my infatuation moved over to another house design by a different builder

Just curious to know what house and builder you are infatuated with now. I'm guessing we have the same taste.

we were only really looking at the Windsor 40 at the time... now we're going to be building Impression 38 MK II by Wisdom Homes, we modified it a bit to make it a 39 and extended the alfresco slab as well!

during the time we were looking at Wisdom home designs, they brought out the Manhattan Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ but too much out of our budget ::cry::

Those plans look like the Manhattan 42, which I quite like. Shame they don't have this house on display. I would love to see it.

Love the Windsor, but am in tender stage for the Madison 42. Though if you can afford the Windsor - go for it, it fits much better on your block (am assuming its rectangular) and gives you lots of private space.

Love the manhattan too!!

As for bathrooms - perhaps you could convert a couple into wardrobe space. Wardrobe space always nice to have!

I'm trying to decide on whether the builders package offered by EB is a good deal. Almost $60,000 difference between that and the base price.

Any comments?

I would have had to pay on top of base price
BASIX $6000
Site costs $14,000
Other connections/fees (extra on top of what they offer in base price) $1500
Piering $3,000
Alarm $1500
Flyscreens $700
Tiling allowance @ $25 $10,500
CArpets $5000
Stencil driveway $4800
Stencil alfresco $1600
Total 48,600

Our package price was 276000 vs base price 225000 - $51,000

And there might have been some other additions that we dont know to base price, so in our case the package price was justified.

I doubt our site costs are going to be anywhere near $14000. Our block is flat and has been classified M.

At this point in time I'm leaning towards the base price and then doing everything else ourselves except for alarm, insulation, sarking and basix. I think I could save some money here.

hey digga,

our block was flat - only 0.25 gradient, but soil classification was H.

Dunno if that makes a difference to the site cost.

Definatly, if your spending so much money, why not pay to have an independent inspection done. I know that regardless which company you use, an inspector is guaranteed to find flaws. Also better to find them as soon as you can so they can be corrected before its to late and you have issues getting the repairs done.

Its a no brainer for me

We have decided to follow through with the construction of the EB Windsor 42, even after we seen some scary stories. I'm assuming you get this with any builder.

We spent a few hours with the sales person and selected all the options and variations we wanted and paid our $500 deposit.

We've been told that it will take 3 weeks before we receive our fixed price tender.

Hopefully the site costs are minimal and our variations are not too expensive.

Troy - congrats!

Every builder has scary stories out there - but I use them to make myself more aware of any issues that could happen and I was pro-active on any of those issues to make sure it didn't happen to me!

Stonecutter is so right. It's just the nature of this industry that things go wrong. Take on board as much info from this forum that you can & use that to arm yourself.

+1 I got a bit worried about all the stories of things going wrong, but then if you look at how they are handled, then it turns out OK in the end (most of the time). The great thing about this forum is that you can learn a LOT and be more informed and ask questions when unsure

Our fixed price tender has been booked in for early next month. A bit later then what we were told by the sales guy. Off to a slow start already.

I requested that I meet up with the surveyor and engineer when they assess our land. The surveyor has just been and told me that everything looks good with the land. Not much cut and fill and electricity, water, telephone etc is close by.

All looks good so far.

The tender has been signed today and we have now progressed to the working drawings stage.

At the tender appointment we got a bit of a shock when we seen the site costs and a few variation prices. Some of the variation prices were bordering on ridiculous but they weren't big wants anyway, so we just deleted them.

Contract signing is in a couple of weeks, so hopefully that all goes smoothly.

I don't know if this is anything to worry about but I have been sending emails and phoning the person who presented our tender. They have been unresponsive all week. I know that they are at work however it seems like they have gone all cold on me.

Contract signing is next week and I need all my questions answered preferably way before then.

Anyone else experienced this with EB?

digga123, thats pretty much par for the course with EB. You need to keep on them to get some response. I actually got to the point where I left a clearly annoyed and cranky voicemail and the service improved from there.
I have had to "ride them" to get variations done, to get the DA lodged with the estate on time, then to get the DA through council etc.
If it wasn't for us we wouldn't have got the DA out in time and we would have been timed-out for our contract period and then have been subject to price increases. Be very careful about the start date they put in the contract - it is not guaranteed and is subject to a lot of things. Make sure it is later rather than sooner to avoid price increases.

Hi digga,

It looks like a good plan. That is a lot of toilets to clean though!
Nice size laundry.

Good luck with whole building process.

Our modifications to the upper floor means that the ensuites (besides the main bedroom ensuite) get eliminated and replaced with 1 main bathroom. I wouldn't want my wife to be cleaning that many bathrooms as well.

We will be making the laundry smaller as well. It's way too big as it is.

Digga, do you have a copy of your floorplan? We're looking at building this house, but with 2 young children, we need a bath, so decided to eliminate the ensuites (except for the main bedder), make one main bathroom with separate toilet and a bath, and was wondering how it looked.

We wont be changing the size of the laundry.... i need all the room i can get! LOL
