have a phone image that my mum took... It's a large part of the facade so they definitely wouldn't forget that. I would definitely be questioning the timber battens - it no way matches your expectations. Have they painted the alfresco area yet? I would tell them not to do it, and see if you can provide them with the colour you want. Nothing wrong with the grey though, but i can see the look you were going for. Especially with your dark bricks. Meanwhile our private inspector brought up a lot of major issues, so we are so glad we used them.. as well as being a little concerned. Hopefully its all rectified quickly.. We are still waiting to hear from our new SS. getting a bit annoyed to be honest. Hopefully things improve. You must be close to handover though? Why leave putting it on until after painting if it still needs render and painting too? The render at the alfresco has already been painted. My partner hasn't seen it in person yet so will wait and see what he thinks. We will probably just live with it for a while and potentially change it later. It might look better once landscaping is done and exterior cleaned. Damn! Wish we had of gotten one for every stage. Hopefully they fix it all up asap for you. Communication is so poor isnt it? It is very frustrating. We havent had an update on PCI or handover. In theory there isnt much left to do. But the gap fix hasnt even started yet and we dont know how much of a delay it will cause. I can't imagine us getting in any sooner than the initial date given upon commencement which was 8th April. Seems like their care factor is pretty much close to zero. We are still waiting for answers from over 3 weeks ago. Our hot water panel still has not been resolved - they are probably hoping we stop asking about it. One of the major issues discovered was our plumbing... and a few other (big) things.... many of our windows haven't been installed properly as well. Questionable bricking too. Anyway I have a feeling the hood needs to be installed separately to everything else. Also in Brisbane.. Definitely worth it! We are using Allinspect! highly recommended, but there's also Kspec and others which have a good reputation as well. Looking at around $500 per inspection. The report was sent onto their management team to address. It would have been sent to our SS, however we found out that our SS actually quit (again) - we never received his email or phone number anyway - he lasted 2 weeks... we haven't been assigned another at this stage. This will be our 4th one in the space of 3 months. So who knows who will rectify these issues. Fingers crossed we get assigned someone decent, who decides to stick with them. I don't think Valeco would be too impressed either, but something needs to happen internally so they can sort their $h!t out! Every time they re-assign an SS to your build you don't receive contact details.. and we are never kept updated with build progress. On the one hand you understand the workload on the SS's must be awful... but no contact?? You are essentially left in the dark, which for a first time builder is really scary. The only way we can get updates is to hassle our customer service lady to chase one up.. which sometimes takes weeks too. At the end of the day, I just hope we have a nice home without too many defects. Time will tell. I've asked to be updated at least once a week with what they have done, and what they are planning to do the following week. Although it hasn't really happened the last few weeks. Our first SS was good at updating us each week, but apparently his quality of work wasn't that crash hot (judging by our report). Yep the customer service person gets my emails A LOT! I always CC the National Sales Manager as well for good measure. My next emails might include the owners. Just so frustrating. At least you can see the end in sight They will have to rectify any defect anyway, so should be ok. Apparently Metricon have the best unofficial reputation for fewer defects.. The concreter will take and reuse. In my case I bought structural LVLs and scraped them back and used them as joists. 1 5817 i had the my concreters concrete right up to the fence. I have pits all along my path, so the water tends to drain away from the house and into the pits. There's only one… 7 13410 |
