As said earlier we are going to do our own site cut, and judging by these plans therefore our own retaining walls. I've gone up to our local Shire today (Baw Baw Shire) seeking clarification with regards to what permits I need. They tell me; 'It will state on your title if you need permission from the Shire to cut your block as it is res code 1'. This makes NO sense to me at all. I questioned this saying surely we need a permit of some kind for the retaining wall and she said that really should be part of the overall build permit. Should I be saying to fairhaven we'll cut it but you retain and build it, or should I be doing something different. I'm really confused as to what we might need to cut the block. I expect the retaining walls will require engineering due to their position and heights from the council website, which is fine my wife where she works has an engineer and I'm sure they wont mind doing that sort of work for us, afterall they're cutting the block. Update! Had a great conversation with out tenderer this arvo. As we are cutting so close to the fence permit is a must. We can get that process underway ASAP which is great. Having retaining wall engineers drawings done in coming week and then we can apply for a stage 1 - site works only permit and get our cut done while fairhaven finalise our tender and contacts. I'm hoping after this meeting we can work heaps more from email. It's only about 40 mins from my place to their office but a pain to lose half a day all the time. Can ill afford it in my business. But hopefully you will be able to do the majority away from the office and via email in future.. Not a problem at all!! Wasn't getting much help from the display consultant in regards to even getting a quote, I actually know the owner of Fairhaven quite well through my work (have known him since he work out on sites "on the tools" 8 or so years ago) so I went to him with my issues and be put me onto the sales manager it's not what you know, but who you know... so they say haha Building the Whistler, by Fairhaven. HELP! 28Feb 18, 2013 11:55 am Alright so back from our meeting. Went really really well. Tenderer was a great help, couldnt fault his advice. There were a few things missed and that we needed changed on the plans and in some of the kitchen layout but thats always going to happen. One weird thing is they put the 3rd car garage closest to the house, which I've asked to be changed. Seems weird to me. One other thing is that there was no credit for the tiles that we have deleted as we will be potentially supplying out own floor. I was told we should get a percentage of that back but no number, will know today. I find that odd, if they dont refund the total price of the tiles for all the main living areas and halls, surely they are pocketing the remainder? I'll see what percentage comes back. Other than that all really great. We are waiting on our construction company to draw up retaining walls and do the cut, and then we can proceed to final tender and contact! If we can have the cut underway in the next month we'll be probably in before Christmas but no promises. Really good today just have to keep on top of things! Fairhaven have now given us a near final tender. Nothing more they can do till we cut the block. I've contacted a surveyor regarding getting the permit and he rattled off a whole list of things I might need to do. Something about form 3 and 4, and 1507. I have an engineered drawing of the wall we need built, I have a site layout, isn't that all I need? No surveyor I have contacted has been helpful, where do I start? One also mentioned a possible protection of works notice and threw up what I consider some ridiculous numbers any help appreciated! Met. I'd also be interested to know what your costs come in at for the works to be done. What stage are you at just browsing still or further along? $5,000, you're lucky, I am building in the Oakleigh area I am copping an $8,000 "inner city zone surcharge"!!! We are currently waiting for our block to be cut by my wifes civil construction/excavation company. We had rear and side fences finished last week by our other contractor very happy with how we are progressing now. Once block cut is done another mate will retain for me the next day and then we can go to final contract or tender. Had a few calls from Fairhaven asking how we are going and how soon do we think we'll be done so they can get started... so thats good to know they are keen. Just want to get started! After issuing the notices and waiting, and waiting, and waiting we've today been granted our permit to cut and retain! Escavator moving onsite next Friday, my own builder/mate retaining it the following Monday and then we can get down to contract discussions with Fairhaven (finally)! Really big pain in the backside to do the cut ourselves however I'm happy to hear things can now start to progress thats the biggest issue we've had. Cheers, Met. Local fencer in Longwarry - Alby Fencing did it. Only thing is they are booked out about 1.5 months, though it may be less now. Was 65$ a meter. Very good finish, they also used a 35mm base board instead of 19mm so will weather heaps better. Couldnt recommend them more but it depends on how long you're willing to wait.
