How did you go with the bow in the bricks? That was your job wasn't it? I do have to adjust the floor unfortunately. I thought it would be level seeing that it's concrete, but no so. Apparently the steel beam isn't good enough, so they have to pull it out after Christmas. Big job, but can happen while we are in with minimum disruption. Are you leveling it with ardit? The floor doesn't need to be level, just flat. You must have some big humps in the slab? I am using stuff that I've used in the past and still had left over when I laid flooring in the home I'm in now. It is like timber, they also use it to patch up damaged timber, but also works great on concrete. Other places we had a couple bumps which disappeared once I used the masonry cutting disk on the grinder, and there were a couple places with may have originated as bubbles but when they popped they turned into small depressions. Then there is also a few scratches that occurred during the building process. I'll have it all done by tomorrow. ... hopefully! Once the benchtop, splashback tiles and furniture go in it will break it up even further. I installed the wiring for the underfloor heating on the weekend and the waterproofing has been done. The next photos won't be until early next year now. I'll be doing the fix out over the xmas break. A price has been agreed to and he has excavated thy general area until he hit rock, which we always knew would happen. Today he dropped some rio but that's it. Today he is asking for almost 40% of the total. Does that seem reasonable? Today he is asking for almost 40% of the total. Does that seem reasonable? Not for digging out a little bit of rock when he already had the excavator there. The only way it would cost them a lot extra is if they went another day over time. It would have cost them an extra couple of hours at best. Machine hire is about $120 per hour. I usually don't pay for things until I have what I'm paying for, but I do understand that with the entire cost of the job being high, that he may want some of the money up front, but I'm just not used to this sort of thing so am keen to hear about the experiences of others. All that's done so far really is to move some dirt, and he has asked me to pay $8000 now which comes of the total cost. A lot of those Covenants are put in place at the time the Developers are still involved and marketing a certain look and they get ignored or expire after a time.
