Wondering if that comes in normal soil report or need special report to find out if treatment is needed. Hi All, Just to add to the conversation. I had a soil test done by my builder as a standard inclusion, there is no mention of Salinity in the report from the surveyor though so am not sure either. I am assuming the soil test would have identified that. Re: Building At Edmondson Park 3003May 23, 2016 11:35 am bluemviews Hi ash When I fussed a bit the builder took it out of the tender, but I suspect it was left for later. Let's ask Saint and shash07 they hv started building on Derna , did you guys get the soil tested for salinity - cost and further action?? I know if it comes that one needs salinity treatment then the concrete is a bit different and you need to use exposure grade bricks We were told by builder to get a report last week and then later that they could do it for us with an additional charge. Fingers crossed theres no requirement of an H class slab if so it adds around 4k to the build Re: Building At Edmondson Park 3005May 24, 2016 8:53 pm Jahangir Hi All, anyone managed to get Geo Tech report for the land? Any idea how to get it for a particular lot? You engage a Geotechnical engineer to do a lot classification (commonly known as a soil test or geo tech report). They will charge anything from 600 to 2000. Depending on who you use. If you do a google search for Geotechnical engineering in sydney you will get a few hundred to choose from. I would recommend JK Geotechnics. 98885000. Re: Building At Edmondson Park 3006May 24, 2016 9:00 pm Thanks Galedpk. That's a big amount of cost! My builder has done soil test where salinity is not mentioned. But I'm after geo tech to see if salinity is mentioned there to be sure. I spoke to Campbelltown council today regarding it, they suggest to visit the council to read up the geo tech report for the sub division where my lot is. Most geo techs dont do salinity in therir lot classification. It is some times in the section 149 which your builder will get off council prior to submitting to da or cdc. Urban growth or other developer will have done a salinity management plan if it was an issue this sometimes forms part of the contract you have with them other wise you should be able to obtain through council. as they sugested. Re: Building At Edmondson Park 3008May 25, 2016 12:22 am Is vandalism in Edmondson Park common? Reason for asking is that there are more vandalism on our street. This time there are graffiti on the foot path!! Makes me question our decision in buying in EP. Our McDonald Jones Cordova Two Build - http://cordovatwomjh.blogspot.com.au Re: Building At Edmondson Park 3009May 25, 2016 5:13 am A bit off topic - in a 2 storey home, do we need to get the builder provide for led downlighting and fans, or can this be done by an electrician later. My concern is access, as the ground floor will have no ceiling access. Standard supply is a bayonet fitting, can the same fitting be used to hang a fan + light. Builder is asking 195$ for making provision for fan + light + support , 464$ for with fan n light and 71$ for led down light provision, 130$ for complete 10W down light. I am wondering how these prices compare with doing it ourselves later and especially for the ground floor can we even do it later ourselves. Need some advise from others who hv been down this path already. Thx Re: Building At Edmondson Park 3010May 25, 2016 5:16 am Sorry forgot to add - cut out for led down lights - these days which one is more prevalent 72mm or 90mm. I am thinking to go with 72 mm, you can always increase a 72 mm to 90 mm but not the other way around , but best to ask what's mostly in use at the moment . Thx Re: Building At Edmondson Park 3011May 25, 2016 3:59 pm Hi All, a question to all who are close to completion or already planning the following: Do you have any good contact: - electrition, - landscaper, - fencing. Re: Building At Edmondson Park 3014May 25, 2016 8:44 pm Got a call from our CLO today saying that they will start excavating our block next Monday and piering 2 days after. Was surprised, didn't think they would be doing anything for atleast another two weeks. Re: Building At Edmondson Park 3016Jun 01, 2016 9:18 am When the house design approval goes to the council or CDC, do they just check according to guidelines that apply for the particular area. Or do neighbors each side also get contacted asking for input? Or do neighbors each side also get contacted asking for input? For a new house estate they do not ask neighbours, it's only when building in an existing suburb. Re: Building At Edmondson Park 3020Jun 04, 2016 7:26 am What about CDC does that require notifications too esp for double stories and what recourse does a neighbour have if the building is as per CDC Hello I have a question, when you upgrade an existing lights ( from metal halide to LED) on existing lighting poles in a recreational park. Do you have to design check… 0 6613 No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 22303 No, not yet. It’s currently being assessed by our building surveyor 4 19544 |
