To be honest I have no major problems with Henley so far. The only thing I can say is that they are not very lenient if you want to change things after contract signing. Please do try to post the plan if you can, as pratice as well ![]() We did go with the fixed site costs and it was about 19k for the same size block. We just felt that we needed that assurance as first time builders to not be surprised with additional costs related to the site as they come up. However, I guess for experienced homeowners, maybe they have a better idea of what the correct site costs should be. Try asking your sales consultant what the average site costs are in your area. Also I believe that different builders have different site costs. Good luck on your second deposit! After that they will book you for an info session at Cosham and then after attending that they will book you for your colour appointment. You can ask as many questions as you can at the info session and also listen to what other attendees are asking for so you will have more ideas of what you want and don't want in your future home. Read as much as you can as well from this forum. You will learn a lot from what other people are doing. I don't think that you can ever prepare perfectly for what you would like in your build because new things come up and new ideas come up all the time that you wish you would have thought of. Write everything down so you can refer to in your colour appointment. Hope this helps and let me know how you go! So thought to build off the brick pier instead which is how I came to this. It still looks good once you build around it and you could use it to hang things off? Don't be scared as building your home should be an exciting and enjoyable experience! Nevertheless it doesn't hurt to be prepared and that it where this forum has been invaluable for me. Whereas in its original location it's separated by the bath and laundry/hallway from the bedrooms. But then again you can always take steps to sound proof your theatre room so this won't be an issue. Just a thought. As for the doors you use for your robes please consider the following: - How you intend to furnish and use the rooms - How much empty space do you want in the room? - Will have hinged doors and opening them hit furniture you intend to have in the room. Or when they are opened you'll be standing on your bed to do so? - With hinged doors do you like the fact when opening them you can see everything in the robe at once? Sliding doors you will only see one at a time? - Basic sliding doors don't look that great. My opinion. - You can make your sliding doors mirrored?
