FS homes Price list says including standard site costs. They are reluctant to give me an estimate as my settlement is due in 6 months. Ignore these specific numbers because I'm doing a KDR, but just to give you an idea, Braeside 33 Distinct is on the pricelist for $275k. Their estimate is roughly 420k to build. In comparison, Fowler Seville 33 is $325k on their price list, and they've estimated around $420k to build too. Wisdom Impression 33 is $340k on their price list, and their estimate is $440k. Wisdom includes flooring and the other two don't. So for pretty much the same size house, all three are estimating pretty much the same cost. I had a contour survey already done to get those estimates. Perhaps they won't give you an estimate because your lot hasn't completed development, so the contours won't be final yet? So, what makes the difference between $275k --> $420k to build Braeside 33 ? minding the $275k already had site costs included and the difference is $145k. if you dont mind, would you share an estimate\quote please ? sales people are not giving one as my land is not due yet. However I will upgrade to porcelain. Site costs included. We got 2.59 roof height included along with downlights, video intercom, day/night AC and other stuff I can't think of at the top of my head. We were also lucky because AV Jennings had a promotion on preselected blocks that they will pay full stamp duty. Our block is included. My friend built with FS. Build standard looks good. They are happy. I think considering all of the above, we would be crazy to let it pass. Our block is already registered. We put a holding deposit on an unregistered block of land in oakdale a year ago and we pulled out. It's still not registered although there are still packages available there. Try to visit the tiling place..also there is no point to finalize the tiles yet..FS won't buy them until they r ready to lay them..every 1 to 2 months supplier have new stock..i m told that FS won't let you do many changes to the H+L packg..even if ur ready to pay extra.. We asked our construction coordinator a few times about cracks on our slab and were told that our SS would contact us (as they don't provide SS contacts to clients) but we haven't heard a word and it's been more than two weeks. Now our frames are almost completed and we noticed more cracks apparently the new ones are the damages made during frame assembly. Those who are thinking to go with Firstyle be prepared...

Every block is going to have different site costs so it's impossible for any builder to include all of your site costs on a price list. My general point is just that I wouldn't expect project builders to differ all that much price wise assuming roughly the same size, complexity, and inclusions. So I wouldn't budget on saving 100k by going with Firstyle over anyone else. To give you an idea though, some things that are over and above the price list for my situation include import and export of fill, slab upgrade to H class, saline soil requirements, private pole, OH&S requirements for overhead wires, sewer peg out report, landscaping plan, NBN, dilapidation report (post knockdown), new driveway layback, hydraulics, BAL requirements, privacy screening on scaffolding, additional allowances for all sorts of things because my set back in longer than normal, water tank for BASIX. And they're just the ones I know about. That's before even talking about upgrades, or the fact that Firstyle don't include flooring in their prices. The price list says site costs but I dont think that it actually does or does not include all of it. As Bhoot said, it will vary depending on the land. I have received a price for house and land in EP as well. On the price list the house plus the facade (only one option) was $310k. We were told that the price list gives you bare basics (no tiles/floor coverings at all in that price either!) so you will need to add on a bit more to make it a home you can move straight into. The sales rep did quick quote for us and came up with roughly $405. Using the figures he told me it would cost approx. for site costs, inclusions etc my calculations were $390. My wife and I are first home buyers and building with Firstyle Homes in Edmondson Park, NSW. We're still very new to everything and has been a very steep learning curve for the both of us. We've got our first colours appointment this Friday at Firstyle HQ and was wondering if anyone could share their experiences on what to expect? From some of the previous posts, it seems like we will not be selecting our tiles at this appointment so just wanted to get some insight into what sorts of areas will be covered and your experiences? We received some paperwork which shows a few options of fittings such as shower heads, sink taps etc etc as part of the standard range & the Living/Style promotion which we're eligible for but will most likely be looking at upgrading a few things. Will the Firstyle consultant have upgrades that we can choose from and if so, what sort of costs can we expect? We're really interested to hear other people's experiences. Was your build completed within the specified timeframe? How often were you provided updates by your Site Supervisor?
