Although I did notice the kitchen splashbacks were not a standard tile and that is not included in the variations list. Nor are the electrical upgrades. Agree, the electrical upgrades, tiling upgrades, paint upgrades, carpet upgrades etc are not mentioned on the upgrade sheets at the display homes (they weren't for the Saville display homes at least anyway). I must say, after reading this thread, I'm feeling a little nervous/unsure if I want to build with them now. I must say - I have already had some issues with them trying to get the CORRECT facade pictures/plans, which was quite frustrating. I have spoken (briefly) with one person who built with EB and they were happy with the build etc etc... Now I'm quite confused. Is there anything I should look our for? Has anyone had issues with their rental guarantee? Does anybody have anything positive to say about Eden Brae? Surely it can't be all bad... From what i've been told, their rental guarantee is not bad ... the sales consultant at the Ponds mentioned $450 a week , which i think is awesome! the other home like Rawson only willing to pay out $1 per day. We are also building the cambridge but the 29 and then we have converted the single garage into a room and added on a double garage. So far our experience with EB has been ok. All the staff we have been dealing with have been very helpful and friendly. My only complaint is not been able to do colour selections etc outside of working hours. There are a few other topics that have helpful hints but I am not sure how to post links to them here. They claim in their advertising material : Eden Brae prides itself on the quality of its workmanship, delivery of its products and focus on customer service ......hassle free building process....superior quality workmanship, service and inclusions. We would dispute those claims with examples of stuff-ups in our build. I can tell you with all certainty that, if you have a fantastic CSR & an 'on the ball' SS, you will have a fantastic experience. You will have a build with minimal problems. Unfortunately, whether you have those 2 significant people on your build is PURE LUCK & therefore whether you have a great build is PURE LUCK! If you don't expect miracles, you won't be disappointed. Your CSR & SS are each often handling upto 20 clients at a time. With that number of builds, you can imagine how stretched they are. Consequently, they will make errors or allow them to happen We had a fabulous CSR. She was fast to answer emails - usually within a couple of hours. She knew how to answer our queries or atleast got the answers if she didn't know them. We had 3 SSs who were over-stretched & often overlooked issues on our build, which we had to bring up ourselves & even then some errors remained. What I'm saying is don't be snowed by their PR. Yes they have some great house designs, but I would put them in the same basket as most other volume builders. If their house design works for you then go with it, just go with it WITH OPEN EYES & not with rose-coloured glasses. Reason for the change of SS was 1st SS was overworked and couldn't focus on my build! WTF!!! The fist question I asked of the 2nd SS "How many houses are you currently building?" Answer - 26. Get ready for SS voicemail hell is all I can say. I would never build with a volume builder again - all hype and glossy promises that mean very little at the end of the day. Communication has been OK via email but returning phone calls was initially a little problematic but seems to be no problems now. Purely just missing each other ont he phone all the time. Did you have the Tyrrells inpections inlcluded in your build? Are they reliable or is it just a token from EB and we'll find a clause in the contract that will prevent us from using the info to take action for any serious defects that may be found? I was sceptical about their ability to be unbiassed as they are paid by EB but DH was impressed with their observations. Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: EDEN BRAE HOMES BUILDING EXPERIENCE - good and bad 34Apr 23, 2010 8:12 am my advice from the start of your build keep everything in writing. even calls to your SS, follow up with an email saying 'as discussed over the phone'.....even if your ss doesnt reply to your emails it gives you a record of communication as well as knowing that EB have received the info you send! this has helped me out on several occasions. if it wasnt in writing its your word against theirs which doesnt get you far. tyrells picked up on most things the independant inspector found. the independant inspector gave me that reassurance i needed though. dont let your SS walk over you and always check your contract to see whats really included and not half the work done and claimed as complete - particularly tiling and kitchen work. take as many photos as you can. if problems arise you have proof and dated images. eg now im at end of maintenance period they could question was it me that did some damage or was it the builders from 13 weeks earlier? i have dated pics i could show them if they chose to question - lucky they didnt! also print a copy of the standards and tolerances book produced by VIC government and endorsed by fair trading NSW as this shows whats allowable in terms of tolerances eg tiling, gaps between doors and walls etc so if your SS tries to walk over you just get out the book and show them then thay have no choise but to fix!. goodluck everyone mel Re: EDEN BRAE HOMES BUILDING EXPERIENCE - good and bad 35Apr 23, 2010 8:26 am of what mel has said... however, wanna know, with 3den br@e, how you go for the color selection and things like which taps and stuffs... like in metr1con you get the category 2 with your house but can upgrade going to Studio M and choose colors and things... It was originally due in February, then March and now late May! Very frustrating, as we're all set to go but held back by this. Now EB are passing on costs to us (for every month that we're delayed by the Blacktown Council) to extend our contract which I didn't think was fair, but we're bound to their terms!!
