Our bank just gave us pre-approval today, conditional on them receiving the final contracts, plans, and concil approvals etc. Found out from builder today that the final contracts will only be ready in mid-Jan (was supposed to be before Xmas) and only then will be sent for council approval, but that only leaves us with less than 2 months to get Council Approval plus anything else before our pre-approval expires! My builder is Ideal Homes who have been excellent so far. My title won't be available for another 3-6 months yet so am saving furiously to get some extra funds for the loan when I have to start making payments until then, my poor credit card has been in overdrive to pay deposits and such Really excited about it and am farming ideas before prestart from this forum and elsewhere. I'm also in Vertu Estate, Harrisdale. We sent our final bank docs back today and once settlement of the land goes through we can get a slab down! Our file is already in scheduling with our builder (New Generation, part of Summit Homes) and we have our building permit, so we are all ready to go once the bank lets go of the money and the land titles transfers. Obviously we're over the moon about it, but totally unprepared for what needs to be done. Ours were posted out to us to look at first and then we went in and signed (as the builder needs to be there when you sign as a "witness"). Don't stress too muc over it, most of it is 'technical' talk, but you are allowed to take the time to read it thoroughly and ensure everything you understand is correct and anything you don't understand you can ask about. Just make sure you understand how many days you can expect completion, the progress payment schedule etc, the cost of making changes after prestart etc. as they are different from builder to builder. I have also built in Burtonia Gardens, am moving in at the end of the month I have also checked out the pub and agree it is a bit $$$ for a pub but I think a meet and greet is a great idea. Not to mention the fact I drove past at 9.30pm the other night and the place (and bottle shop) were closed.... I didn't know bottle shops were allowed to close that early.
