Infact once you've got a slab you get over the paperwork side but my gosh it sucks til that point. I never had these delays last time. If builders ment break ground in 6 months that's tomorrow! Started off bit scary as siteworks came in at $4.5k more than we allowed in the contract (damn scaffholding). But we knew builders had no control over that so wasn't annoyed just signed and moved on. Next we went to clipspec (electrical) meeting to plan all that. We added a lot of extra powerpoints and conduits. We decided not to pay the stupid price of LED downlights for kitchen & family room. Instead we will use beacon and get electrician after handover. Plus beacon ones have must wider beam than clipspec ones. Overall we spent $2.7k on electrics which we thought was good The the prestart began and I got out my big list and got a cost for everything. We are deleting solar power system as was have 1.5kw panels & 3kw inverter. But to add 1.5kw panels is around $4k. So we decided toe delete the lot and get a bigger 4.5kw system after handover as our land developer offers $2.5k rebate. So add that plus some other credits I don't our prestart cost us anything out of pocket which is a nice surprise. All the costings have come back and we have sent back our deletions (was only 1 - the extra solar panels) and waiting for forms to be locked off. There was good and bad surprises. Mostly good though Some of the things we added at prestart Kitchen - we added this double oven. So its normal size oven + a half oven (can also be used as grill). Plus a built in microwave Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Also got this door for the scullery with translucent glass so it allows light in from that side of the house Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ * Upgraded to Silk Finish for whole kitchen * Made all the overheads handle less with magnetic push levers to open * Delete cornice along top of overheads in kitchen * Upgraded all the pot drawers to have longer handles (I think were around 31cm). * A twin bin drawer (but we had already added that when we signed up) * Made the concealed rangehood 900mm instead of the 600mm since the cooktop is 900mm * Extended tiling for laundry & scullery splashbacks to go up to overheads * deleted tiling along vanities in bathroom & ensuite and extended mirrors down to the bench instead * changed large mirror in ensuite into his/her mirrors * Added couple sets drawers to the ensuite vanity * Made both towel rails 900mm instead 600mm * Extra shower rose to ensuite so theres now 2x shower roses in the double shower * semi frameless shower screen in ensuite * Big long trilock Omni handle for the 1200mm front door * Upgraded to stone bench on cupboards next to garage internal entry * Some extra paving to make footpath wider at the front And I think that's it as we did a lot before we signed up (specially cabinet wise) So overall it all went well.
