We went to WK a few times and the ladies there agreed on the colour choices. They are very helpful and nice. Similarly with Dons reps. They actually gave us (to keep) 3 tiles as they were all very different from each other. One of the tiles had brown through it whereas the other 2 tiles were completely grey. The samples really helped. Colours appt is second last. Electricals is last and be prepared to pay at least $5k to $10k for that one. Some of us here have used an interior designer to help decide on colours. Arielbj - The demo company sounds like a bunch of greedy idiots. Hope it goes well. We tried to put a bay window in the front lounge room to break up the wall but the certifier knocked it back. We did the best we could with upgraded bricks and lots of windows. I'd love to see your plans to compare How long does one normally wait between signing the validation papers/signing off on the construction papers till construction actually starts? What preparations does M have to do now in order to go to the construction stage, besides allocate us with a SS? What a small world that we have. redwynne - what's the name of the tile you ended up choosing? I think I've decided to go the Ash Grey QQ, fingers crossed I can have it. I've asked my sales lady to ask the colour room also for samples. The photo of my tiles on the blog looks brown grey in the pics but really is greyer in real life. Will also look good with the paint I had my heart set on for inside. Same tones. I've budgeted about that for electricals as I know down lights and points are expensive. We did a walk around of a display home to confirm where we want things and drew it up and then used the price list our sales lady gave us for budgeting. Hopefully there are no unforeseen extras as budget is currently just under what I wanted to spend for the build. We're getting impatient Redwynne that is easy - 20 working days from the day you sign the validation papers they must start! That being said, they could start after 40 days (it would kill you!) - but the contractual clock starts ticking (ie DAY 1 of your contract period) after 20 working days from validation. The working day business tricked me ... I thought it was normal days (so just under 3 weeks) when in fact it is 4 weeks! In our case, we had our site scraped and levelled 10 days after validation (so contract start date minus 10 working days) and were actually slabbed on the 2nd day of our contract period (ie 22 working days after validation). Always a good thing to remember - your actual contract period (in our case 200 working days (9 months)) is a bit "unrealistic" - you can add to it the 20 (working) day countdown from validation + add 5 week Xmas shutdown (if your build straddles Xmas) + rain days (8 already in our case) ... effectively about a year from validation I reckon our contract period will be up! I just did a quick calculation - we are today at "contract day 44" of 200, even though our validation took place on 10 July! So over three months "real time" thus far has only equated to about half that in terms of contract days ...hence the reason they are in no rush to do anything! We are not even a quarter of the way through our contract period! If they take the full 200 days (plus 5 weeks Xmas plus rain to date) I think that puts us at about 10 july 2015 ie ONE FULL YEAR since validation. Thats why i asked her, the way my sales lady said it it was? Hmmm MGardz & WKVillina Your price will be fixed for 90 +90 days (ie total 180 days) - 90 from tender date to contract date, and then 90 more from contract date to validation. It's in the contract which you haven't seen yet!!! If you sign the contract before the 90 day tender period is up, these days will usually be added on at the end - making still a total of 180 days from the tender date before a price review may kick in. I didn't read things carefully at tender time (too busy worrying about where to move walls!) so didn't pick this up. Even if I had, I would have thought - geez 180 days, that is 6 months, that is HEAPS, we will be in construction building by then! This is because we didn't expect M to take sooooo LONG at each phase (ie 2 to 3 weeks for each super minor plan change!) - so BE WARNED and be wary. If you are getting a pool in - see if you can get the time period extended from 90 days post contract to 120 days, or more. Even if they make you pay for it now (ie a $1000 fee to extend contract time), trust me, it is better than a $10,000 price hike in 6 months. Right - I have just done a precise calculation of when our contract end date currently will be (if no more rain!) - bearing in mind our validation date (10 July 2014), our 200 (working) day contract period, our 8 claimed rain days to date, 5 week Xmas shutdown, and the other 5 public holidays which fall within this period and ............our contract end date is Monday 6 July 2015!!!!!! Holy mackerel ......!!!! That is a bit later than I (jokingly) thought. I'm not sure if I can stand quite that long in our rental. Fingers crossed we are one of the "lucky" ones who finish before the end of the actual contract period! Fisher75 - we had a neighbour object before even going to Council (he asked to see the plans) - objections were NUMEROUS, but the only valid ones were to setbacks (we were slightly outside the limits - but if no objection, council would have approved them, hence we thought we would try - Masterton thought they would get through) and shadowing (we are going from 1 to 2 storeys, he is the last remaining single storey house in our group of 6 houses). In the end (as we knew it would cause significant delays) we tweaked our plans and went down the CDC route, which meant he couldn't object! If you comply with ALL council requirements, your neighbours objections will fall on deaf ears. I drove past it. Redwynne the Cello with timeless façade picture is also the one in front of our house (and we are building the Villina with a modified traditional façade!) so I would not take much notice of that - the house is unlikely to be a Cello with timeless façade! Not sure why Masterton fails to even try and match your actual house with the picture out the front! Now 2 weeks since ground floor bricks completed, and only 1 day of action since (to put the scaffolding up). SS away so no-one to chase it up with .... Gilly, am needing you to cheer me up with your positive attitude today!!! Ahhhh, Villinaeliters....... I feel your pain!! It's so frustrating driving past every day (sometimes more than once!) and seeing absolutely nothing has changed! Once the bricks finish and the roof goes on, at least rain won't be an issue. How long is your SS away for? Maybe its worth a call to your construction co-ordinator? Maybe while nothing else is happenning, its a good time to start looking at blinds, curtains, landscaping..... anything to keep your mind off whats not happenning at your gorgeous new house! Hi Gilly Your positive energy has had results!! Although no-one was on site at 7.30am Friday, when I drove past on Friday afternoon (can't help myself, it's a twice a day habit!), the cement mixer was back on site and a few rows of second floor bricks were done! And ... SHOCK HORROR ... there were two brickies on site on Saturday, that is an absolute first for our build! So at least things are kick starting. However, still the usual problems ... I went on site on Saturday and spoke to the chief brickie to ask if he knew about our new Master bedroom window (delivered 8 days ago but still not installed!) and he said no - they were planning to brick up around the currently installed window. So at 7am this morning I delivered to him a copy of our updated plans, which he asked for! He said ideally the window should go in first as it is going to require a bit of carpentry (not a simple changeover) and the carpenter might find it hard to work once bricks there ... Needless to say - over a week ago I asked my CC to get whoever my acting SS is (while current SS away on holidays) to deal with this issue & get our window installed .... but nothing has been done! Anyway, if I hadn't talked to the brickie, either today or tomorrow they would have bricked up around an incorrect window, and M would have had to pay for them to undo and redo their work. Do M not care about this? Surely with the "tight" margins they were on (my sales guy used to throw that in all the time!) why would they want to pay a brickie to come and do repair work? Anyway, message left and email sent again to my CC today .... let's see if it works. Although, i dont like the 12 months from validation until the contract date is up! Thats such a longggggg time!! Means for us we may not be in until late next year who knew building would be such a long, draining process! Fisher75, we also had neighbours with concerns and objections. We found out about 2 weeks into our council stage. Ours were concerned about overshadowing and the placement of our house being too close to the back boundary (which wasnt ideal for us either, but had to be moved there before we submitted to council to comply with council driveway regulations. Moving the house back then before council, we thought would help getting council approval quicker ended up with us having a delay of 6 weeks for masterton to re do our plans! 6 weeks which in the end turned out to be pointless and a waste of time as we had to move back to make the neighbours happy and get council approval) it took about 2-3 weeks during council stage to sort out the neighbours issue and concerns and then we finally got approval! The week before last, we were told our driveway due to the level of our land requested by council (for the neighbours) would not comply, so another week delayed to sort that out! Happy with the one week delay with that one though as it could have taken alot longer and been a lot more painful and costly! Thank god we had an approachable council!! I would say that if you havent heard anything yet and it had to be done by wednesday, you may not have any problems. I assume that neighbours that do have issues with development surrounding them, would be pretty quick at voicing their concerns as they have probably been waiting for the day until they can do so! Dont quote me on that one though! Seems like anything can happen when building!
