The display home had a different facade so we never knew how it was meant to look. We are quite disappointed with the way it is finished - see photo links below. http://a.imageshack.us/img580/659/dsc4153.jpg http://a.imageshack.us/img843/9655/dsc4155.jpg There is no gutter, so rain water just drips over the edge, wetting the porch underneath. And the pool of water sitting on top of the awning takes a long to dry / evaporate, especially in winter. The painted finish is not that good either - is it just ours or does everyone's front awning look similar? Yes I have asked them but they could not provide me with a date until all roof are fully covered. We have one week delay due to the selected bricks was discontinued, 2 weeks delay due to bad weather while bricking. waited most more than weeks to be covered the lower roof. Regards, STLIGL There must be something in the BCA about this, but I suspect that there might not be too many requirements, eg. gutters don't seem to be mandatory - I've seen a few new-ish houses with a flat roof like that (but just over the main doors) and none of them has gutters. I've also noticed that on one of those houses, the top part has separated from the "fascia"? (ie. the stuff on the sides/perimeter) and the top has lifted on one side and I assume they were awaiting some kind of intervention by the builder. This is what I found on the web: "In the case of a flat roof, a professional inspector will verify all the same elements as for a pitched roof with the addition of water pooling. The main difference between a flat and a pitched roof is that the flat roof is built to be water tight whereas the pitched roof is meant to have the water run off its sides. A flat roof should not have any ponds of standing water as it can breed insects and plants, which can ultimately damage the roof. With a flat roof, the inspector will look for any weak spots, visible cracks, blisters or corrosion which could compromise the integrity of the roof. Tracing the source of water damage from a flat roof may be more difficult as it may have started in one place but when zigzagged away and created damage somewhere else." I'm not sure, but maybe there is a rule that there should be no more than X depth of water ponding on flat roofs (eg. with gutters, there should be no more than 1cm of water - which IMO is way too relaxed, why should there be any water remaining in the gutters!?!?!). Maybe you could call the BCA board re. this (not sure if they would answer) or look up a relevant area in the BCA online from your local library (but that could proof hard too, eg. access from my library is iffy and patchy and I ended up having to ask the librarian to access it as it just doesn't display some pages )? You are not asking them to give you a completion date based on where they are at right now, you are asking them for a completion date based on your contract signing date. It's that simple. In other words, they should be able to provide you with a "calculated" completion date, based on your contract signing date alone (and ignoring any rain periods), right at the start or at any other point after the contract signing - obviously without any rain periods included. Any rainy days can then simply be obtained from the BOM and added to the end date which has been worked out in this way. The 30 weeks excludes any rainy days, so they are not any excuse at all. Eg. you sign contract on 1/3, and they start adding their 30 weeks from there. They might add something else which a capable CSO would be able to provide. Who is your CSO, BTW??
