Worried the furniture might look cramped in the family area on this one, we have 2 x 3mtr sectional sofas, one of the has a 2mtr return. L shaped. Also the counter on the island is only 800mm wide. HGWA Plan, http://i1335.photobucket.com/albums/w66 ... 1368787282 This is having an extra 500mm of kitchen counter put in next to the sink, so the whole island bench is moving forward as well towards the family ares. The scullery door is being moved to where the fridge is and the fridge is going in the scullery. Also the sliding doors to the alfresco are being made as big as possible to try and turn the wall into a wall of glass. This does not cost much as brink and glass cost around the same. If I ever build again I will be doing this and if the builder won't cooperate then bye bye. Might take a bit longer to get done but so worth it! Theres no point getting it priced if his highness does not like it. I looked at the one above on Monday. There is still quite a lot to upgrade in the Ultimate home, the gold package does not include any bottom cupboards in the scullery or laundry, just counter tops. The laundry has the tin cupboard/Trough. The shower screens are only fully framed and they still have that silly window in the Loo with mesh in it. (How does that ever comply with the 6 star rules). Also there is no aircon, tiling to living or window dressings. I have a feeling it may even work out more expensive than the ContentLiving one that comes with more in it. I was surprised it wasn't of a higher level as I live in a Peter Stannard house at the moment and although it is 10 years dated everything in it is great quality. We were originally going for a 430sqm lot with a 2 storey house but we decided the outside area is to important to us. We were going to go for the Rokeby by Ben Trager. They look like they build a really nice abode. Which model did you chose? We got the feeling the quality of the Ultimate Homes standard fixtures was quite good, (we visited The Yarra in Lakelands, Mandurah). When you're comparing against Peter Stannard most volume/mid-range builders would look a little below par. They're in another class. We were really impressed with some of the standard items from Ben Trager, (undermount sinks for instance) and they re very competetively priced. We're going for The Rokeby with a rear-facing, 2nd Storey balcony and an 10m2 extended garage. We're hoping to get the plans back next week. Ultimates prices arn't that much different from HGWA and New Gens ''Off the plan" base prices and their specs are of a lot higher level I read a thread on here somewhere where someone was saying they originally went with an Ultimate plan but her basic upgrades soon brought the price up to the level of a PS home so their Ultimate rep actually sold them a PS plan in the enad as it was cheaper. We have had a few friends build with them already and they could not recommend them enough. We have had the titles finally released for the land in October, Our Building planning permission has all been approved and our slab is due down before the end of Febuary. To get everything we wanted we did have to up the budget by another 30k, but I do believe we have everything I could of desired now. So we've rejigged some of the rooms to create an kids lounge, Ive removed the pantry so we can have a scullery area with an extra sink to hide those mugs the kids never quite manage to wash up and weve managed to get a shower room in for one of the sons, he was adamant he didn't want to share one with his "stinky brother". I like things fairly uniform so the kitchen is mostly Formica Misty Grey Gloss with the bottom cupboards in Laminex Washboard silk. The island is in Misty Grey as well. all topped of with Essastone White truffle counter top and a glass splash back in stainless steel colour. I was looking for a whitish cupboard colour that wasn't Polar white, but all the Laminex colours were quite creamy and had the effect of turning the tiles and essastone brownish. I wanted to maintain the soft grey tones so ended up having to pay for not choosing both colours from either Laminex or Formica, even though they come from the same place, ergh. The small tile is actually a sample from a 600 x 600 floor tile that is going through the hall and living zones. The Laundry, Ensuite 1 and Family bathroom are in Washboard Silk with the white tile, grey floor tile and border. Ensuite 2 is in Misty Grey as i thought the Washboard might be to dark with out a window in there. All of these rooms have the Essastone White Truffle tops and the laundry has the glass splash back. My husband thinks ive played it to safe, What do you think? I went for sorbet and more of a white theme but truffle was my next choice but didn't suit some of our other selections. From your description I thought you had chosen very grey colours.... but they are more gr-eige than grey (browney grey). I think you've done a good job. I think the choices you have made mean you can have splashes of colour with other things that you can easily change... and you won't be stuck with a weird colour that goes out of fashion easily. Content-Living have been great to us too. No complaints so far. A couple of little mistakes with the brickwork which are being fixed straight away and are really not a big deal. We're in Halls Head so other end of the freeway.
