Im so happy with it def makes a difference to the facade. Wouldnt mind peoples input into blinds. I really like plantation shutters however I dont think they make them big enough for that window on the ground floor and sliding door to the balcony? Secondly what colour would you choose white,charcoal or dark timber like the door? Thanks! We have similar windows out the back, and we had Ark and a couple of others quote on both a bi-fold arrangement for the door (very expensive, with 2 frames each side that folded up on one side), and a double-folding (each way) arrangement for the window- we went for neither, as the cost was high for windows that didn't really need it. But in the front, imo, you do. I'd definitely go with white, but that's just me. If builders work every and each possible day, a building can be up in less than 3 months, fully completed keys handed over, that is what I have estimated. Not 9 months. As they bet more and more busy, the contract term gets longer and longer, rather than hiring more to get the job done. Each SS from M looks after up to 20 jobs a week. Too many for any job to finish is realistic times. Unfortunately. So there are days or sometimes weeks, nothing happens. So amazing how your place is progressing Vatche!!! Things are still plodding along for us, our staircase we were told had been booked in to go in on Friday but still nothing there..... gyprocking/plastering still going on and the cornicing is still sitting in the garage at the moment! Unfortunately for the next two weeks we don't have anyone to contact about things that aren't happening as our SS is on leave until mid-April...... I had to bit the bullet and ask my young son to upload them for me - particualarly tricky given he has been complaining that I have more photos of the house than of him! Enjoy - we love them. Great photos both of you - so good to see things moving along for you!!!!! lol I think I've barely taken a photo of either of my kids since the house started - poor little things! So here is the latest, SS called thursday to book in a walk through on Monday morning at 8.00 This my understanding is the official inspection, he said it shouldnt take more than an hour. We walk through and highlight anything that needs rectifying (he also advised he will go through the process in detail on Monday). After we inspect he sends off paperwork to head office they take about 10 days to process we make the final payment (pending all required is fixed) and we get the keys. Whilst those 10 or so days go by they will install and sand and varnish the floor boards. They will not install anything before handover that can be vandalised or stolen. So after handover we do appliances, Carpet and Im assuming aircon unit and hot water unit. So reckon all said and done mid to late april we will be in? OMG its come so quick and I cant take any leave after 22 April so looks like it will be a weekend move and then wait for our 4 weeks off in May Will post pics when I can See ya all now Congrats on getting to PCI - I think Vatche's list is going to be well used!!!! That's terrible that you can't get leave straight away but you'll have time to enjoy the house come May! Both the hubby and I are totally intrigued by the fact that M don't do any of this stuff yet charge you for it and use the excuse that it is because of vandalism - isn't that why they have insurance?????? At the moment the advice we are getting is still that it will all happen before handover so until then will keep hoping! We've had a number of friends and family build around here in the past few years and in their experiences none of their builders have handed over anything but a totally complete house!!!! Looking at the formwork perimeter it looks like the front door is smaller than what it is meant to be - has anyone ever thought that and then it ends up right? I might be going into unnecessary panic station but the door as well as a few other areas look smaller than they should be (I think I will have a full head of grey hair by the end of all this) I totally remember that feeling - I drove my hubby nuts at this stage but now can see how much bigger it is! I would go with the white like a lot of the other feature points of the house! Got in tonight by myself (bump!) and have a crazy list of items for them to fix, but mostly painting, so tomorrow shouldn't take too long. How did PCI go? I spent a couple of hours in the house the afternoon before, thanks to the back sliding door being open... I wrote every problem I found down, and then went home, summarised into a room-by-room, and overlay that with many of the items from Vatche's checklist (thanks mate!). As suspected, mostly it was just paint overspray, scratches, dents, and a couple of bad plasterwork fixes. Mostly just fiddly things that no-one would really notice. But when you're spending what is in essence 450K on a house, you want to make sure it is right. There are a few items outstanding, which we noted on the contract, and then signed the form then-and-there. This was mainly because between the two of us, we're in the house every single day of the week, and we note everything down and escalated along the way. You can't leave it until PCI to fix, imo. So, yep, we're now past PCI, awaiting the invoice, so that we can then pay the handover invoice. We won't get the key before then, and electricity, carpet, flooring, air con will not be in before then either. These SS need to be consistent, in my opinion. I think they maybe treat the knock-down rebuilds different to the house-and-land? I don't know, but it's a head-scratcher... Definitely going to be using Vatche's list myself at PCI (at this stage wondering if that's ever going to happen - lol ). Totally agree that you have to stay on top of things and visit the site as often as possible. We decided recently to see if the SS would be true to his word and call us every week to touch base instead of us having to chase him constantly - took him nearly two but given everything we've been told in terms of timeframes has been as least a week if not more longer it wasn't a big surprise! Really great that there aren't may big issues to be sorted out though and that you will hopefully have your keys in your hands really soon so you can get all the other bits and pieces installed and sorted and just start enjoying the house!!!!! I don't get the lack of consistency either between all the SS.... our situation is a bit unusual (a vacant block in an established suburb) so we didn't fall into either category! Currently consoling myself that it all seems so far away with furniture shopping but all the 12-14 week delivery periods we were told about have been much shorter so we are begging the stores to store stuff for us - we already have our entire house sitting in a storage unit!!! And you find that we can add something to the list, just let me know. Regardless of how good your SS is, I have found that plans I've signed for are sometimes not the same as what the SS is working on, as you never see the construction plans, just the approval plans. If you have a good SS, he/she will let you in and on regular basis to make sure that things are as to your signed plan, so he/she does not have to change things later, delaying and costing more money to M (I'm more for the delay). I remember another house on the thread, where the windows were not as to plan and they had to be lowered from the eaves and beams installed, delaying construction and costing extra headache we do not need. As to items being installed after hand over. I think legally if it is in the tender, then it is IN before handover. If electricity, gas, phone are after handover, how can you make sure the wiring has been done correctly at PCI?! Sure, the owner has to organise the connections to preferred supply companies of each service, before PCI or hand over. Having said that, more artificial delays can be introduced by M if you fail to follow their "no unauthorised site access" policy. Take my advice I know we all get excited each and every day, as it is our lifetime dream and hard earned money, for them it is a job. I've asked the SS several times, and even tried calling Sentinel to escalate installation of the alarm and the networking. They wouldn't do it until they received confirmation from M of handover status. I do know the pole and trenching is down for today according to SS, and the SS accidentally booked the flooring for tomorrow, so I'm happy about that. We're getting carpet upstairs and blackbutt downstairs, and apparently the carpet must be laid prior, due to the stairs being carpeted - something we'll change later when we can afford it. But the actual electricity connection is definitely done, for us at least, after handover, and we have to arrange it. I hope there is a rating or review of M's performance after everything is over. I'd like to see the consistency of items at PCI be uniform.
