We extended the back of the first floor to add a WIR and make the room sizes a bit bigger. Now I wish we had gone another 500mm so that we could have accommodated all the things kids want in their rooms real first world problems! With regards to timing we were in the same situation as you we had signed the contact May 2014 and would have to handover site to M in Jan 15. We had planned a 6week overseas holiday and only returned in Jan. We requested an extension of 6-8 weeks and got it. If you have any concerns it is better to get the extension upfront to avoid any unwanted stress! It's actually 240 days (no allowance for public holidays, Xmas etc) It locks in the base price of the house, M increased the prices on the 6th July adding on an extra $6k, as well as any promotional offers/price like the Love Luxuries It starts at the point at which you paid the initial $2/$1.5k tender deposit. You've got 240days from that point to hand over your site to metricon to start build. If you miss this deadline, M can increase your build costs in line with their new prices at the point you do start build. Of course if you can show the delay is a result of M, or M delay, then you shouldn't see any increase. The clock is ticking so watch out! I've got until 25/2/2016 to complete design, contract, DA, move out and demolition.... Not much! viewtopic.php?f=31&t=78995 Since you havent accepted the tender, you can always ask for them to extend the 8 months deadline. They charge $1500 / month you want to extend it. And if you get all your approvals before your original deadline then they will credit you back the extra you paid to extend the contract. And also if for example, you extend your contract by 3 months ($4500) and you get your approvals on the third month, but the base price of the glendale has only increased by $3000 then they will only charge you $3000 not the $4500. We have installed a pool as well. Though it has it's challenges, I am glad we persevered with it. Somethings we did in deciding to install the pool. 1) assess if pool will add value to your property in the area by speaking to local real estate agents. The once I spoke almost implied a pool is necessity for a house our like ours 2) Read the M guidelines on pool installation. Pool's proximity to the house will decide when you can put the pool and what sort of cover/fence you need to instal etc. It can be quite overwhelming when u read it but it is doable! 3) There could be OSD implications if your pool is > 40,000ltrs. Are you considering fibreglass or concrete? However given the studio m appointment is only few hours you do need to go prepared. If you have a good idea of what colours and themes you are after that will make your selections ALOT easier. We spent 3 Saturday's in studio M prior to our appointment. Not mention countless hours on houzz and Pinterest! You can also get the studio m selections for display homes. Had the quote back from demoCorp, seems to be a fairly generic quote just shy of $20k excluding any tree over 3meters. I had expected a little more detail but I guess it's fairly easy to knock down, just the rebuild part that has sooooo many details! Found them really easy to deal with, our quote was quite specific included details of the house being demolished, garage, retaining walls, clothes line, all trees under 3m etc. I wanted them to include all the components in the quote to avoid any confusion. The only thing that can cause an issue/additional cost is if any asbestos is found during demo. Good luck with the tender. BTW - have you found a interior designer?
