When finally we bought our land all salespeople that we had communicated to before changed rhetoric about that (because before we targeted H+L and we approached them with our land). They said that when any builder sells house and land packages they know the land. They simply know there is no rock or no salinity or incline will be moderate, etc.. If they know these are rocky parcels of land -- they simply negotiate with the developer about lower price and then include 99% predictable extra cost into into the package. Of course **it happens and some surprises could still be. But for this they allocate about 10-20K in the price of package. In most cases **it just does not happen and this money is their extra income. That is why they all love to deal with H+L packages.

We got CDC approval, so things should start moving along now
