I had a look from the gate before picking up the kids from school today and there was a crane on site putting some frames in place in Could Street - pretty exciting to see. The slabs in Apollo St Lots 103 to 107 are done and I think they were well into forming up in Eclipse Street but it was hard to see. I emailed Jacob last week about timing and stages and got the following response... "Hi Donna, Hope you had a good weekend. Both Stages 1 and 2 are working concurrently with one another so we are looking at completion time frames at around the same time. There will be dwellings that will finish before others however completion will be within a close time frame anyway. Stage 3 will start and finish at a different time to stages 1 and 2. There is a 6 week gap approximately. Unfortunately at this stage it is a little too early to predict time frames. However a good guide will be the time frame in your building contract. Do any of you know any independent inspection people who can check it before we sign the docs? We are building for the first time and no clue about all of this. FYI I normally pop up there around 4.30 on Saturdays and sneak in when the gates are open not supposed to but have been lucky. Will keep you posted if I get a invoice. Venkat, we haven't built before either so I'm not much help there but I will check with some friends who have built, though they weren't in an estate where all the homes were packages so not sure how helpful it would be. I would love to meet someone who is in the Rawson Estate that's nearing completion at the other end of Alex Ave.... Ryan, are there contractor's still on site then? We're ok...although will get busier. I did speak to a guy couple of weeks ago in site and he said you can arrange a time with the site Forman but still dependant on him allowing it. It's frustrating though I feel everyone's frustration would be nice to get shots of the build stage by stage. We generally go to check the site on saturday mornings 10:30 or so and it is open. I spoke to our bank yesterday and they dont do inspections at each stage and they told us if we want one done, its our choice. They also told me generally the council will check on the contruction at different stages for every plot to make sure it is being done properly. I spoke to Jacob today and he said, they aren't allowing independent inspections due to the size of the project. If the bank requires to inspect, they will arrange it with the bank. I told him my concern and he said the same thing about council inspections. He said they check each and every plot at different stages and make sure work is done properly. If they are not happy, builder needs to redo it or fix it to the standard. Apparently Blacktown council are very strict as well. Looks like I just have to trust Rawson and sign my progress payment form as it is due early next week. I wouldn't just accept what Rawson are saying about council and there own internal checks. Mridu Re: Aurora Estate - Alex Avenue - Schofields 299Sep 03, 2015 10:36 pm I agree with Mridu, As stated earlier, the builder has the obligation to permit you to inspect construction stages, which is your right. If this is not permitted, then you may declare a dispute to Neala and Jacob. Based on the announcement of disbute, they are legally binted to act and try to find a resolution, I think in 10 days or so. If that did not provide the wished outcome, then you may take legal action against Rawson. But my guess is, that they will approve an inspection, latest by your dispute declaration. Please keep in mind that this point must not be excluded from the contract. You may check the clauses I have mentioned earlier. It it good to know that construction of our building may also start now. Just hoping that Rawson doesn't push the start on site too far away for the Galaxy Street.
