It's for our subdivision? Or have a link to something I can read about it? I don't even remember how I found it, all I know is when all those dates are filled we are ready to settle. https://www.spear.land.vic.gov.au/spear ... m=S078251E Hi Clareymoo, Based off your SPEAR link, the Responsible Authority has referred the application to one or more Referral Authorities, and is now waiting for the certification. This means that the developer has done the works required and now needs the authority (like Yarra Valley Water or NBN for example) to come and inspect and sign-off on the works. The main one is Statement of Compliance. Once that is released its around 3 weeks for titles office and then another two weeks for settlement. Good luck and hope this info helps a little! We paid our initial deposit with Arden on Saturday arvo and we are currently in the throws of actually working out what our house is going to look like. We are going to base it on a Mercer 39 however we will add the rumpus back on similar to the Votivo. The main changes at this stage are a redesigned 1st floor to accomodate a provision for a future elevator as well as redesigned kitchen/butlers/laundry downstairs. (this is the hard part at the moment). It will be a KDR in the south east. Fun times ahead I think. Certainly not big enough for the majority of fridges out there. While the wife is working out the floorplan for the kitchen, I have already jumped ahead in my mind and started working out networking/cabling. I think the electrical plan down the track is going to be where I get a little excited! My electrical plan has cost around 10k but it includes data cables to all rooms and multiple in tv areas etc. Was my favourite part as well. After having a look at a detailed electrical plan from a stock standard Votivo over the weekend, I was glad to see they provide at least 2 GPO's in each bedroom. In our current house (an early 90's bog standard builders house) they have 1 GPO in the smaller bedrooms and a 2 in the master. It was never never enough. The only issue we had was a faulty alarm, broken valve in the air con (both fixed within 48 ours) and our splashback was an over-sized order which came 4 days after handover. So overall we are over the moon with the quality and finish. Although in the last few days we have noticed our kitchen/bathroom cabinets are very poor quality now that they have been cleaned from builders dust and grime. Arden sent out their procurement manager and they are looking into replacing all our cabinetry doors and cupboards due to poor quality finish.
