Such as upgrades that your often told to just wait till prestart to make. Depending on the budget you might find it easier to add some width through the house to make the master the way you want it. With the 18m frontage you have some space to play with. What the orientation of your block? As SB said depending on that will determine if it will be easy or not to push out to eaves without worrying to much about the impact on the 6 star energy rating. We did something similar with our ensuite/WIR. Keep in mind the minimum size you want the actual bedroom to be which will make it easier for them to work it out. And I'm sure you could have any elevation of your choice, at a cost of course. It depends on how fancy the Madison is? If the Bravo only has a porch and the Madison has a portico then you'll be paying for the change in roofline, brick pillars and other brickwork. Is the Madison rendered? You may incur an additional cost for that too. Best thing is to meet up with your rep and have a bunch of questions for him. Most builders are happy to swap things around and as long as its internal changes its usually not too expensive, especially if your changing walls from A to B and not increasing them in size. Your rep should be able to give you most costings there and then or at least give you an approximate. Everything is do-able, just don't be afraid to ask. Have a look at all the other threads on here and how people have utilised their space. You will get some great ideas. We were going to pay have the whole house rendered anyway, which I hear they use the red brick to brick with instead if its all going to be rendered. The used utility bricks for all external walls except the garage. They are still able to render over facebrick so it won't cause any dramas if you don't want to pay extra to have the inside of the garage rendered. Especially for whole house (like Soakedblonde has done) . Painted render tends to look awful after a few short years. And my mum and dad get back from England on Wednesday after my nan passing away, so quadruple yay! Totally agree with this. I had no idea this stuff even existed but now that ours is done I can really tell the different between it and painted cement render. We didn't have to ask for acrylic, its all that Gemmill use, so I would think that would also be the case for Goodlife. To render our whole house cost $3,500 and the house is huge. It's your house and you need to get what it is you want!! Take your time and make sure you get things the way you want it. Also insist things are costed, not just told you can do that at prestart. Sales reps are great at saying, 'don't worry about it, it can be sorted at prestart'. It means you'll end up with a potentially hugely budget blowing prestart appointment and that would be devastating. Get most things costed, insist on it, make him work for his commission. As the others have mentioned, this means most of the cost is included in the contract. If you leave it till prestart, you will be left with a big out of pocket bill as prestart happens after you have gotten finance approval. We also got a few things "thrown in" as sweeteners (evap aircon and a $10,000 prestart allowance) to get us to sign. I don't think we would have gotten this if we signed up straight away. The bedroom/bathroom (although a completely rough example of what I want) is exactly how I want it. Going to ask about having the Madison elevation, the acrylic render, downlights, brick height, whether doors on the theatre & study would work, and shed placement on our block. Heres hoping we dont come away with broken hearts! So far adding the Madison elevation, completely changing the ensuite, full house render (and goodlife use the acrylic render anyway), increasing bricks to 31c in living areas, upgrading kitchen and having a recess in the theatre and making a few other changes like adding doors and cupboards and we are tracking on coming in well under budget! Our rep did recommend that we install down lights afterwards as it would be way more expensive otherwise, so got to do some research on that. Also decided to add a BBQ area bench with sink/tap in the alfresco. Sheds placement all worked out too. Very productive day, paying our block deposit tomorrow night so our 45 days countdown officially starts. We're getting our official costs back in about 3 days and then have a finance meeting Friday night - then we just have to wait for our contract - hopefully it doesn't take too long. So excited! A bit worried about leaving down lights till afterwards, but I guess if its a big cost saving its worth it. Forgot to ask about the cost of reverse cycle though - doh!
