Im building in the Blue Mountains You do not need fire screens on sliding doors if you have shutters. My question. Is it possible to use awning windows in BALFZ or will the awning windows be sen to interfere with the operation of the shutters. I really don't think i would have my windows open during a fire and when I would want to use the shutters? I am wondering though about access roads into the property, there is only one bush track in and out and we are miles from a main road. Does anybody know if this can effect BAL rating? I remember reading or hearing that the fire trucks need to be able to turn around and that trees must be cleared from either side of the road for 30 metres and that the road can only be so long? Does anybody know anything about this? Any help would be greatly appreciated. Re: Info & tips for those building in BAL40 and Flame Zone 27Jul 08, 2018 8:06 pm I live in suburban Perth and bought a block in a new development of about 20 blocks of 400sqm in an older suburb. 5 of the block including mine back on to a thin area of park. One house was rated BAL-0, 3 were rated BAL-12.5 and mine has just been rated as BAL-FZ. I am in complete shock how can my immediate neighbors be BAL12.5 while I am FZ? All the blocks are 400sqm and next to each other and I am in the middle of a city. The developer said the block would be 12.5 and now we are faced with truly massive bills to build or try to sell a block that has become next to worthless because of this rating. How can I be rated the same as a bush block when I am in a housing development in the middle of the city with the highest rating anywhere in the development being 12.5. Learn from our disaster and even if you live in the middle of a city get a BAL rating done BEFORE you buy any land. We have a building system www.panelup.com.au which works really well in Bush Prone areas, our system complies to be used up to BAL-40 without any additional costs, you would be saving tens of thousands of dollars, plus you get very high energy rated home. We are based in Illawarra NSW but we manufacture and supply our system Aus wide, we have number of Builders using our system, but if we don't have a Builder in your area you can approach any local Builder and ask him to work with us, instead of ordering frames & trusses, they order complete house kit from us. We use Bondor SIP panels and Solarspan roofing panels. Any questions feel free to get in touch, hopefully this topic saves money to someone. We are looking at a block of land in North Kellyville NSW with greenery at the back. We always wanted a house with a yard overlooking open space/ green (not roof/room of another house). We found such a block but very worried about the BAL rating of the lots. As the trees are right at the last border of the block, are we looking at FZ or BAL 40 for the lot 2,3,4 & 5? There is an online tool, that can help you work out the BAL based on slope, distance and type of trees. I think it will be downgoing slope as the bushland turns into a creek. It would be a shame to import the windows only to find out they don't meet the standard and can't be used. A 'Flame Zone' window should be tested to AS1530.8.2. 10mm glass (float or toughened) will not pass this test.
