We're going with SBG, they are building lots of houses in the Run and the finish is really really good compared to some of the bigger volume builders and price was good too. I've heard really great things about SBG, which plan did you go with? Have you started your build? I found their website a little hard to navigate, having to download all the plans. It might be easier to pop into their display. We're looking at a double story, not too big though. A lot of the ones we've come across go up to 40+sq as soon as they go upstairs. After reading a few of the notes on here I might talk to UrbanEdge.. Did anyone end up going with Latitude 37? Hi we chose SBG's Evora double storey but we were able to change things around to how we wanted, especially the Master bedroom and ensuite and the kitchen area. Found Dave at SBG very helpful and he is a trained Architect so he can visualise the drawings when you ask for changes, he just whited out walls and put them where we wanted. We gave them our budget and its turned out OK. We are still working on our floor plans. but have a better idea of it all today after going looking at some display homes again to get an idea of sizes.... It also looks as though the finlow home sites are starting to come along.... i bet most of you are getting a bit itchy and wanting land to title... Re: settlers run, botanic ridge 375Jul 05, 2011 3:56 pm We went out on Sunday and had a look at the SBG Evora 30. Met Dave. The house is not completed yet nor is it furnished. Love it. We will definately build this. We are removing one of the bedrooms at the back so as to double the elfresco size. The house will still have four bedrooms as the one designated as a study has robes in it. We are empty nesters so don't need five bedrooms but dream about taking in the views of the third fairway from the elfresco. Liked the way dave gave us advise and getting answers straight away about adjustments we were thinking would be better for us. He was also able to give approximate quotes so we were able to get an ideas of how much it would cost. We liked that the house was dressed with fittings and fixtures that were standard and not like some houses that have heaps of upgraded one that jack up the price of the house. Dave said a colorbond room would be about an extra $7000 for those that were discussing colorbond on an earlier blog. As mentioned previously this is our first house in Aus and I'm not yet familiar with all the different property taxes, levies, rates, etc etc. Now I know we all pay $750 odd towards home owner association (HOA) fees. As far as I know this goes towards our club fees and common property maintenance and expenses. I'm trying to create a realistic budget of all expenses when moving into our new house. In addition to HOA fees, what rates are levied by the Casey council for bin removal, road maintenance, etc.? Is this an annual fee? How much should we expect to pay? How is it calculated? What other property related expenses should we expect? Is there additional land tax?? Sorry for all the questions but I'm trying to get all my "bucks" in a row Thanx in advance! I designed my own house and they just chopped and changed it as necessary! All the finishes, tiles, paint color and kitchen designs were selected as well. I was pretty well organised! We're almost at lockup stage! You can go around to lot 224 maintop ridge to see their "work". Oww how exciting that you're almost at lock up! Are you on the corner block?
