I read through your inspection you sent me by PM as well as example PCI inspection from the website--VERY thorough. So excited to get things inspected completely. Buyer beware, as they say, but you just need to do your own due diligence to keep the builder honest. And as you say, they're legally obligated to repair any non-compliance issues. It's the law, plain and simple. We popped in to see the house on Saturday (why does it always rain when we visit??) and there's still more to do, but they've obviously taken the report seriously. The most noticeable difference was that they knocked down and rebuilt the crooked wall between the theatre/entry hall. They've also filled in the missing mortar in the hallway and above the main bedroom door. http://i1296.photobucket.com/albums/ag10/pants_de_fancy/repairs2_zps2c81303a.jpg From what we could see there's still more to do to get the roof timbers up to scratch but we said when we gave them the report that we'd prefer the roof to be delayed if it meant that the issues in the report were addressed promptly and comprehensively. In the meantime the sparkies seem to have done a fair bit of work too. The water proofing looks as though they ran out of sealant! I really like the roof. It's the ever-popular Surfmist but I think it looks great. I'm looking forward to seeing how it will look with the render colours we've chosen. I had a mad panic a couple of weeks ago that the colours we'd chosen were too 'pinky'. It ended with a quick drive to Corimbia to see the Stoneleigh display. We sat outside in the rain one morning (as it wasn't open) just staring at the external paint. It did put my mind at ease though. I think it'll all come together well. Front view. I like the shape of the roofline. The garage door in to the house. You can see where our NBN box and power switches will be on the wall. We could have some decent storage in the roof space above. Front hallway. The master bedroom and ensuite. Other side of the bedroom - WIR to the left and hallway and office straight ahead. Kitchen with pantry to the left and laundry in between. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ While we were there we also got to meet our neighbours. A lovely couple with two primary school-aged daughters. So relieved that they were nice and friendly. We've had some psychotic neighbours in the past - comes with living in low-cost, high density housing I'm afraid. The house on the other side of us is almost finished and has been advertised at $550pw. It's a 4x2 across from a park and on the same road as a primary school so we're hopeful it will attract a delightfully boring family. The issues outlined in our report have all been addressed but we did notice that our ensuite shower is missing the second shower head and taps so the plumber will be coming back at some point this week. The other thing we were concerned about was the immense amount of water that was sitting stagnant, especially in the northwest corner of the building. So we did what any normal couple, hesitant to endure another weather-related delay would do. We pumped that sucker dry! Seriously, it would take weeks for that area to dry out of it's own accord, especially with all the rain we saw coming in the west facing windows this weekend. I want my plaster!! What a champ! We worked out we must have moved close to 500L of water and there was still a bit we just couldn't move. Plus it started raining as we left, with the crazy winds blowing the rain straight back in through the windows. Still, we'll have a much better chance of drying out the walls for grey float than if the water had been left to stand.
