We got all our papers sorted 2-3 weeks ago and they said 20 working days, now just waiting on the builder to start. Can't wait to see fences up and slab poured, so exiting... We are building with Eden Brae.. It took 2 weeks from inital excavation to Slab.. It goes really quickly.. We will have our frame delivered this week and it will start going up next week.. Soon you'll have frames and roofing done.. nearly half way there Unfortunately I received email from my builder today saying that they are releasing for construction first week of November which is well over 20 days. Are they allowed to do that and does that mean they are starting with construction on that day or just another date that they throwing at me... Im building with New Living Homes and so far they have been ok but I heard their supervisors are not that communicative with the owners.. I guess I'll find out soon enough I haven't been out there in a while but I'll make sure I go this weekend. Are you building single or double storey and when is your completion date? I think its luck of the drawer with supervisors.. Some are great and some are not.. We are building a single storey and hoping to be finished by April 16.. There is a few people on here from Grantham.. We have met a few of our neighbours when we have been out at the block.. For example, ours construction period is 30 weeks. So if they started construction 25 business days (i.e. one week late) then that eats into the construction period meaning they would have 29 weeks to complete the construction. The date for commencement of construction is not affected by your construction supervisor. It is determined by the head office of EB, and how quickly then can arrange provision of trades, materials etc. Even through the the build your Construction Supervisor is still reliant on head office to order materials and trades. Having said that, a good Construction Supervisor can make things go quicker by being proactive and following up promptly. We seem to have been lucky so far in that respect. Deposit paid 3/9/14. Tender signed 3/10/14. I actually spoke to Stockland today and they've confirmed we cannot conduct any survey's or the likes until the land registers in March. And I'd like to kindly add that the SS puts the requisition in to EBH HO for trades/materials, at the relevant (and if they are on top of it, in advance of) next stage, then the wait for assignment & delivery of trades/materials begins! I requested particular tradespeople, so I waited longer for them, when the materials were delivered on time - this held up my build, but I didn't mind (which I know isn't for everyone)...keep in mind this impacts on the contract if you do this (I waived certain contract obligations for going over the construction timeframe due to my requests). Getting back to materials, I would ask my SS when he would be putting the requests in to EBH HO for the next stages, & when that time came (request goes in) I would call the relevant supplier (ie: DiLorenzo, Cooks, etc) to see if my chosen items were still in production/current/available, so ensuring changes could be made as/if needed within reasonable timeframes if original items/selections were going to be unavailable (not all at the last minute when things haven't arrived because they are end of line, resulting in short timeframes for new selections, or hold ups in the build, for eg). Also, I would visit the site when materials were delivered to ensure they were correct..the style & brand of windows, the bricks, the insulation, the a/c items, the kitchen, the tiles, etc, keeping a copy of selections & contract handy as a reference tool.
