Fascia and gutters are all on site ready to be installed too We're heading out to the lot tomorrow to move the leftover bricks to the back of the house (before they get taken/thrown out). Hoping to use them for our retaining walls (one of them is 28metres long!) -Rubyam Re: Who's building with Clarendon?? 226May 28, 2013 12:49 pm We are building with Clarendon at Brooks Terrace in Kanahooka, just south of Wollongong. We are almost at lockup and are so far really happy with Clarendon. We have a great site supervisor, Brett, and have been really lucky with the weather and the build progress so far. There has only been a handful of days where there wasn't someone on site, and this was usually due to wet weather. We were the first in the new estate to get on site in early March 2013, and the house has gone up really quickly. The bricks took almost 4 weeks, but we didn't mind as the brick layers were excellent, and we would prefer they take their time and do an awesome job than rush and do a not so good job! Our colorbond roof is on the 2 storey section of the house, and we are getting cladding and externals painted today, then scaffolding will be removed and the back section of the house (Rumpus and alfresco) will hopefully get the roof on later in the week or next week. I would be happy to attach a few pics of our progress, but not sure how to attach pics, so if you let me know I'll attach a few Re: Who's building with Clarendon?? 227May 28, 2013 2:16 pm We are looking at building a Sheridan 35 with Clarendon, since there is no show home I am concerned with the size of the kitchen. Has anyone built this home? Would anyone be willing to share a pic of their kitchen. This is pretty much the make or break of my decision to build with Clarendon, I have always wanted a fairly large kitchen and in the plans it just seems that bit too small, we love the plans for the rest of the house, it's just this kitchen Re: Who's building with Clarendon?? 228May 30, 2013 9:22 pm mrsg80 We are building with Clarendon at Brooks Terrace. Or if you upload them to your facebook or a blog you can just copy the img url and paste it here (making sure you put the [img] tag around it Update for our site in Brooks Reach Hubby and I were out to our lot on Sunday and saw that our battens and roof tiles had been delivered at some point last week. Thrilled as well that we have been able to get the kitchen and family room pretty much sorted. And thanks to the help of my Dad and brother get our table into location. Just got to keep my eyes closed as I walk through the piles of boxes in the front rooms to get to the niceties at the back. Got an email from Rebecca at Clarendon yesterday advising *congrats you are now at construction stage* well its only been 10 months since signing of contracts we demolished the existing place 2 months ago so we been waiting and waiting looking at the block now it looks sooo tiny lucky we are building a double. Drove past the place yesterday and found a portaloo (and didnt i get excited) and also saw some little red sticks in the ground (more excited) we wont have much of a backyard as we had to move the house back another couple of metres.. so we have a frontage of 7 metres and the backyard is about 4metres if that... (where is the trampoline going to go:( and my little vegie garden:(...our site manager is Graham Booth hopefully hes a good boss and hurrys things along... wishful thinking to be in by Christmas. Hoping the weather is good to us. Went to Costco on the weekend and wasnt intending to sign up but hubby and I found good deals and alot of home wares (not that we could buy anything as we have absolutely no storage)... thats our little journey so far the paperwork side of things has been sooo slow but thats to be expected i guess... hope everyone is having fun with their builds. Probably mainly on the blog, but will keep checking in here as well. So much more to do! Plus still need to move the piano and some other bits of furniture out of mum & dads. The kitchen is pretty much a regular size with the back oven section at 2.7m and the island bend at 3m. We feel it's large enough. For a double story we find the plan to be almost perfect especially since we turned bedroom 5 into our huge WIR and extended our ensuite into the space of the original ensuite to make a large space and add a bath. We also extended bedroom 3 out the side by another 600mm. This worked out well as cause the home is so long we needed to include articulation and so this extension didn't effect the smart build discount as it was part of the rules for our area. We’re happy our list was pretty small in comparison to some I have read over on Homeone and other building blogs. I’m not surprised though as our SS really seems to know what he is doing, but maybe the tradies were just taking a few shortcuts or something. We forwarded the report onto our SS via email and he responded right away saying he would have his carpenter on site the following day to fix the few issues that were mentioned. He said that it was all stuff that would have been fixed up along the way anyway. Our one disappointment was that the inspection was not scheduled at the most effective time for best value of our money. Hubby and I think it should have been pushed back a week or so, but oh well, it’s done now. Hubby and I definitely think it was worth the money to have the inspection done. It’s peace of mind for us and I think it’s also a little extra pressure on Clarendon to make sure they do the right thing knowing we’re having our own private inspector come through and check things out. -Rubyam Re: Who's building with Clarendon?? 236Jun 13, 2013 7:25 pm dotgif @ Rubyam - congratulations with your build and thanks for sharing your blog, the information regarding private inspections was very useful. The latest update for our build: We met our SS on site on Tuesday just after 2pm for an inspection as per Clarendon’s requirements. The tradies had obviously been onsite earlier and started installing our roof and wall batts (Fletcher Insulation Pink Batts). It’s slowly coming together now. In our excitement we forgot to confirm that the walls between the main bathroom/toilet and bed 2/3 were lined with Acoustic Batts as we paid extra for those – we have emailed our SS and are waiting for him to confirm. Gyprocking was due to start Wednesday with the plan for lock up to be completed by next Monday. If the front/laundry and garage doors aren’t delivered on Monday though it will be Thursday. We checked all the wiring, powerpoints and light switches were all roughly were we had placed them during our electrical meeting. Everything is looking good so far! Hubs and I were a bit sad as we thought the SS was going to call us and let us know when the sparkie was onsite so we could install a few extra powerpoints, but that didn’t happen I know we can always add them later but we probably won’t. Cornices to go up early next week, Thur/Fri doors will be delivered and carpenter will be on site right away to install. So hoping we're at lock up by the end of next week. SS also advised that the acoustic batts had been installed on the two walls as we had paid for. One of our current concerns is that there isn't insulation over every room (we can see gaps) and we can also still see a bag of unopened insulation sitting above the gyprocking towards the back of the house .. I assume they'll lay that soon though?! -Rubyam Re: Who's building with Clarendon?? 238Jul 03, 2013 9:01 am we have been mostly happy with our build and have moved in over the last weekend and getting our Final Occ Cert the wed prior! we have a few fix ups our ss is orgainsing, for starters the guys cut a hole too big for our rangehood so big hole in the ceiling. dont know how that was wrong! and some issues with our conduits for our fibre optic networking.. hopefully all will be fixed this week. now to concentrate on our landscaping from mud hole to ideal oasis!! hopefully First Time Building - Nervous and Excited!!
