Re: Anyone building at George's Fair, Moorebank? 22Apr 09, 2010 6:36 am I was in the shire for about, ummm, 20-odd years, then we had a place at East Hills for a couple of years which we sold to finance the land and the build, so am currently back in the shire squating at my parents house. Good to see some more GF'ers here on the forum. We put the deposit down on the land in June last year, and have just had site start 2 weeks ago today (and all we have had happen is to be scraped and have temp fence and portaloo delivered, how's that for progress?) I have actuallh heard that they are selling the land behind flower power down the road and are going to redevelop it into a shopping district, with possible restaurants etc along the waterfront The shops where curves is is also being redeveloped, to have a new lot of shops and a unit block as well. Also heard they are ripping down the complex where woolies is, and building a new shopping centre as well. All in all, plenty of work is going to be done to the area, so I don't doubt that the value of properties there is going to rise by a fair bit in the next few years when it is all done. I have not heard that one, but if it's true, I'll be doing cartwheels down the street ![]() The small group of shops across the road from GF (including the restaurant Davo's) was definitely going to be redeveloped - better shops with apartments on top - the plans etc went to council, but no more has come of it - ran out of money probably. Hope it still happens. Last I heard the land behind Flower Power (the concrete processing plant) was going to be another housing estate (The Sands or something like that), but shops and restaurants work for me! But new 'waterfront' restaurants sounds superb! I hope they don't build 'units' nearby... i don't like the sound of that.... and yep, I'm glad they're going to refurb Moorebank shopping centre - I hate that centre as well. We have chosen a builder, house and have finalised our plans. Now we are working through colours. Has anyone been in contact with Georges Fair regarding a likely date of completion for the subdivision works? We were initially told late April, but was there on the weekend and ker and gutters are still yet to be completed. We weren't impressed to find out the land will be delayed, but what can you do? GF is such a lovely place, so I guess it will be worth the wait. Yay! Im glad they are redeveloping the Moorebank shopping complex. It cant come soon enough as far as Im concerned. Hey, maybe I might shop there if when they do that. Didn't mean to bug you... ![]() ![]() $550 is a good price for landscaping plans (believe it or not) that's what we paid for ours. They did a good job too. Our plans have been approved by the developer and we're now in council, but won't get a yes or no until the land is registered, so that is VERY annoying..... seeing as though it seems like it will be 2045 before our land will be registered!!!!!!! Interesting about not being able to get approval from Liverpool Council. I actually rang them up the other day and asked if we could lodge our DA prior to the land being registered, and they said 'yes'. Surely they could give some sort of conditional approval. Did you have any problems with getting developer approval? Out of interest, what bricks do you choose? Which is VERY annoying!!!! So if you need to make changes, there will be more delay. The developers are very quick with their consideration of your plans... we had ours back within a week. Oh I love the Choc Tan brick!!! That's what we initially wanted, but it was an upgrade and we just couldn't afford it so settled for Brown Escura Velour... not the same, but it was better than paying an extra $5000 ![]() There are a few houses with Choc Tan bricks at GF and they are SOOOO beautiful!!!! We are shortlisted three (3) bricks - Smooth Face Choc Tan, Smoot Face Brown and BROWN ESCURA VELOUR. Our colour consultant has not come back to us with price so we may still change our minds depending on how much it turns out to me. We still have a few $ in the budget. Another option may be to use a Smooth Face Brick for the facade and a cheaper option for the side elevations and rear. Those are the EXACT 3 bricks that we looked at as well and the only reason we went with velour is because it was a standard option! We had already overspent on inclusions so had to cut back HAHA The choc tan is my all time favourite though - i LOVE it!!!!!!!!!! There's a house at GF, single storey corner house with a colorbond roof, and white plantation shutters - I LOVE their colours..... We are still waiting to find out how much our velour bricks will cost, but Im expecting it to be around $2-3k. I could be in for a nasty surprise though. I LOVE the Choc-Tan and Brown smoothface. Back then, I was focusing more towards the North West Area (The Ponds, Stonecutters Ridge) and will try to wider my searching area a bit more. I'm just trying to catch up with what's GF got to offer and sure every estate has it's cons ... I guess if I can summarize, hopefully someone be able to shed a light on my questions: 1. First thing first, do you think we're a bit late in entering the race to get land in GF? Or is it still at early stage? 2. I've been reading this thread and noticed that GF sales center is a bit poor in their response .. I was wondering what's the process of land release in GF? I spoke to Jacklin this arvo and was advised that I just need to send her an email and she will add our email address to the distro list and if there's any land releases, she will email us .. is this correct? I guess the reason why I asked because I'm pretty sure I've register my interest a few weeks ago but I haven't been notified of the recent Dream release ... any of you guys have experienced the same? 3. Internet - how's the internet? can ADSL2+ enter the area? Foxtel? Telstra cable? 4. WaterTank - Does the area require watertank? or does it use recycled water? 5. I've also noticed that the design restriction in GF is a bit blur .. they won't tell you upfront .. is this the case? But I guess would this be fixed with most builders having "Fixed Price Tender" in their contract, would it? I understand that few things can come as extra variations later on and they're uncontrollable e.g. extra power point, plumbing etc ... does anyone has the design guidelines documentation for GF? 6. Last but not least, what's your thought about GF overall? I guess it's better to hear the bad things first .. and hopefully they won't put us off. Sorry about the long winded questions ... No, you are definitely not late in the race. They only release a few blocks at a time, in different stages. So new blocks come up all the time. There's going to be around 950 homes once it's all developed, and there's only maybe 100 currently there, so plenty more to come. 2. Yes, registering your interest to be notified by email is a good idea. That's how we came to know about our stage being released. We got the email on the Friday and went in on the Saturday morning and put the deposit down on our block! If you haven't received any emails yet, then yes chances are you might've been missed so if I were you and were serious about buying in GF ring them every week to ask when the new release is happening. 3. Not sure about internet connectivity, but it's a fairly large estate and i'm assuming internet will be readily available. Check with the sales office though. I'm pretty sure from memory I did ask them a similar question and it was answered in the positive. 4. Each home has to have a water tank. We have a slimline unit which doesn't take up much room. I actually think this is a requirement of ALL new homes in the local council, not just GF. Actually, I think you will find most councils require this. 5. Yes, there are design guidelines. But the good thing is there are only 6 builders contracted to build at GF and they are ALL aware of what the guidelines are so you shouldn't have any problems getting your house to fall within the guidelines. The main guidelines include each house being a mixture of materials (e.g. brick AND render, or brick AND cladding), only Boral products can be used (bricks, pavers etc), all houses have to have the same type of masonry letterbox built by the builder, rules for articulation of the house, Verticle front windows, etc. The "facades" that you can choose from have been chosen by the developer, like for example the house we chose with M, only 2 facades were allowed as they were deemed to fit within the architectural vision of the estate.... however, we could choose all the colours etc. At first, they seem onerous but at the end of the day it is the reason the estate looks so good!!!! you won't be getting any orange houses with eye-sore letterboxes!!! The builders have factored in the design guidelines, so don't let it bother you too much. Email Jackie she will be able to forward you a copy of the design guidelines. 6. I would like to ask further question on point #6, why does it take that long to register the land? from my observation, the Ponds estate or Stonecutters Ridge down at North West district, the period between the purchase and registration of the land only took between 6 weeks (standard) and 3 months (max). Another questions that I can think of: 7. Schools and Shopping Centre - I heard that Schools and Shopping Centre are within walking distance ... is that true? by looking at the master plan, I don't see any future retail precinct in the estate. 8. Public Transportation - my wife works in the City and she doesn't drive, do you think it will be hard for her to go to CBD from GF? Is there any public transport that can takes us to the North area (Ryde) or West Area (Parramatta)? 9. I also heard that in GF there's a Bush Fire restriction ... how will this affect in the cost of building the house in GF? and I guess the other question is how frequent/severe the bushfire can be in the area? Off course we don't want to build in area where bushfire often happens and we don't want Black Saturday to happen in the estate.
