My husband and I are planing to build the Franklin Resort with Metricon in Melbourne (due to sign contracts in a month on the 6th Nov.) Because you've already been through it I'm hoping you can help with some of my uncertainties as it's difficult for us to visit the display in Ballina. We fell in love with the Resort facade and the floor plan (although it was quite painful trying to find a piece of land to accommodate this house). My biggest concern is the staircase. My husband and I are planning to have children and I love the look of the open staircase however, I'm worried for young children climbing them because of the gap in between...so I'm tossing between that or the standard closed staircase with carpet. Also the wall behind the stairwell and the entrance from hallway through to kitchen area, do you know if left without changes would it be too narrow? Or should we have it widened? Or fitted with frosted glass? We were told to put a door as you enter the rumpus room, is that something you did with your home? We also decided on double sliding doors that meet in the middle in the first living room near the entrance of the house and a single sliding door in the study. With your experience any advice would be helpful, this is our first time building and we're also first home buyers so it's excited and daunting for us at the same time. Not Franky but we recently built the Franklin but with plantation facade. We put double cavity sliders in the living room and for the study we actually put the door adjacent to the powder room (so you don't see in the study from the entry foyer). We did closed in stairs with storage under (the door for that is in the laundry) and also a study nook under the stairs from the family room. The hall to the family/kitchen is plenty wide enough with closed in staircase. We don't have a door between the family room and rumpus, but we have 2 outdoor rooms (one at the back of the rumpus and the other outside family and dining rooms) so wanted the flow - we have stackers with no pillar from dining/family and 2 sets of bifolds from rumpus so it will be a great entertaining area. If you look up towards the wall you would see a slight shadow compared to the lower part of the wall. This gives the house a nice ambience to the house, you don't have that blaring bright light but with a combination of pendants and down lights there is plenty of light in the house. In our previous house we used to have broad beam down lights and we found it was so bright we could not switch the down lights on when we are in bed. Mine doesn't look like it sits really tight in our architraves. So we have some big gaps. Pretty sure they seal it. Anyway we are making progress We have started using our pool and installer our fence today. Still trying to negotiate a few things with the pool company. The landscapers came and rectified the works on council assets (yes probably lost money there). We have turf in the backyard but no turf in the front yet.
