Browse Forums Building A New House Re: BUILDING update 321Jun 30, 2008 11:46 pm Thanks for the support everyone. The builder rang tonight and we are trying to work it through which is good.
I try to be fair with these things (as much as the stress will let me) and acknowledge that this is probably all normal as far as building goes. I guess I didn't predict that the end stage would be so difficult. Hopefully over the next few weeks the pace will pick up. Re: BUILDING update 322Jul 09, 2008 9:33 pm We've had some progress this week and believe it or not the kitchen should be in tomorrow or Friday. I know this because the tiler told me .
There's been a few communication issues but we are guessing that this is pretty normal for this stage of the building process. We still have a leaking front bedroom and despite trying different things to fix the problem they've now decided we might need to get a new track on the bottom of the sliding door upstairs. The tiler should be finished tomorrow and we paid him extra to tile up to the ceiling in the ensuite and main bathroom. Tiling looks good except for one or two tiles which are protruding slightly. Does anyone know if rectified tiles should be completely flat on the wall or is it normal for one or two to protrude?? They are 600 x 300 so perhaps it is hard to get them completely flat? I really don't know how picky we should be. The cupboard doors in the ensuite are also slightly out of alignment and I've insisted they be adjusted so they are completely straight. They're are a few other 'problems' which are causing us concern but hopefully they will fix them before too much longer. All in all the builder is trying hard to get things done. So all going well I'll post some pics Friday night. Re: BUILDING update 323Jul 09, 2008 9:43 pm Hopefully kitchen will look fantastic Dy & that will cheer you up??
Sorry to hear that you are still having issues with your builder, leaking in bedroom does not sound good I think your tiles should all be flat? The tiler should be able to remove and redo any that aren't, although our tiler did say that the bigger the tile, the harder the are to do. We had to have a few removed due to the holes being too big for tap fittings & this didn't seem to be any issue at all. Looking forward to some photo's Friday night! Jo Re: BUILDING update 324Jul 09, 2008 10:11 pm Tile layers charge more for bigger tiles because they are harder to get right. They should be level, it just takes more effort and care. Demolition August 2009, Construction Started September 2009, Completed December 2010 Re: BUILDING update 325Jul 09, 2008 10:26 pm I do hope you sort out your communication issues. Tiling should be flat and alignment is important. I mean volume builders advertise that they offer greatly quality and finishes ..... when did "near enough become good enough??????"
Hope you kitchen is pure perfection..... I suggest you keep telling them that you are very particular about finishes. BTW it is an unwritten rule that plans should be signed.? I was reading about your plans and 3 doors etc and sorry to take over your thread but I have to ask. My Builder told me that if the plans are okay all I have to do is to send an email tht I agree to lodge to them to council. ( According to my builder's procedure contracts are only signed after drawings are approved by Council) Raz If you think you can, you can. ( According to my builder's procedure contracts are only signed after drawings are approved by Council) Raz Thanks Raz. Our builder has been pretty good to date so hopefully he will sort it out. Yes plans need to be signed and if you make changes, the new copy needs to be signed again. We made many changes to the initial design, and unfortunately once we saw the changes on the next version we simply forgot to check that it carried onto subsequent plans. The builder ensured we signed all the plans even prior to council. Make sure they are completely correct i.e. every detail is as you stipulated; triple check the last plan! Three doors opening up into one another is our fault as we failed to check that the sliding door had carried through onto the last plan. Hope that answers you question. Thanks Casa I'll make sure the tiles are flat as they will bug me if they jut out even slightly. The vertical and horizontal alignment is pretty spot on. Re: BUILDING update 327Jul 10, 2008 9:15 am Getting your kitchen in will be very exciting!!!
I'm sure you will get the tiling fixed - such a shame you have to sort of be a site supervisor though - these things should be done right the first time. Paula Re: BUILDING update 328Jul 11, 2008 7:43 pm Okay well kitchen did go in today but no pics as it was dark by the time we got to the block. Looks great from what we can see ... very dark lower cupboards and shiny silver coloured upper cupboards. They changed the track on the upstairs sliding door which was apparently causing the problems with dripping into our bedroom so hopefully this will fix the bedroom problem.
Here are some pics of the tiling which is almost complete. Had to go find an external tile for the balcony today which should be installed tomorrow. fireplace ready for gyprock next week. You've got nice contrasting tile colours. Ours will almost be the same... off-white and chocolate tiles. Love your shiny cupboards! I'm sure it will look amazing once done! Very nice view to the park... looks like all your neighbours around the park have double-storey houses.. can't wait to see our house with tiles to the wet areas! ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: BUILDING update 332Jul 11, 2008 9:23 pm The tiles are not really chocolate .. more of a stone grey colour. I'm thinking the 4th pic is probably a more accurate reflection of the tiles.
Cant wait to see the kitchen tomorrow. Hopefully we are NOW 4 weeks away from handover Re: BUILDING update 335Jul 12, 2008 6:29 pm FINALLY the kitchen arrived and was being installed when we went there today. Thankfully we saw that the kitchen bench was slightly off centre so we asked the installer nicely and he centred it properly in the room.
The kitchen was a shock ! The metallic mist colour throws a very slight blue (this may be due to the comfort plus windows which are a slight blue). The Murray Red splash is now in doubt but we'll have to see . It was all pretty grotty as it was being installed but here are some pics. I love the colours and am grateful we insisted on a bank of pantry (right of the photo) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ pantry cupboards .. installer found a few errors in the Amerind so they are ordering new material but installed the doors anyway so it wouldn't hold up the build Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ pot drawers Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ hutch Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ tiling upstairs is nearly done Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ pic of the tub Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ and finally ... we have to choose between two tiles for the balcony ... which one do you think?? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ DH and I are torn between the two. So now we have the balcony tiling, a bit of tidying with the gyprock, internal painting, downlights, stove, sinks, benchtops and balustrades. Hopefully it will only take a month . Re: BUILDING update 337Jul 12, 2008 6:49 pm Casa2 I would go for the grey tile. The blue tile would be too much. the blue is in fact a dark grey ... for some reason it shows up blue on the pic. But I like the other one as well Re: BUILDING update 338Jul 12, 2008 6:53 pm Looks great, Dy!
Love the idea of the door to the outside from the kitchen as well, there's never enough fresh air in the kitchen I think... and lots of light. I wouldn't put red for splashback, but then you'd end up with a very plain kitchen like me I would go for a lighter tile for the balcony, as Casa says. Re: BUILDING update 340Jul 12, 2008 8:07 pm Looks great Dy - I love the cupboard design Very nice
Can't wait to see the splashback in I agree with others I prefer the grey tile ( the one that doesnt look blue in the pic ) Well done My karma ran over your dogma Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed. Looks like… 0 11843 Elvis has left the building... The site supervisor quit after 2 month on the project. I guess he was just instructed to bark at people, but didn't like when he was… 26 21636 |
