Browse Forums Building A New House Re: Building in Shell Cove 21Jul 22, 2011 2:41 pm Hi Cathy & Bianca, Good to hear both your plans are comin along nicely. We too lived in Sydney when we were building and if anything I think it's more exciting. Our buidler caleld us every Friday with an update and then we would go down probably every 3 weeks and check it out - and it was more exciting that way - cos you could see the progress. A few times we drove down regularly and when you couldn't notice any change it was a little disheartening. As long as you have a great SS who has great communication - that is the main thing. I would ring my SS and say "oh I went down on the weekend and noticed that there was a crack in the glass window" he would reply yes and a new one has already been ordered and it will be installed on Tuesday. Our SS was so thorough and it definitly took the stress off it all. I am sure you will be fine and if there is anything you want pics of just private message me. Don't have our phone hooked up yet (all these things take time!) so I have barely been on the net lately. With all this rain our front yard is a mud pit!!!! My hubby has been out in the rain bucketing and digging as we have nto done our drainage or driveway yet..so there is just water and mud everyhwhere!! Our plans went to council on Thursday so we are now waiting for them to come back. Not really sure how long they will be in council for I am thinking about 8 weeks, Krissy what was your experience with Shell Harbour council. We have our colours selection appointment on Thursday to choose what is going in the interior of the house , so very excited about that. Krissy how are you settling in to your new home. Hope the mud has cleared up with this lovely weather we have been having. Bianca how did you go with the builders and how far are you from settling on the land. Must go for a drive down to Shell Cove in next couple of weeks as seems like ages since we were down there last. I just found this Shell Cove thread, so thought I would check how everyone is going Krissy congrats on the move, we knew you must be getting close! We drove past your place on the way to the beach on the weekend and it looks fab! Bianca, how did you go with your tenders? As I mentioned in another thread we have been so super happy with Hampshire Homes, we haven't really had a single hiccup so far (touch wood!) and the couple behind us on Brookwater Cres have also been really happy with Elmw00d and they are powering along Krissy may I ask how you went with your timber floors? We are looking for a supplier or at least and installer at the moment but would prefer to go with someone that comes with a personal recommendation - it's always hard choosing someone based purely on price and the sound of their voice when it is such a massive decision! Our SS was unreal, he would call us every Friday with an update and we found him so personal and proffessional. Even when I asked him really 'stupid' questions he never made me feel like an idiot! lol Sometimes I would call and say "oh I noticed this....", and he would say yes that is all booked in to get fixed on Tuesday - he would be 3 steps ahead of us everytime. My only gripe - was when we were at the sales meeting originally we asked for a balcony off our upstairs living room (above the alfresco) and they said they would only build one 1.5m in depth (small smokers balcony) we wanted a large entertaining one. Anyway so they actually reccomended we get another company to do the balcony and alfresco after handover if a big one was what we wanted. So that's what we decided to do. I have rang 4 companies and one I have even called 5 times to get a quote and still nothing!!!!!!!! Most annoying thing is my hubby drove up near bec's house the other day to find a clarendon home very similar to ours that has....wait for it..... a big balcony on top of their alfresco! I AM SO ANNOYED!!!!!!!!!!!! maybe they changed their rulings after us? I don't know...but ti would have saved us all this trouble.. And the other thing that was annoying was we wanted to EXTEND the size of our rumpus and when we got our plans back we noticed that the wall met the laundry which is what we asked for. Only after everything came back from council I had realised that the wall was just moved and so the dimensions of the room all remained the same. That annoyed me too. I wanted to enlarge it by atleast 1.5m to make it bigger. I could have redrawn it up and resubmitted to council but it would have cost more $ and wasted more time... so now I have the standard sized rumpus which is really small and very akward to place furniture. It's more of a kids playroom now (I am preggers and expecting 1st bub in december) so allocating it as the toy room has made me feel better about it slightly. lol Apart from those 2 annoying situations we pretty much had a dream build, no dramas, no hiccups and we are really happy with everything. Put it this way if I was to build again I would have no hesitation in going back to them that's for sure. And Bec - we LOVE our floors!!!! THey turned out exactly how I wanted them!!! We got select grade spotted gum. We went with Insight Flooring, they are based in Castle Hill but he travels, his price was $3k cheaper then the Timber Saw Mill and we are extremely happy with the results. I recommend them too. He will come down and show you samples etc. Let me know when you are down next and you can swing past and come see if that helps. Sorry to hear about yr rumpus and balcony, must be frustrating! Does anyone know of any building restrictions in shell cove? I don't know the proper term, but do they have a certain roof/facade etc they want you to have? And how long should I wait for plans at Shell Council? Someone told me the other day they are really slow as they're short staffed Oh, and is natural gas available? Havent even thought of it before now. Our builder has just completed one there and we have been by a few times to check it out Re the style of the build as you would know it needs to go through the Shell Cove architect team who stamp off on the plans before they go to council - I think it took 2-3 days to have ours approved, then it went through to SH council which took 13 working days (pretty good since it had to be on their website for objections for 7 working days). If you have a look in the envelope all your contracts came in, there will be a doc outlining what is favored by the architect team (from memory in our release it was preferably architect designed, lots of glass, natural materials and rendered.) Krissy or Kathy might remember what the title of the document is, otherwise if you give Ken or one of the team a call at the land sales office they would probably be able to send it to you, as each release has different requirements. I know our was quite specific with roof pitch and even colours - creams, greys or latte colours. Our quote from McDonald Jones has come back which were happy with. Now tossing up whether to get a bigger house, and pay an extra $25/week or just settle for the smaller/cheaper house and live comfortably, having enough money left over for nice Alfresco areas, shutters, landscaping etc. Tough decision! We can go walking with our prams together to lose the baby weight! haha I went past your house the other day and it's coming along fast! You must be really happy with everything so far! Sorry I only just your msg about you being down on the weekend today. Many weekends dave and I are down the snow but I will let you know when I am at SC on a weekend and you can come check out the floors if you like and come say hi! They aren't the high gloss (high gloss looks beautiful) but it shows the marks and scratches easily.. our floor guy recommended a matt/semi gloss which is better when you have small kids and toys! lol As for the council time, I don't think it took too long. i can't even remember so it must not have been too bad. And the regulations for the area do come in the envelope as bec mentioned. But your builder should go through all of this. E.g, our original plans only had the arch over the arched window, when our tender cane back our builder had gone through all of the requirements from SC to find that SC didn't like the arch and we needed another front thing on so we had to put an additional patio on. And if you live on a corner block or a block where people drive past the regulation is you have to have a decorator/feature or balcony not just bricks or a plain wall...some of these costs can be an additional 8k. Our patio cost us an extra 3k just to meet the requirements. But your builder will go thruogh it and let you know if there is anything that needs to be changed or added to meet the requirements. Well we have got our Construction Certificate and Masterton have 20 days from Tuesday just gone to start building on our block. So we are very excited that it is finally going to happen. Not sure exactly when they will be starting and it makes it hard that we are an hour away and will be visiting on a weekend to check up on the progress. So hopefully we have a smooth and quick build so we can move in to our new house. BKent how are you going with your build my next door neighbour at 6918 should also be building at the same time as us as they are just waiting for their construction certificate to come through. We hope to go and visit on the weekend as we will be down in Wollongong. I beleive we will be just up the road from you. Our lot number is 6908! We should have our construction certificate by the end of this week and they are talking about the peg out survey already! Cant wait for it to start. How is your build going? My husband did a drive by last week (we live in the shire so we dont get their very often!) and said the house accross the road is looking good. We are happy they are building a single story at street level so that it wont spoil our veiws. He also said your slab has been laid, that must be a releif! Frame is being delivered this week and they may start building the frame depending on whether they have finished on another job. We are from the Sutherland Shire as well and normally go down to visit our block once a week on a Sunday. Not long until you start to build then. Which house are you building?
