Frames usually seem to be close behind the bricks. Our slab is also down and we are playing the waiting for bricks and frame game too, a little behind you. I would have thought this whole process would have taught me some patience, but I think there has just been so much waiting that I am over it, and I feel quite stressed by the waiting now. Alhtough the slab has certainly brought some relief I hope those frames arrive very soon! It is great walking through a frame and visualising a house. I have loved the slab being down and being able to see what yard we have to use and visualising what we might do with it. Can't wait to do that with the house. Hope yours go up soon too! Thanks they've just started putting them all together so hopefully they go up pretty soon too Funny about the bricks being there much just have a very efficient brick delivery driver! If you feel like that already at selections you'll give yourself an ulcer by the time your house is built! The waiting is awful and I have never been so impatient in my life! We went down last Thursday and nothing had been done, just some more deliveries. 4 weeks since slab on Thursday just gone I am dreading that this is going to be a really really slow build. Mick spoke to our SS sometime last week to get a bit of a timeline so he can make sure our electrician has some sort of notice of when he will be coming to do our electricity pull through and have his supplies ready. He was told that we would definitely have a frame and windows by Christmas and he was aiming to have our roof on because the brickie wants to do our job over the Christmas period but I think that it now being the 9th that is pretty optimistic. I have had some rough discussions and have been provided a rough quote on the house design I like. They have provided me a quote with the selections based on what I saw in the display home and $25k for footings. However I find it weird that you can enter a building contract without having the full costing of all of your selections. I'm currently up to the end of page 4 and noticed that you had signed before doing your selections, I was wondering if you could expand on what I'm missing and how it works that you can choose things after you have signed a contract already? Down my way, both Metricon and Metro slabs went down after ours, and are already framed, with Metricon having windows, gutters, sisalation etc done already. Must not freak out....must not freak out..... ST13, unfortunately as we learnt after signing, there is a lot that isn/t a set price until the very end - paths, stormwater, nbn connections, the list goes on, and you do not know the final price until after the job is done. It depends on what sort of person you are and how tight your budget is, some other builders set all those things very early on so you know what you are up for, but probably also add a premium to cover any cost blowouts at their end. It is a similar story with selections, you only find out the cost of your selections well into the build, so it is really too late to pull out, you've paid your deposit and wasted several months by the time you find out. If I had my time again, I would make them put a lot of specific selections in the original contract / quote because until you sign, price is negotiable, for example, be specific about the bathroomware and kitchen appliances you want, the paint you want, the bricks you want. If you don't include as much as possible FIXED in the original quote there is really no way to compare builders because one may seem better value, but charge way more for upgrades at selections. I have finally come back with pics. The last 4 weeks of waiting were all but a distant memory ST13 we have had good and bad. Our sales consultant was fantastic! Infact she was the only one out of a huge amount of consultants from varying companies who sat us down went piece by piece through to gauge what we wanted in our quote and what we didn't. Lot's of others sent us an email which had what they thought we might like and pretty much nothing was itemised like a Fairmont quote. The contract we signed in March was a preliminary contract and we paid a deposit to go onto the next stage. You then go through footings costs and selections and you can pull out at anytime at that stage but you will lose your deposit which is fair enough really because they have done engineer reports and so on and so forth. Then we signed a final contract after all that was done just before the build started and we were at that stage locked in. Our footings came in on par and we haven't had the problems Jennifer has had because our only provisional cost was our footings but it is definitely something to be aware of should you be getting things that are only a provisional cost in the contract. We didn't have much to do with them besides receiving the footings costs and doing selection until we found out our developer and real estate agent had blatantly told fibs to us about our block having electricity and then that's where the bad stuff happened. They showed no compassion and even seemed to want to make a difficult situation even more difficult. They just seemed intent on making a whole pile of money out of our bad situation. Trying to get a hold of someone to organise things at that point was like pulling your own hair out it was so painful. Since then things have gone fairly smoothly. Admittedly we have only talked to our site supervisor once but he answered the phone first time and was really helpful which I have read is quite rare with most companies. There was the 4 weeks between slab and frame which was a bit annoying but I think I am anxious because I have seen a couple of other Fairmont builds on here that are going painfully slow and I worry that ours will be the same. No need to apologise for highjacking, ask away. It is very daunting starting a build. We've also had massive dramas with the builder behind us today who flooded our block by leaving the garden sprinklers on all weekend, which were discovered by our site supervisor when he wondered why there was a pool in our backyard. Long story short, the other builder is refusing to fix the damage done to our block, slab and common fence which is now leaning precariously sideways. Needless to say I have been an emotional mess all afternoon - 1 of the issues I could deal with, but both pieces of bad news came within 10 minutes this morning. To ST13, if we had our time over, we would choose a smaller volume builder. Our builder is extremely busy, causing there to be a shortage of tradies for the number of jobs they have taken on. And because they are doing so well as a business they couldn't care less about the customer because if they lose a few its really not a problem for them.
