But she refused saying that Henley does not negotiate price or throw anything in for free or discounted.
Has anyone else experienced this? Or has anyone been able to negotiate?

Sometimes they do offer "specials" on top of their promotion. Like in our case, we signed (initial stage) in January and they offer 50% off evaporative cooling if you sign before Australia day (Jan. 26). So I get my evap cooling for $2.5K instead of paying $5K.
it all depends on your negotiation skill with sales person. Sales table is the best place to negotiate. Also try to go in parallel with at least two different builders for similar kind of house. This will help you to understand their tricks with inclusions and extras.
