Eg : R1.5 for walls & R2.0 for ceiling. I can't seem to find this information from the brochures that Carlisle has given me. Neither in their website. It just states that the insulation given are min 5 star ratings. Put a deposit down on a Montrose 32 for Stage 1 in Armstrong Creek, Geelong. Got fixed price site costs for about 11k, and then got offered 5k off as a bonus, so pretty happy with that. Site start planned for December. Pretty happy... Welcome aboard....there are few ppl on H1 building Montrose...so u should find lots of useful info in here. 11k is great and minus 5k that is even better . Is that a Carlisle promo or a promo run by the estate ? Not sure how we ended up with the 5k off. I think they were just dangling a carrot to get us to sign up, which suited me fine. This could be the new regulations for new homes built in Victoria after May 2011. By the way, I did sent the same question to my cle last 2 days, but haven't heard from her yet.. I'm building the Atlantique 32K with Carlisle and just had the completion walkthrough recently. After the temporary fences had been removed, it's revealed the water tap right in the middle of the front entrance. Rang CH up, they blamed the water company. Rang the Water company up, they blamed CH didn't send them the site plan. CH said they did but could not provide any proof at all when I asked for a copy of their application for the new water connection. What should I do? It will cost me at least $2,500 to get it relocated. Thanks in advance. o_o Site given on new post following your question has nothing to do with water!!!!!!!!!!!!!!!! o_o Sorry to hear of your dilemma......we had same issue but picked up before water was connected to house. SE Water charged us $132 to move meters and taps (recycled and drinking) 600mm before connected to house. Quoted $332 after connection (600mm) Greater than 600mm $2090 ouch!! We're building in the Ridge which is outside the Laurimar estate in Doreen. Have been impressed with the quality of service from our sales consultant and other Carlisle staff. Our block titled in early May, we've paid our deposit and had a colour tour at Spectra yesterday. We've opted to fix site costs based upon the soil test rather than what Carlisle offered in the sales quotation prior to the land titling which was pretty much around the same price quoted from three other builders we were considering. As has been mentioned already by others earlier, the price of a Colorbond roof which was a strong desirable for us has been ditched in favour of the traditional roof tiles. Although we had a provisional quote of $8K to be confirmed at tender I assumed this price was conservative, especially when I learned that the higher price in comparison to quotes form other builders is because the roof has to be installed by a licensed plumber. While I love the aesthetic, I'd rather use that $8K+ on a gas fireplace that would get a lot of use during our long, cold winters instead. To answer your question cuppycake regarding insulation thickness, most builders are changing the way they install insulation to comply with the new 6 star energy rating requirements. They will provide the mininum requirements to comply with 6 star rating based upon the orientation of your house which will vary from house to house. I wanted R4.0 in the ceiling and R2.0 in the walls anyway so their minimum didn't matter. Even if you plan to go with another provider, without copper between your home and local exchange you won't have a landline to activate. Residents are told they could be waiting up to two years before the NBN rollout reaches their area. However Telstra are still within their rights to only offer wireless voice and data as a minimum service as one poor person found out when he moved into his new home last month at Malcolm Creek in the Highlands estate, Craigieburn. We are building the 27sq version of Madison. You can follow our build process below. We have had a great experience with our sales consultant (SC) (Craigieburn office) too. Slight hiccups during our admin process but our SC ensured everything was moving smoothly As for the build stage we have just finished base stage and are expecting the frame stage to be finished soon. We were pleasantly surprised with the pace they are building with ..... We are building in Malcolm Creek area and know about the NBN/Telstra issue. Having similar experience with the lack of communication from admin but they have large shoes to fill following on from their SC. We chose the Madison after coming close to signing with another builder due to the floorplan layout which was ideal for the orientation of our block which faces the north at the rear. We always wanted to have the living/kitchen areas as close as possible to the end of the property and to have the bedrooms grouped together at the front. Most floorplans have the master separated from the rest of the bedrooms, or have them located along one side or along the back. We also had a reservation about the Madison kitchen pantry but our SC advised us of an alternate kitchen floorplan which accomodated a WIP instead by taking 10 cm off the depth of the ensuite shower which was fine. The only other change to the kitchen we requested was to increase the depth of the fridge recess as it was too shallow for the fridge that we need, which came at no charge and increase the depth of the benchtops so they're a bit wider. I would have preferred to delete the alfresco so that we could have a retractable awning over the kitchen window instead to get as much winter sunlight as possible but after discussing it with my wife, we really wanted to move into a finished house, in terms of structural design, with only the fencing, driveway and planting to be done ourselves after handover. It also made no sense to delete something, receive no credit for it and then pay for it afterwards (with what is leftover if anything after construction). We like the fact that the Master is close to rest of the bedrooms. Breaks the house into 2 separate zones. We have also increased the fridge space (again for no charge) . I think the alternate kitchen layout was an option for just the 30sq version. We also wished that we had a bigger pantry but just looking at the storage option within the kitchen - we are fine with it now. Will be great to see your alternate kitchen layout plan..... We loved the 30 sq version on display. My wife fell in love with the layout. Unfortunately our land is only 28 m long and with an easement on the back we thought the 27 sq suited better for our land. We were also also with another builder but after a big let down from their end we had to cancel the contract.
