It all helps I absolutely love your colour choice on the facade, really nice to see white Windows because all the others seem to be either timber or black. They are really cheap and put our laundry vent on the same switch as our laundry light so we can't have the light on without it turning on the (LOUD) laundry vent! Simonds Modified Palisade - Brentwood Forest - Frame is up!! 285Feb 21, 2016 7:49 pm I love the wide doors, so glad we did that. It's opened up the whole house and let so much light into the kitchen. I also love the bath! It looks standard but it is ridiculously deep! Also we switched the ensuite layout, which I'm so glad we did. But keep in mind if your on the toilet someone can see either you sitting there, or in our case reflection in the mirror from the front door!! Definitely gotta put a door there somewhere haha. I wasn't sold on high ceilings on the plan either, but now I love them. It gives so much depth to the house. The 3 metre entry is a big wow when you walk in. Things I missed thinking about were - door to the bathroom - window glazing to bathrooms - step down from garage back door (it's quite a step!) I thought our laundry would be too small too but it's just right! I DO wish we had made the patio one metre deeper. (Not much room when chairs aren't tucked in the table). The overhead fridge cupboards are a bit useless too - they're only half depth so they're awfully high to reach and shallow. Building a modified Simonds Palisade in Brentwood Forest. Specially kitchen and bathroom selections. We just got our land finalised in Mango Hill and hoping to finish financing and builder selection soon. It was great to read your blog as we were considering Simonds -Valencia or Flinders. Its very hard to pick up builder specially when you are building your first home. This was by far at the cheaper end of what we were quoted. They built a good home, just a few issues a long the way that were now trying to rectify, seems post handover they don't really care. I met some sales consultant to understand what design can fit. After a brief intial conversation, she said to do further quote and plan you will need to pay refundable $500. I know they would be expecting some sort of commitment, but is this very normal ? We were told that if we paid the $500 then it would mean that the offer would be put on hold for us so that we could use it when we do eventually sign (if that makes sense?) I was thinking about your comment about wishing you'd made the alfresco area a bit wider. I bet you could get a landscaper or builder to lay some extra concrete and as you have those lovely exterior tiles, when you cover it over and join them to your existing no one would ever know that the concrete was laid in 2 seperate bits. It wouldn't matter that the concrete and exterior tiling extended beyond the alfesco roof, in fact could be quite nice to give you both sunny and shading seating. I desperately wanted to include the al fresco in our build but got talked out of it by every Simonds staff member so in the end I cried and gave up, but I'l do something after hand over. I asked them if they could lay concrete in the same area at build but got told that it would be lots cheaper to do it afterwards as if they did it at build it would have to be at house strength, but if done after would only need to be decking/paving strength. How did you set up the kids rumpus area? We are building a second dwelling and are currently selecting window and door frames. We want to blend into the forest and also bring out the stone work and the fake wood… 0 19940 This is 100% true. You can not hang anything on steel frames. very frustrating 8 10012 Its the flashing and is normal. Some builders cover them up others just leave them handing.
