Our developer requires the connection of the purple line of recycled water for all toilets. The developer states that all toilets must be connected to this, and Carlisle have quoted this however state that it is our responsibility to connect and arrange for permanent connection of this after settlement. Why would this be any different to mains and not be a permanent connection (and does anyone know an approx cost?) Also, what are peoples experience with being able to gain access to the site to run your own data cables etc (obviously using an appropriate licenced cabler) - as Carlisle have quoted quite a high figure for Networking, and I have family members who are licenced and will be able to do the work cheaply. Thanks! Thanks! Hey there I'm sorry I can't answer your first question. If I were you I would ask your sales consultant directly and check and double check. Seems odd to me! Might be a good idea to consult a few plumbers as well as they'll probably understand what's needed and give you advice. As for your second question, I think it will depend greatly upon who your SS is. Some are more lenient and willing to let you bring in who you like and others have low tolerance for outside tradies etc. it's kind of the luck of the draw, but I think that your attitude can help if you approach them in a positive and friendly manner and maybe buy them a slab, I hear those go over well ? Everyone likes to feel appreciated! If the estate is not yet connected to recycled water, potable water will be delivered through the purple pipes until the relevant water authority connects the system. This will happen with no charge to you as the infrastructure will be in place waiting for the switch to recycled water. In the interim your bill with water authority will reflect the charge as recycled water albeit charged at the potable water rate. We are SE Water. We had Carlisle install an extra purple tap to rear of property for garden. $ well spent - wish I'd had 2 extra. I'm currently in the process to build with CH and we've been through the Colour Browse and have a Colour Selection coming up soon. Then three weeks after that we have a Contract signing appointment. They've completly skipped the Tender appointment. I called up my CLE and was told that they sometimes skip this to get things moving faster. I can still have the Tender Appointment but that will delay the build longer. I just don't like being in the dark with things like this, especially how much I'm spending. We want to be in our house before Christmas this year, so this three weeks extra on top of developer approvals might push us out of that time frame. Has this happened to anyone before? and do you think its a good idea to skip the tender or to make arrangements for tender? She also mentioned that we can still change things on the contract on the day of signing. Any help would be appreciated. She also mentioned that we can still change things on the contract on the day of signing. Any help would be appreciated. Not sure about skipping Tender appt is a good or bad idea but I'm sure you can still change things before you sign your contract on the day. I had made a lot of changes on the day of signing and it was considered as a Post Contract Variation. For my case, the lady at Tender appt made some mistakes which I had picked up when I received my contract before contract signing. Honestly, I feel that we should just have to deal with our CLE for both Tender appt and contract signing. Having another person on Tender appt is not a good idea. As for council and developer approval, sometimes it may take up to a months. Re: The CARLISLE HOMES & SPECTRA General Information Thread 3606Mar 27, 2013 2:50 pm Let me add what I know. Post contract variation is the LAST time you get to make changes without incurring a $500 fee. Once you sign, that's that and any changes you want to make after you will have to pay quite a steep price. Honestly, I would feel too nervous not having tender. I think you really need extra time to digest your choices and make certain you're happy with them after colour selection and once you see how much everything will add up to at tender then you have time between tender and contract to make ABSOLUTELY certain. I know being in before Christmas would be good but unless it's for a practical reason I think you will feel better having your tender. And actually being in in the new year is quite nice, too when you think about it, the beginning of a new chapter My contract is being rushed because in order to secure a 5% builders deposit promo through the land agents I must sign with a builder within 90 days of depositing on the land. That being said, I still am having my tender and wasn't given the option of not having one. It's going to be a mad rush but I feel better having it than I would if not. HD Re: The CARLISLE HOMES & SPECTRA General Information Thread 3607Mar 27, 2013 2:52 pm BTW guys speaking of council approval - I'm assuming this is for house specs, façade colours etc. this is done after contract signing correct? HD Yes, once contract is signed, Carlisle will apply for council building permit. Some councils may need you to have assert protection permit too. Didn't need one more thing to scramble around for before contract! Lol. HD Re: The CARLISLE HOMES & SPECTRA General Information Thread 3610Mar 27, 2013 7:00 pm Hi, Looking for some help as our Carlisle contact is useless. We were told we were basically good to go, then get an email (we never get rung, only emails) Email below - can anyone advise what this actually means and the impact - we aren't engineers! Really concerned, and completely annoyed with CH service. I have just been advised by the Permits co-ordinator that the reason we have not yet received the Permit is due to the site cut of the home. To get around this we need to cut the entire house in 100mm which will reduce the Garage Wall Height average. At the moment they are saying because the house sits 100mm over the soil level, the Garage is in breach of requiring a height dispensation due to it being over 3000mm in height. If we had to apply for a Garage wall height dispensation we would need to wait 4-6 weeks for it to be approved. By cutting the house in 100mm we will get approved immediately. Just 10cm should not be fine after slab in. Also check what is your FFL on plan. Make sure is the same level or higher than your road level. Then your house won't be too low. First off, if you're not happy with the communication you're receiving, speak up and say so, and if necessary ask for a different contact. Ours has been fantastic and we have been able to get through any issue fairly easily with clear and frank communication. Site cut is the levelling of your block, and what I read is that they are needing to lower the overall level of the block to get your Garage in under height requirements. You should definitely ask for clarification though. Again I really encourage you to politely but firmly state that the communication isn't meeting your requirements and that you need a resolution. After 100mm site cut your house, it seems that it's still higher than RL. Current FFL 100.885. After 100mm cut, should be 100.785. Check your admin. My RL is 99.8 and my FFL is 100.585. Seems like you will have the same level as mine. My neigbours already saying when i built it so high. Re: The CARLISLE HOMES & SPECTRA General Information Thread 3617Mar 27, 2013 7:36 pm Thank you very much, I was incorrect - it's 100.385. So as long as it is above the RL height things should be fine? Will check with Carlisle. Appreciate your replies! If is higher than RL, you don't have to worry rain water going into your garage when it rains heavily. Talk to your admin. Thanks - agreed - I have made it clear we should be rung with important info like this. It's more that we aren't builders, it's our first home and we are understandably very very nervous. I hope this is the last bump as there have been a lot. Re: The CARLISLE HOMES & SPECTRA General Information Thread 3620Mar 28, 2013 12:17 pm Hi All, Just thought I'd give an update. We had our colour selection last Thursday 21st March. It was a mad scramble to plan where we wanted all our powerpoints and work out some minor changes to wardrobes and things as we only got plans for our house on the Monday afternoon, but on the day i was pretty happy with my choices. However the extra powerpoints (13 doubles inside, plus some singles and outside power points) cost us more than $1000. It was an exhausting week, but our prior planning paid off as we were able to make all our choices with half an hour to spare in our session! (I can be indecisive at times, so prior research was essential!) I am nervous about the Contract signing, but can't wait until the building begins in June!
