Browse Forums Building A New House Re: Building At Edmondson Park 2864Mar 25, 2016 11:28 am aHomeHunt I am excited to share start of our construction journey. We ride on this boat early last week. Site is now ready and slab is expected to be poured during the next week. Yay.. I can't wait to be at that stage. How long after you settled on the land did you get up to the stage you are in now? Re: Building At Edmondson Park 2865Mar 25, 2016 5:06 pm It took about 6 months for us as we started builder hunt near our land registration last August. Hope it wouldn't be that long for you and others who were waiting for land registration very long. I don't think it will be that long as we already have a builder as part of the house and land package. Exciting times ahead for you. What builder did you end up choosing? They are famous for rocket speed build once they start. Hope that will also be a case for us. Where is your block? In Landcom's site or Village Square? It was developed by Vantage. We originally were supposed to register in November but like everyone else there was a delay. It wouldn't surprise me with the amount of houses being built that the builders won't have enough tradies to do the necessary work. So i am expecting delays there too Re: Building At Edmondson Park 2870Mar 29, 2016 4:02 am Hi Bans, how does Dahua taking over from Landcom affect Bardia, is it better, possibly, and btw do we remain as Bardia or is it Edmondson park, just that Park sounds better Re: Building At Edmondson Park 2871Mar 29, 2016 4:59 am Amy2015 aHomeHunt I am going with MJH. Re: Building At Edmondson Park 2872Mar 30, 2016 6:01 am Hi bluemviews , it's hard to gauge the impact so soon. However, there is an increased sales activity with around 30-40 lots sold in first week of New Breeze sales office opening. Their timeframe for development of whole area seems to be comprehensively shorter than landcom. Prices of lots have jumped significantly from last release which wouldn't have been a case with landcom. Master plan has distinct changes with denser dwellings being more prevalent. But these are my observations only. We were Bardia before and were mentioned as Edmondson park only for sales purposes. Now, the development is New Breeze, Bardia . I'm confused myself as to the naming of the locality but maybe New Breeze will be applicable for the new residents. With these plans - as ours is a slopy block do the landscape plans include whether we will have sone steps or levels , or will some fill be brought in, what about retaining walls that need to be done in the backyard, not so much for the house, which the builder has indicated in his plans, I am talking abt the walls for just the backyard bit. Any suggestions and ofcourse some names for landscaping. Thx Re: Building At Edmondson Park 2874Apr 01, 2016 1:25 am bluemviews Am looking for someone to do my landscaping plans - have touched base with a couple but not much progress - there was a bluegum designs whose ad I used to see on this forum but can't find them anymore. Thx landscape plans for submission to the developer are only used for approval purposes really to show what you intend to have. your landscaper won't really look at it to base their works off it. so the landscape plan wont contain retaining walls and all that stuff as that depends on other things too, plus depending on the size of them they may need council approval on their own if it's higher than 600mm. i think you're referring to bluegum design, i got mine done from them too http://bluegumdesign.com.au Re: Building At Edmondson Park 2875Apr 01, 2016 4:05 am Thx Jp, yes it's bluegum I was after, will give them a call. Cheers Re: Building At Edmondson Park 2878Apr 04, 2016 9:16 am Hi has anyone got firm dates for registration- stage 2 release 5 - I happen to be traveling overseas n bk May 4 th so will need to get a Power of attorney done if it is earlier than that. Let me know if anyone has any advice. Thx Re: Building At Edmondson Park 2879Apr 04, 2016 10:37 am aHomeHunt Anyone tried walking down to station from Buchan Avenue? I was thinking to go but thought to check first. Walking would be great, but as I understand it's long time to have a proper road connection. We went this weekend and found neither a proper driving road (fast connection) nor walking possibility. Re: Building At Edmondson Park 2880Apr 04, 2016 11:22 am One alternative is via Vinny road (connecting village square near gellibrand road) aportion of Vinny road is still under construction by vantage property but almost completed, Vinny road will connect to guilemont road (landcom rel4) / mcfarlene road where the new catholic school will be. Btw the future entrance of the new catholic school will be near Vinny road/mcfarlene -guilemont road. Temporarily tho when school open next year, entrance is still via Jardine drive Mcfarlene road should then connect to Croatia ave. I drove around ed park last weekend , have a look at Liverpool council eplanning site, the map was recently updated landcom stage 4 all there now . Hello I have a question, when you upgrade an existing lights ( from metal halide to LED) on existing lighting poles in a recreational park. Do you have to design check… 0 6613 No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 22303 No, not yet. It’s currently being assessed by our building surveyor 4 19544 |
