People in other bedrooms at night? or people in the living areas? You will always get some noise transmission from a second storey. A good design can minimise the impact. Is BT's slab any noisier or quieter than any other type of slab? I don't think you can tell until the house is completed. Maybe emacleo0 can shed some light. Otherwise put it to the test. Go to a display and have someone make noise upstairs and see what you can hear. Re: Our First Home... We will def be visiting a display home and getting the kids to 'road test' the 2nd level. We plan on having the kids rooms & activity room upstairs, hence my concern for noise. Re: Our First Home... Ben Trager, in The Vines. 24Apr 04, 2014 4:04 pm The slab BT uses is a 86mm re-inforced one (same as some other builders use for the main slab) on a steel truss system. This gives about 300mm between slab and ceiling below. I would think it will give reasonable soundproofing. Carpet and underlay upstairs will be so much quieter with kids playing. We didn't notice a great deal of sound transmission when we went to the old, small display in Southern River. The one in Baldivis is so large I don't think sound can travel that far. We def want all 3 minor rooms/ study and activity room upstairs, with the master bedroom/ theatre and open plan living room downstairs. The kitchen (with a large scullery) and living room will be at the back of the property, leading out to the alfresco. Not too keen on carpet with kids. We had that in our current house and pulled it all up and installed bamboo instead. Were thinking of direct stick bamboo (don't like floating). Probably will visit the Harrisdale display home this weekend as its the closest to our block in coogee. Re: Our First Home... I'd visited the display in the Vale (Ellenbrook) there didn't seem to be an issue with noise. They have a 101 Residential display directly across the road from it as well. Our cladding still isn't finished because of the balcony. However, it doesn't take long; a couple of days for the cladding and a few days for the render. We queried the price and asked if we could have a standard one of that size put in instead. They said that would be fine and that they'll check what the variation fee would be.
