My husband and I bought a block of land from stage 4 a few weeks ago and I was so happy to accidentally find this forum of people also building in the estate. I'm very excited to hear there are other young families in the estate that our 3 month old baby girl can grow up with. This is our first time building so it's a whole new world to us and we don't have a clue where to start but with settlement next February, we have a while to work it out. Also after reading all your entries on the forum (yes all 19 pages!), I'm not holding my breathe that it will be ready in time. Has anyone used a private architect on their houses? And has anyone had to build a split level house? Any help will be greatly appreciate and I really look forward to getting to know you all better in the future Re: The Range Estate - Croydon.....Anyone else Building ther 382Sep 26, 2010 12:03 am Hi Mishndan, Welcome to the forum and the thread!! We have some great folks here so I'm sure you'll get some help. We didn't have an architect but we are doing a custom build with a small company that were happy to make any kind of changes to plans that they had. We kind of liked part of one of them so we ended up using about 25% of their work and I drew up the rest myself which they then formalised. Not a split level as our land is flat, just a two storey. Ours are teenagers now (yes... we are a bit older ) but definitely plenty of young families in the area. I still get all gushy about babies so we'll be happy to have them all at our place when the barbies start!! I was sure our block we bought in april was stage 8 and they told us a january settlement. What was your release called? man, if stage 4 really is only settling in Feb, then we are in for a huge wait. Luckily we only put 5% down, guess worse comes to worse we can cut our losses... Our release is called Silver Ridge and is up on the hill next to the sales office. We went for a visit today and I really think there is no way they could possibly be ready by Feb. Maybe they aren't doing it in order any more?? No idea but they did say it was all running to schedule still. Guess they would say anything to make a sale!! SK: That's really great you could make changes to their plans! Everyone we have asked so far has said a flat out no to the request. After another long day out at display homes, we are still no closer to finding one that suits what we want. But I guess we still have a few months to work it out still. There are lots of good people on this forum and plenty of advice to keep you going. Plenty of families with young ones as well on the Range, which is great! Dandav, we saw that they are removing earth (we couldn't get closer because is fenced ) and we also saw some pipes. We have our Developer approval about 1 month ago!!!!! Natmai - Stage 2 is still due for settlement October. I spoke with Mervin from Australand last week and apparently everything is still on track. To be honest I still didn't feel overly confident with his rseponses, but I just have to keep the faith for now. We are also waiting on the the benching to be done which I am worried will hold everything up. Australand need us and 6 other lots to approve the new benching plans (as per each builders requirements) before they can start. I just hope everyone hurries up and approves their new benching plans or else that could slow the process down. Still trying to get developer approval as we speak for our plans, I don't know where we are at with that so I will have to ask my builder. DGM - Evelyn is absolutely beautiful. It makes me so excited for our baby, only 12 weeks to go now, not long at all Bye for now! There seems to bit happening for the other stages but it's hard to tell which one will come first. From all the posts, I gather they're either not doing it in order anymore or they're still rather evasive and misleading about settlement dates. All the best to all the stages and hope the estate progresses swiftly. It would be nice to see it somewhat established next year. What a great forum though! My partner and I have recently bought land in Stage 8. Waiting for January (fingers crossed) title. I have just read all 20 pages of this forum (GREAT WORK EVERYONE!!!) yes, it's all I've been doing for the last 4 hours! So much to learn from everyone, so glad this got started And yes, I expect delays, but who knows how much. Stages are not being released in order and now that heaps more people have bought land, they have more money to get the roads and so forth done. I just hope it's before the middle of next year! We have selected a builder, Boutique, and chosen the floorplan of our house and signed off on it. In a week or so we go to our pre-start/colours choosing. Very stressed about that! Have worked out brick and roof, but HECK...the rest??? No idea! We do drive through the estate every week to see how all the houses are coming along, progress etc, especially lately with a tad less rain! Everyone's places are looking so fantastic! I wish we were close to building stage. I feel so sorry for you all who have had such major delays, I sympathise, very vert frustrating!!! And costly! Congrats to everyone who has land and has started building. Please, write to me and keep me informed of things I should know and keep me updated with how you are all going, it's just fascinating, making this exciting journey with so many others I would LOVE to make lots of friends before we move in!!! Today they intend on doing the site scrape! Yeah!!! I am so excited i carnt get the smile off my face. It has been a hard time for both Andrew and myself as we have been thru 3 builders so far and now have finally settled with Simonds. We are now building a double storey "Oxford" with a 3 car garage. I was very surprised to hear off the trouble that some of you have had with developers and council, our developer approval went thru in around 3 days and around 1 week for council approval. We had no major issues apart from the colour of our fascia. I must say I have been logging on to follow your progress at least twice a day. I love this forum!!!
