I think they do get that wow reaction - or hopefully they do Re: Building in Brooks Reach - Community Thread 2363Feb 18, 2014 6:34 pm Joh + Lach Had a message from Mick introducing himself as our site supervisor. He said our frames were expected to arrive today and when his guy finishes the frame on a house at the east end, they will start ours Great news Joh. We had Mick as well, nice guy. I wonder if everyone have Mick cause that would mean he is a very busy man. ------------------------------------------------------------------------------------------------------ Built the Nova with MJH completed Dec 2013 Re: Building in Brooks Reach - Community Thread 2364Feb 18, 2014 7:38 pm Kylez+Mitch2 Katiewaity We may have to have a belated birthday drink together when we are all in to celebrate our 30s and new homes ))) I was origianlly meant to have my 30th in the new house in April....delayed rego ruined that.... /quote] We can all celebrate my 30th in my house when it's done. I'm 28 now and the way things are going with stage 10 I'll be 30 by the time I get to move in! Haha. Re: Building in Brooks Reach - Community Thread 2365Feb 18, 2014 9:50 pm yeah, I remembered you said that James. Sounds like he's pretty reasonable about things. I hope he's good! who else had Mick? Also, will a home and contents insurer insure you with just an interim one? Your help is appreciated.cheers Re: Building in Brooks Reach - Community Thread 2367Feb 19, 2014 5:25 am matt + loz Hi Can someone tell me if an interim occupation certificate is just as good as a final one? Also, will a home and contents insurer insure you with just an interim one? Your help is appreciated.cheers An interim certificate will give you access to the house to finish off what is needed to get full occupancy. In saying this its basically stating your are not allowed to 'officially move in' until you obtain a full occupancy certificate. http://www.planning.nsw.gov.au/planning ... 05_001.pdf We were concerned over this also as we wouldn't be issued the final payment unless we had full occupancy yet our builder wouldn't give us the keys until they got the final payment which was a bit stressful. Good news though when we were issued our certificate it was a full occupancy so we had no issues (thankfully) Insurance shouldn't be a problem but best check with your insurer first to be sure. Hopefully this helps - James ------------------------------------------------------------------------------------------------------ Built the Nova with MJH completed Dec 2013 Re: Building in Brooks Reach - Community Thread 2368Feb 19, 2014 6:44 am matt + loz Hi Can someone tell me if an interim occupation certificate is just as good as a final one? Also, will a home and contents insurer insure you with just an interim one? Your help is appreciated.cheers Hey. I organised my insurance on Friday and they didn't even ask about the occupation certificate. It is flagged as a new build and I mentioned the date I get the keys - but they didn't ask for the occupation certificate so I think you should be ok. Re: Building in Brooks Reach - Community Thread 2369Feb 19, 2014 7:41 am Love your titles and Kitchen Katie, but you already know that. Congrats Joh on having your frame delivered, now it gets exciting seeing your home take shape. An interim OC is just a partial sign off on what they can inspect. They can do handover for you to finish things like driveways etc but you will need to get an inspector to come out to sign off on everything else before they will issue the final. I think its about $200 for the final inspection. If you dont get your final inspection and things go wrong later you dont really have anyone to fall back on because the final sign off hasnt been carried out. We should have a slab hopefully before the weekend. Fingers crossed but not holding my breath. ____________________________________________ Building the Altona Media Entertainer with Allworth Re: Building in Brooks Reach - Community Thread 2370Feb 19, 2014 12:48 pm Hi All,
Things are starting to look up - CLO got back to me this morning saying engineering is complete and they have already sent to the certifier to issue CDC, which they are hoping might happen today! Baby steps but it's a little win for me today. Joh I saw your frames at lunch time K, I hope everything is working out with your build issues, I saw some guys on your site today - looks like most of your roof trusses are up. Dime, I saw your frames up too, lookin good! We all have our gripes with our builds (or lack thereof) and every one has different issues and are at different stages. I am cranky with my paperwork phase and you are cranky with the very beginnings of the build...I am sure it won't be the last time we are cranky throughout this whole process and that is exactly what forums like this are for - to vent and share experiences both good and bad!
