They look like they have just been installed as an afterthought. Think of the dust that will accumulate there. I've been pondering what we might do with this in our kitchen... I have seen some without bulkheads that have up lighting along the top of the overhead cabinets and it's absolutely stunning. Adds a whole other layer of light to the kitchen. But I agree about the dust (although is that really a big deal)... so I can't decide. Build thread: viewtopic.php?f=31&t=65085 Re: Whats your Biggest hate in New building plans 284Apr 13, 2013 2:23 pm I don't like space over the overheads either. We had that in our place in QLD. So much dust, grease and dead flies. So unless you want extra cleaning bulkhead or extend overheads to ceiling Re: Whats your Biggest hate in New building plans 285Apr 13, 2013 2:29 pm The space above overheads is also I don't get. We don't have a raised ceiling so have had them and pantry pushed to the roof, it was one of the cheapest 'upgrades' we made Re: Whats your Biggest hate in New building plans 286Apr 13, 2013 3:50 pm fmac The space above overheads is also I don't get. Re: Whats your Biggest hate in New building plans 287Apr 13, 2013 3:53 pm The cupboards now go to the roof and will have cornice above. But our house is only 28c if we'd had 31c I would have looked at a bulkhead Re: Whats your Biggest hate in New building plans 288Apr 13, 2013 10:02 pm Helyn I would like an open study- if I had a separate study - I dont use my computer for serious studying or work or anything that needs quiet and I like to use the computer and not be shut away. Definetely good for supervising kids homework, internet use etc too for families with young kids In fact we have our computer desk in the open space family room We have had studies in our last 3 houses-and all have had doors. DH & I have both worked from home and the ability to have privacy is paramount! Plus, can't see the mess! We have also then used the room for mattresses on the floor when we have extra guests and the room can also be marketed as a bedroom for resale. TC's double cavity sliders are a good compromise-although the room then can't be marketed as a bedroom. However, I've settled on a plan that has an office/study at the front and room at the back for me to put in a 'studio' - basically a 2m deep, 3.5m wide extension to the dining/family room that will have stacking cavity sliders across the entrance. Best of both worlds. Right now, my current peeve is related to where they put return air vents. They only have one upstairs and I want to put one downstairs in the main living space and they don't have the upstairs/downstairs walls lining up neatly enough! This was my friends problem, she had a 3 x car garage but you couldn't drive a 4wd in there, close the garage door and open the boot, you had to leave the garage door open to open the boot as the garage wasn't deep enough - I made sure I didn't have this issue for our house. We are installing bulkheads, love them, in my opinion it makes the kitchen look more finished but then it all depends on the type of house you are building Re: Whats your Biggest hate in New building plans 295Apr 14, 2013 2:36 pm fmac The space above overheads is also I don't get. So much I hate about new building plans. All the usual suspects.... - Resort style open ensuites, ensuite doorway that looks straight into the shower, non enclosed toilets. This especially pisses me off when the main bathroom is tiny with only a 600-900mm vanity. Not a fan of double sinks either, much prefer bigger counter space but I can see how this works for other people. - Lack of doors. Obviously to the ensuite but also what about the hallway, WIR's, entry way etc? The cost of heating/cooling is astronomical when you cant close off spaces. Also as someone with dogs and children I need to limit their access to areas. - Lack of storage. Seriously how much more can it cost to put double robe instead of single? Some 4x2's dont even have a single linen closet let alone one actually big enough for a family. And I hate that overhead cupboards to kitchen and laundry are always upgrades, these should be standard. - Laundry's off kitchens. I know this is super popular right now so ppl must love it, but I dont want ppl trudging dirty washing through while I'm cooking. Kitchens should NOT be thoroughfares. - Activity rooms. Its this crappy little space not big enough for anything useful and the minor bedrooms come straight off them so terrible for sound. Not to mention guests have to go through this messy space to get to the toilet. Bring back the enclosed games room off the main living please! - Small garages. Parked in my friends double the other day and could barely open my door. Several builders have told me everyone upgrades to 28c now - if "everyone" upgrades it, make it standard. - Tiny gally kitchens. Nothing against gally kitchens per se, but if you're having a small kitchen that extra third wall of countertops is invaluable. There never seems to be a decent prep area, just lots of little crappy bits of counter not big enough to do anything. - Long hallways. This is a symptom of narrow blocks so not totally the designers fault but I hate houses that are all long hallways. If we must persist with the ridiculous 10m frontage 300sqm blocks we need to find a way to build efficient narrow homes. Feeling all ranty now lol. JB1 Overhead kitchen and laundry cupboards without a bulkhead. They look like they have just been installed as an afterthought. Think of the dust that will accumulate there. We have that in our house now, but use that space for more storage...I wonder if what the price difference is between extending the cupboards up or putting in a baulkhead. Baulkheads seem like more waste to me. catjim I work from home and have double cavity sliding doors into the office so it's open plan if I want it to be or closed off if I need quiet. Good thinking Though tbh I dont like the small studies at the front of the house at all. I'd prefer another decent size bedroom that you can double as a study/guest room. Baulkheads seem like more waste to me. I feel the same way. When I asked about extending the cupboards to the ceiling (30-60cm at most?), I was told this would cost thousands and was talked out of it (rather, I convinced myself that it was clearly cheaper to add additional cupboards above the overheads later on when I wanted to). I would really appreciate if if you can complete the poll about windows, if you have a story I would love to hear it.
