With the builder he is doing all the solar panel pre-wiring for us as part of the build.. We just need to speak to someone who does solar and work out where the panels are going so they can do the wiring. We have also used an electric boosted-solar hot water tank before in a rental property. The house was about a year or so old when we moved in and the hot water system had to be completely replaced as it wasn't working properly. After that it worked ok but we had to still be very mindful of how much water we used. As when the part of the tank that was heated by solar had been used (which was more quickly in winter months) we had to use the electric section. If that were to run out then we would have to manually boost the system to heat up the water again electrically. This didn't happen heaps often but was always something to think about even when doing the dishes/washing etc. I've heard the gas-boosted solar hot water is much better though. I guess it depends on your needs and how big the tank is! Anyway sorry for the rant! We have just found out that we have been granted council planning approval!! Very surprised that it happened within a fortnight! Now time to play the waiting game for the building approval.... Installation included. How long did it take for lightsview to approve your plans? And how did you manage to get your plans approved by Lightsview if you haven't done selections yet? Well, that's the way it should be done! That's a great tip! If you read the design guidelines (I actually did that once.. woah) you need to use colours appropriate to the traditional landscape and architecture of Adelaide. We must be close neighbours! We defintely had to provide Lightsview with our exterior colour selections in order to obtain approval. They seem to be pretty strict, however, that just begs the question - how come there are so many houses with elevations that aren't exactly attractive!! It would also be cost. There would be many different budgets for each different land owner, and that can sometimes determine the look of the end result (maybe??) Update: Currently we are still waiting on final council development approval, however, our builder has said that it appears to be moving along nicely. In the meantime, we have been very busy going through our selection process. We had already chosen our exterior selections prior to submitting our plans to Lightsview. In the last couple of weeks we had appointments with the builder's suppliers for: bathroom fittings, flooring and tiles. Unfortunately we don't have any pictures to upload currently, but we went with neutral/light brown colours for most of our selections. We upgraded our bath and shower heads. The bath is much bigger than standard but it was something we really wanted and it's something that would be really difficult to change later on. Then we went back to the builder and discussed our selections with the designer, and then showed us our design drawings for the bathroom, en suite, kitchen and laundry. We were very impressed with what she has come up with (lots of cupboard space! ) and we hope to upload those drawings soon! In that same meeting, we chose our colours for the bench tops and cupboards. We have chosen white cupboards with a dark brown laminate bench top. We are getting a quote to see if we can upgrade our kitchen bench tops to Caesarstone, but I dare say it will be out of our budget unfortunately! My partner was quite overwhelmed with all of the different colour options, but I have to say I really loved every minute! Next we go back to the builder, where the designer will show us larger colour samples of our selections and we will be choosing all of our fittings for doorknobs and the like. Can't wait to get started on our build, there seems to be a few houses starting in our street already, but none of our bordering neighbours at this stage. Really looking forward to seeing the whole area come to life! We are no longer getting the builder to do the pre-wiring, cheaper to go through the solar company direct. It's a bigger system than we had first intended but we thought we may as well do as much as we can now as it will be more difficult later. Not sure if we are getting it done during the build or after, but we still have some more time before we need to have that sorted. As for the flooring..... well.... We made an appointment with the builder's contact for Sunday last week. When we got there he wasn't there and the only other guy there had no idea why we were there or that we even had an appointment. When we asked where the contact was, he said that he was on a flight. When we asked when he would be in, he kept on saying 'soon he's on a flight in now'. We thought he may have had to go interstate for an emergency or something but the other guy said it was all planned. So we were pretty unhappy that the contact had made an appointment with us at a time where he was not going to be there!!! We went through our selections with the guy who was there, we were happy with the carpet selection but were unsure about our choice of floorboards. We loved the 'Spotted Gum' but unfortunately that was way out of our allowance! At the time we chose a 'distressed' timber, but then decided that we didn't want that look. We ended up going through selections with the builder's designer for the floorboards. She actually showed us a larger range than the guy did at the suppliers and we have found one that we are happy with We have gone with Walnut - a medium-brown timber with slight colour variations throughout the grain. We decided to not go wool for the carpet, for similar reasons as yourself (the shedding) and the fact that it's not great for allergies and asthma - which my partner suffers from.
