Browse Forums Building A New House Re: [SA] Building in Field River Estate, Trott Park 302Feb 28, 2011 3:36 pm Haha, We have about 375square meters from the back of the house to the back fence line, so big back yard. Yeah I know we'll have to keep the access points visable but would like to fill up around them to make it level as the house is slightly higher, our builder said he thinks we cant build up more then 50ml but i think thats bull, I was just under the impression that you cannot build a permanent structure over an easement. Hope my partner has contacted the council today so we can move our soil. Re: [SA] Building in Field River Estate, Trott Park 303Feb 28, 2011 3:38 pm Oh and the letter was that they have built up to their back and side fence line (1m in) and we had to approve it, strange cos we really dont care and they are far enough away not to bother us, so they have a big front yard and no back yard Re: [SA] Building in Field River Estate, Trott Park 304Feb 28, 2011 3:47 pm Dont understand how they'd get away with building up to their back and side fence. Lot 29 is surrounded by easement... weird. I'm with you on the backyard side Newbuilder1 Think i've got about 21 meters to the back fence. But as everyone else in the estate with a big backyard, its more of a hill to roll down Re: [SA] Building in Field River Estate, Trott Park 305Feb 28, 2011 5:38 pm For those of you who were required to pay a 'development bond' to Marion Council, expect a refund by mail in the next few days Apparently they're not allowed to request such a bond under current legislation, so they refunded it plus interest That's a $1500 win I wasn't expecting this early Re: [SA] Building in Field River Estate, Trott Park 306Feb 28, 2011 6:12 pm THAT IS AWESOME NEWS!!!!! BEST NEWS IN AGES!!!!! we are still awaiting finance approval. Took the bank 3.5 weeks to send out a valuator, and then the day the valuer was meant to come out, he sent my broker a tenant approval form for us to sign to enter the property.... ITS A BLOCK OF LAND!!!! So far been waiting 5 weeks for an answer from BankSA less than impressed. Re: [SA] Building in Field River Estate, Trott Park 307Feb 28, 2011 6:53 pm Hi guys, another field river person here. We have finally seen some action on our block in the past few weeks so I'm a bit excited. We received our cheque in the post today from the council so that was a lovely surprise. We also got a letter about someone building on the boundary but it wasn't the corner block. Maybe the one next door? Hope everyones build goes smoothly, I look forward to following your progress. Re: [SA] Building in Field River Estate, Trott Park 308Feb 28, 2011 7:11 pm Hi B&C2011.. whats your story Builder...Design.. etc Re: [SA] Building in Field River Estate, Trott Park 309Feb 28, 2011 7:24 pm We bought our block in stage 3 after trying to get one in both the first stages. We are building through fairmont like many others and chose the Geneva design with a few minor changes. We plan to stay put in this house for a while so went for a big family home. I'll try and work out how to put our plan up, I'm excitited because I have a walk in store room. Sad huh? ) Re: [SA] Building in Field River Estate, Trott Park 310Feb 28, 2011 7:38 pm Nothing sad about that at all. Can never have enough storage... Thats one big house can safely say you wont need to upsize in a hurry Re: [SA] Building in Field River Estate, Trott Park 311Feb 28, 2011 8:56 pm 1stBuildFR Having a slow day at work, so I checked on council website applications status of 31,33 & 35 Bayley Circuit (Show homes) all applications were withdrawn on the 20th of December 2010. So looks like 4 blocks might be coming back up for sale sometime soon. Unless since they put in all this hard work they decided to do some Home and Land pacakages..... Any hoot, I guess that is good news for people who are located nearby. Although I was looking forward to having the carpark in our estate Got a little excited too when i saw the withdrawal on the MCC web site, however the application looks like it has been amended to no. 29 Bayley . Oh well the carpark will be handy, hopefully not for midnight burnouts. Re: [SA] Building in Field River Estate, Trott Park 312Feb 28, 2011 9:35 pm my maths skills fail me yet again Counted 1 too far. I thought the show homes started at number 31 not 29.... hmmmmmm ohhh well we'll have to make good use of the carpark now Not like it'll get that busy anyway, after all they are only open 1pm till 5:30pm and its just the 3 homes, not a whole village. I was down at seaford meadows on the weekend looking at my parent in laws new house and I couldnt believe some people actually live on the display street with fairmont, av jennings, weeks maclin, rossdale etc etc etc.... all I have to say is 'nuts to that' Re: [SA] Building in Field River Estate, Trott Park 313Mar 01, 2011 8:58 am We got our cheque in the post yesterday. Love seeing it when the council gets in trouble. Nice little bonus we weren't expecting. Re: [SA] Building in Field River Estate, Trott Park 314Mar 01, 2011 9:03 am Just to let everyone know... Just because the Council refunded your bond payment does not mean that they can't charge you for damages to their property. When I spoke to the council they told me about the lack of legislation and therefore I would not have to pay the bond, but they have already had representatives out to everyone's blocks to look at the state of the council property currently. Any damage to that during the build (i.e broken footpaths by large trucks etc) will result in a follow up by them chasing your money. So although you have your money back in your pocket know, for those with a footpath I wouldnt expect to keep it for too long... Re: [SA] Building in Field River Estate, Trott Park 315Mar 01, 2011 9:09 am I personally think it should be the builders responsability to pay for their contractors damages, but I guess the council have better lawyers. So far the only damage to our footpath will be where our crossover goes anyway Hopefully it stays that way. Re: [SA] Building in Field River Estate, Trott Park 316Mar 01, 2011 9:11 am The lack of foresight by the Marion council installing footpaths (made out of pavers) before housing was established is ridiculous anyway. So thats the arguement I plan on taking. Secondly how can they prove whether it was trucks working on your property who damaged it? Thus will be my second arguement. The trucks working on Simps house drive on my property all the time, no damage has been done, they have actually compressed and killed the weeds which I am stoked about however it still proves my point that it might not be your construction team damaging council land. Therefore how can they charge you for vandalism? Re: [SA] Building in Field River Estate, Trott Park 318Mar 01, 2011 10:02 am Doesn't seem just that the councils here in SA will have the right (will have when they pass the regulations to support the legislation) to get the bond from the land owner rather than issue the bond request direct to the builder whom generally is the culprit of damaging the councils assets (and if he isn't can put up an arguement to defend). Preying on vulnerability perhaps. Looking at some of the badly damaged footpath already you would also have to question the construction quality. Re: [SA] Building in Field River Estate, Trott Park 319Mar 01, 2011 10:11 am I'm not too good at laying pavers but I'm more than willing to lug around wheel barrows if anyone needs a hand fixing footpaths etc... rather assist someone than see the council get money they dont deserve. Re: [SA] Building in Field River Estate, Trott Park 320Mar 01, 2011 10:18 am I am planning (hoping) to replace the crossover pavers with a concrete crossover; the pavers will continute to be a problem and the kerb is too steep for a lowered car to get up and down easily. A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time. If the… 1 3132 |
