Welcome Shaheen. I am building in stage 12 as well. As your solicitor explained, we have the same information as well. Land registration might be in Dec. mid. If that is the case, we have 21 days to do the payment and I will do it in Jan 2015.

Its so difficult when companies or councils do not talk directly to us and solicitors or conveyancer are not responding. Hope someone here in same situation could help you. Is it applicable for all the plots, including the corner ones? Hi Shaheen, It depends on how sloppy the lot is. Most of the retaining walls are built by Landcom. Stage 12 is complete in construction. Go to your lot and if you can see it, it will be there. Otherwise it will be in its current state, I suppose. Just in case it may be useful for others. I've got clarification from my conveyancer. The rate notice I've got is already adjusted and takes into account our settlement date. I thought they have already sent the land titles first week of Nov. Did they tell you that it will be delayed or they are just guessing? Keep us posted if anyone has any news about the land. We informed our builder Allworth homes to do the site survey for exact costs for contract. I think that comprises 15 working days, so it's not exactly 21 days. If you have holidays in between, that can take more than 21 days if that 15 work days spans across it. I've been told by the supervisor that we'll be able to move in around mid/end Jan. Not by the end of Dec as I hoped but still good. They started in the beginning of August.
