When I did my PCI there was no power to the house, and sentinel did not have the face plates and everything installed. But a few things I picked up on were make sure the walls are straight, bring a spirit level. Ours were not straight and they had to yank down the ceiling and walls and redo them. Check the corners in window frames, and the places in the ceiling where there was no cornice, ours had cracks everywhere. Turn on the taps and leave them running for a while you check other things. Ours had leaks, so check for those and water marks. Re: Masterton Homes - The new thread 2.0 2204Aug 01, 2012 6:02 pm paulevan Nice list Vatche, I have some comments. How can one check the wiring is correct and no one is going to get an electric shock or appliances blowing up! BTW, our Section 94A council fee is about $4K! Yikes the BS we have to deal with... Re: Masterton Homes - The new thread 2.0 2205Aug 01, 2012 6:35 pm M rang me last week to ask me to organise the electricity connection which is on my list of things to do tomorrow. By the way - anyone else who has nearly finished or has finished - have you ever had a PM from companies touting for business through this site e.g. blinds company? Re: Masterton Homes - The new thread 2.0 2206Aug 01, 2012 7:59 pm Vatche - great PCI list ... thanks heaps, we will certainly be refering to this. Nugget - so sad to hear of all the challenges you have had. Hope you are just plain unlucky and we all don't face the same fate! Don't worry - your luck will turn! Re our build ... SO much happened in the past week. Plasterboard upstairs and downstairs completed last week and plasterers were in late last week. We went to site this afternoon and expected maybe cornices to be up and sanding done .. Not only had this happened, but so much more! So much so we had reached lockup! So we had stairs installed, kitchen and bathroom cabinets all delivered ready to install, wet areas sealed, cement render applied to the portico, all doors including wardrobes delivered and ready for install, front door, laundry and garage internal doors installed and even the electrician had started puting holes in gyprock to pull through powerpoints and lights. All of this in 3 days work! Couldn't be happier with the progress. Comparing with other Villina builders we might get to PCI in about 2 months from now with any luck. Hi kdlen, I think we are H2 also and so I was a little worried that DH had got the figure wrong for the slab. I have check my tender and below is an excerpt re the H Class slab: Provide “H” Class concrete slab in accordance with Australian Standard 2870.1 1996. Including 1m x 1m x 305mm high Waffle Pods (living areas), 1m x 1m x 225mm high Waffle Pods (Garage and Patio areas – if applicable), 20MPa concrete slab, SL82 fabric reinforcement - $2,040. I will check my paperwork (when I can find it) whether we are H1 or H2 and confirm (just so that we are comparing apples with apples). I figure the information I have posted re our slab is only useful to people like pacificisis if it is accurate. On that subject, the $2,040 was for the slab only. We of course paid a lot more for other site costs due to the slope of our land including $5k for a drop edge beam. PS. Really sorry to everyone about the way page 106 of the forum appears on the screen. I'm hoping that when we get to page 107 the formatting will resolve itself. We have some news from M regarding the soil test. It has gone back to the company that rated it E class. They are double checking their figures. There has been some problems with some of their most recent reports that have caused them to readjust their findings and ratings. M thinks we will be fine to go with the H class, but at least this time around they did put a figure on an E class. They said if it was an E, it would be about $9K extra. Whilst that is not the end of the world, we truly hope we get it through as a H, as there are some additions we would have to remove to make up the slab costs. Might have further clarity by Monday 30th July. EVERYTHING CROSSED it is a H !!! Go H Go H Go H !!! So here we are now on Wednesday 1st August. Heard nothing from M. Obviously it was better to get our hopes up last week, than to tell the truth (that NOBODY knows what the %$#@ is going on). When we emailed M on Monday night, they now go on to say that we can't rush a geologist.......! I think after reading everyone's posts, we should just resign ourselves to hearing about this with 1 or 2 days before the tender expires on 19 August. It sounds like that the whole reason they have 90 days to achieve anything is obviously because that is how all of them work - to a far off deadline. The E class slab data has been with them for over 9+ weeks...... 28/5 3.5K 1/8 Final Plans 20/9 Contracts/Selections 29/10 Council appr, CC 15/11 Scrape, peering 21/12 Slabbed, framed, bricks start 22/1 Bricks & roof comp 20/2 Lock up 5/4 Moved in and PCI Re: Masterton Homes - The new thread 2.0 2210Aug 01, 2012 9:42 pm Just going over my final plans couple of small errors but a biggie is I decided to read the boring stuff down the side and discovered they have only provided sarking to lower roof ? One behind started2 months before us, still not finished, maybe a week away. To the right of us started a month before us, got their keys last weekend. To the left of us started a month after us and still a month away. All single story and the two either side of us a significantly smaller. There is also a double story down the street which started construction back in Oct last year, they are still not at lockup yet. That's a Huxley. Mcdonald Jones across the street took about 7 months to finish, single story. Overall I think the construction time of M is very good Re: Masterton Homes - The new thread 2.0 2213Aug 01, 2012 10:03 pm jj0616 Hi Vache, Need some help - can you please provide the PCI list Regards JJ Hey JJ its on his blog just change the tab at the top Cheers D viewtopic.php?f=31&t=46741 Clovelly - Masterton Homes 5% to M 290312 CDC 21/06 20 days 29/08 Slab 17/09 Frame 26/09 Bricks 24/10 Roof tiles 20/11 Re: Masterton Homes - The new thread 2.0 2214Aug 01, 2012 10:04 pm jj0616 Hi Vache, Need some help - can you please provide the PCI list Regards JJ Hi JJ, Just visit my blog, link below in my signature. It's all there. Re: Masterton Homes - The new thread 2.0 2216Aug 01, 2012 10:11 pm Over the last 3 days we have installed 37 down lights and down a massive clean of the house ready to move in tomorrow. I'm so glad I don't have to crawl around in ceilings for a living. Gyprock dust is so fine, its gets everywhere and is so hard to clean out ofthe gaps in the Bamboo. Unfortunately we didn't manage to finish all of the painting. All the doors and garage have to be done but they are easy to do after we have moved in. Our HWS was fixed again today, hopefully for the last time as well. However we found two more leaks, albeit very minor, under the kitchen sink. Nugget - Thats horrible. Can you tell me what model dishwasher it was. We had a model change a few months ago. It was the BAD6002 but was changed to the BDW70S. Also was it the first time you had used it? Novo - Awesome stuff, are you doing the bamboo under the skirting or using scotia? Driveway form work looks good. Re: Masterton Homes - The new thread 2.0 2217Aug 01, 2012 10:23 pm Doesn't the electrician organise the connection? Since he puts in the meter, he will do the connection? So who does the connection? cem M rang me last week to ask me to organise the electricity connection which is on my list of things to do tomorrow. Re: Masterton Homes - The new thread 2.0 2218Aug 01, 2012 10:54 pm As I was asked to make the arrangements for the connection - presumably with the company of your choice - it is up to the owner to build it. Origin arranged the connection for the gas, but only after they contacted me and asked for my permission. Checked our variation and states "provide sarking and anti flap pads to underside of roof tiles $2526" Hi dsa39, I think mine reads the same. I think it means they will apply sarking 'underneath' the roof tiles, as opposed to only on the lower roof.
