How is everyone else going in stage 20?? hi Emily, Can I find out from you when was stage 33 originally due to title? We are stage 34, just wondering when to expect our land title. When have they told you to expect your land to be ready?? They told us when we bought the land that it's expected to title in Oct. looks like this is not going to happen. But I did see some pipings pile up at the corner of stage 34. So maybe the council is getting ready to install the infrastructure. kkhun For me in stage 20, the settlement was a couple days ago which is about right from what Somerfield estimated (late June to early July). That's really good. Not sure if it is common that land gets titled on time in the estate. She also said that she will call us on Friday (last Friday) with the date we will be officially starting. My issue is that it is now the end of business on Tuesday and we have not heard anything. We have emailed and called left messages and still nothing. It's getting very frustrating when our point of contact is not getting back to us or calling us with details when she says she will. Has anyone else came across this? How long does it usually take to start building after your land has settled? Sorry for all the questions. Hope to hear from some of you soon. Hi Emily, Sorry I'm not in the somerfield but next door (Cypress Waters), my land settled 23/4 and the build didn't start till 23/6 (with temporary fencing etc) So 2 months for me.. The hold up was the building permit cos there was an issue with the eaves and my admin ladies at the time went on holiday. I ended up contacted the sales person and he followed up for me otherwise it would have taken longer. I think you should keep calling them even try the sales person? Maybe there was an issue with the permit like me but in saying that somerfield estate is pretty standard, so it could be other issue. Hope you get an update soon. I totally understand how you feel!! it is frustrating not no knowing what's going on, on top of how much you want to move into your new home! Hang in there, keep trying! I spoke to our BC finally So the delay is that the developer has not approved our roof tiles. Four months ago we got a call saying we needed to upgrade them as the developer didn't approve them. But I'm not sure why it hasn't been approved and it's been four months Should I call the developer directly? I am SOOO over porter davis and my building coordinator who does not know how to coordinate anything. I don't believe anything she says. It's literally delay after delay. So we settled on June 30th and also have not started building yet .. same as above ^^ seems houses are popping up all around us. It took almost 5 weeks from when we settled for Metricon to tell us that the council required some other permit which can take another 30-60 days to approve before building permits can be issued. It seems that there was a lack of communication between the developers and Metricon as to who was supposed to organised this permit. Anyhow Metricon will be paying for this permit and have waived the $2600 kitchen upgrade fee which is better than nothing but we'd obviously have much rathered our frames to be up at this point in time *shakes fist* Re: Somerfield Estate - Keysborough 35Aug 30, 2014 8:38 am Phoenix, I feel your pain. Our dream to be in before chrsitmas has been ripped away. At least Metricon have given you some discount. Porter Davis has given nothing. They also told us last week that they accidently put in a drought garden instead of a formal garden on our plans. If we wanted to change it then we would need to go through developers approval again. Might I add it took the developer 4 months to approve our roof tiles that we had to upgrade to. They told us which ones we had to have and it still took them four months to approve it. I feel that since porter davis stuffed up that we should get a discount or not even pay for the garden that we did not want in the first place. You are off church road aren't you???? At least i'm still at home and am not having to rent. From memory I think you were saying you were living at your inlaws. You poor things hahaha. Lets hope we start building this week. I did email my building coordinator but of course no reply. Do you know of the delays over christmas? How long they are closed for? I can't believe that they won't waive any amount at all from their garden stuff up. Metricon initially declined our request for compensation but then approved it when we complained again a week or so later. Yes we are on the corner of Church and Cherryfield. Where abouts is your block? I haven't asked Metricon specifically about the breaks over the holidays but from what I've heard from others they usually stop a week or so before Christmas and begin again mid January. We've got no hope of getting in before then so I'm sort of deflated and don't care anymore. This last permit requirement has been a kick in the guts. We can't do anything about the garden stuff up. We just have to live with a garden that we don't want. I'm not going to change it and then have to go through the approval process again. it is just way too complicated. I am very annoyed that we still have to pay full price for something we didn't want and that they stuffed up. We are just a few streets down from where the old display homes were. So are you still waiting for the permit or have you been handed over to construction? I really hope you guys can start soon!!!! Well hopefully one day soon our houses will both start and then we can update with happy points and progress photos hahaha. Keep us updated with how it is going. I'm so sorry to hear this ((( I don't understand why u guys have to keep going back to the developers 4 approvals? We r building with Burbank, and they already did all that b4 the land settled, the only thing that held up our building commencement was the build permit from the council (took 8 weeks). Did u wait long between signing the land contract and the settlement? We waited about 7 months, maybe that's why it gave Burbank heaps of time to get all the approvals from the developers. Emily - does it say on the build contract what ur original garden was? U should put the complaint through or maybe say something like ur gonna pull out or something? Sorry I'm not an expert, just really think it's unfair! We r building with Burbank so far so good (fingers crossed), we r coming up to the fixup stage (cabinetry, painting, tiling, etc) hopefully finishing b4 Xmas. I was in the same situation like u guys - waiting for the build to start and everyone said once it's started it's very quick, so hang in there guys.. I think if u didn't wait that long between the land contract signing and settlement maybe that's why ur still waiting for the developers/council approvals.. All the best for both of ur builds..
