Not going to happen until 2019. I believe they have changed year in below link to 2019. http://www.frasersproperty.com.au/Retai ... k/Register Re: Building At Edmondson Park 3183Sep 27, 2016 9:55 am hamu boris_l hi everyone, we are considering getting a private home building inspector at few stages during our build currently underway. In particular, we want to get an independent inspection report post brickwork, as our frames have been exposed to a number of rainy days + while there is no walls in place, it would be good to check the structure. What I wanted to ask is, - Does anyone have any recommendations in who they used and can recommend them? - What are the costs associated which such inspection? We will be using H&K Ryan. I got their reference here in home one. Their usual charge is $595 per inspection but if referred from home one then they charge $550. We will be using them at frame stage and PCI. Our build has only started though. We have also been thinking of the same- is there a need to get an inspection done for slab as well? What is everyone's view , frame and completion is obvious. I thought slab too should be important but I don't see anyone talking about it?? Re: Building At Edmondson Park 3184Sep 27, 2016 9:56 am Can someone please confirm that in Bardia we are only allowed timber fencing and not Colorbond. I thought I have seen Colorbond too during my drive arounds. I thought I have seen Colorbond too during my drive arounds. In fact, you could put colourbond and this is what people are doing on their own risk. But with putting colourbond you are: -Going against design guidelines in EP. As a result, you might have a conflict with the Council, but more likely will never have -You won't be eligible for $5000 design rebate -Your neighbour won't be eligible as well, they might start complaining -Your neighbour might refuse paying fence share cost, as it's not by approved design. Re: Building At Edmondson Park 3186Sep 27, 2016 1:17 pm Regarding independent construction inspection, just sharing my experience. We did hire one, but on frame-brick stage. It was absolutely useless. The guy did his job good, but there were really no major mistakes, just trivial. We sent the report to the builder, but I even not sure if he corrected those things. They covered with gyprock so quickly, we didn't have time to check. All major mistakes are checked by their own independent inspector anyway. So that was the only one and we didn't hire for completion, as you can check completion on your own, not a big deal. He did a good job And we are planning to stain our timber fence to protect it and make look better. Re: Building At Edmondson Park 3189Oct 03, 2016 4:59 pm shams shivlal123 Shams , I am going to build Nova30 with mojo homes It's very good plan and overall inclusions We are getting the 31 floor plan then reducing it to 270 sqm, which turns out to a 28square house. Really excited to get our tender and see how things will go what stage are you at with the builder? Hi shams I am building nova33 Which part of Edmondson park are you building Re: Building At Edmondson Park 3190Oct 06, 2016 8:10 am Hi All, We are about a 1.5 months from handover and now working on getting our landscapers ready. We got CDC approval on our original landscaping plan which was drawn up over 15 months ago. After meeting with our landscaper we have drastically change our landscaping plan and will now have a big deck running from our Alfresco to our back fence. Do we need to get another CDC or council approve before starting work on landscaping? Also do we need to lodge an application before doing the driveway crossover? Any advice would be greatly appreciated Hi All, Got a question around landscaping. We got CDC approval on our original landscaping plan which was drawn up over 15 months ago. After meeting with our landscaper we have drastically change our landscaping plan and will now have a big deck running from our Alfresco to our back fence. Will we need to get another CDC or council approve before starting work on landscaping? We are building in Edmondson Park, Sydney South West. Local council is Liverpool if that makes any difference. Any advice would be greatly appreciated. The land got settled very recently and I promptly applied for a 149 certificate for the subdivided lot. Everything looks fine except for a couple of hazards: Potential Contaminated Land and Potential Saline Soil. Has anyone faced similar situation? Would these become a problem in build phase? Regards... Re: Building At Edmondson Park 3192Oct 18, 2016 7:22 pm Has anyone started constructing at the recently registered Ridge Estate. Re: Building At Edmondson Park 3194Oct 20, 2016 3:54 pm Hi all, We bought land in the Aspire Estate (off Jardine Drive) in EP, through AVERA Property. Is anyone else building in that estate? Wondering what fencing regulations are. Someone mentioned in EP South, apparently it's only timber fencing. Anyone know anything about the northern part of EP? I also noticed that not a lot of homes in EP have front fencing, especially none in the area we bought in. Is that a council regulation or more of a personal choice? I would guess prices have gone up since then. Re: Building At Edmondson Park 3197Oct 23, 2016 10:38 am Hi Folks, Did anyone in this forum go via council?. How much is the realistic turnaround time for a DA/CC through Liverpool Council (not CDC)?. Reason I ask is am building in EP Village Square through Council due to some design constraints. Would be good to hear from people who have gone via similar process Thanks! Re: Building At Edmondson Park 3198Oct 24, 2016 3:40 pm west_rocks Hi Folks, Did anyone in this forum go via council?.
